SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, DR. ALFONSO L. BITOY, JR., MD, of legal age, Filipino, married and a resident of
Lourdes St., Carmelite Road, Bajada, Davao City, do hereby name, constitute and appoint
GJ MONARK D. ARGUELLES likewise, of legal age, Filipino, married, and a resident of Panabo
City, Davao del Norte, Philippines, to be my true and lawful Attorney-in-Fact for me and in my
name, place and stead, to do the following acts and things, to wit:

1. To process and transact before the Bureau of internal Revenue, Department of

Agrarian Reform, and Registry of Deeds of Davao del Norte, and appropriate
government offices and agencies relative and pertaining to the transfer of
registration of that property covered by Transfer Certificate of Title No. T-
59729;
2. To sign, endorse, execute, claim and receive any and all papers and documents
pertaining to the above mention authority;
3. To perform all acts necessary and requisite in carrying into effect the authority
above given.

HEREBY GIVING AND GRANTING unto my said Attorney-in-Fact full power and
authority to do and perform all and every act necessary to carry into effect the foregoing
authority as fully to all intents and purposes as I might or could lawfully do if personally present
and hereby ratifying and confirming all that my said Attorney-in-Fact shall lawfully do or cause
to be done by virtue hereof.
