DEED OF ASSIGNMENT AND TRANSFER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This deed, made and entered into this ___ day of __________, 20___ at the City of
Pasay by and between:

EMILYN C. HULT, Swedish Citizen, of legal age, married to Sven Erik Hult
and with postal and residence address at Elisetorpsvaegen 11D,
LGH1203, Aelov, Sweden 23233 hereinafter referred to as the
“ASSIGNOR”.

-and-

ABELARDO P. FLORES JR., Filipino Citizen, of legal age, married to Myra

T. Flores and with residence and postal address at Block 18, Lot 7A
Seamens Village, Barangay Sampaloc 3, Dasmarinas City, Cavite 4114,
Philippines hereinafter referred to as the “ASSIGNEE”.

WITNESSETH that –

WHEREAS the ASSIGNOR, is the buyer of a 1 bedroom unit with balcony located at
Shell Residences Tower C, Unit 1448, Epifanio Delos Santos Avenue, Pasay City, Metro Manila,
Philippines and with an area of TWENTY SIX (26) SQUARE METERS more or less, covered by
CONTRACT No. 1000096811-9 of the register of Deeds of Pasay, registered in the name of
Abelardo P. Flores Jr;

WHEREAS the ASSIGNEE, has offered to assign all his rights, title and interest over
the above unit, as referred in said Contract to Sell and the ASSIGNOR hereby accepts the
assignment in accordance with the terms herein set forth;

NOW, THEREFORE, for and in consideration of the foregoing premises and the sum of
TWO MILLION FIVE HUNDRED THOUSAND PESOS (2,500,000.00), PHILIPPINE CURRENCY,
which the ASSIGNEE hereby acknowledged to have received from the ASSIGNOR, the
ASSIGNEE hereby assigns, transfers and conveys unto the ASSIGNOR, all his rights, title and
interest to the aforementioned property and appurtenant interest in the Condominium
project pursuant to this Agreement and the ASSIGNOR by these presents hereby accepts the
assignment and agrees to be bound by the terms and condition of the Contract to Sell and
the rules and regulations, and restrictions to the said unit.

IN WITNESS WHEREOF, the parties have hereunto set their hands on the date and
place first above written.
