3.4 Physical scale or the magnitude of the project
Proposed project comprises 400 housing units in a 28 stories twin towers building
structure in addition to commercial, recreation and car-park facilities placed at lower floors
(podium level and basement). Household units secure entire space in each tower for continuous
twenty-three floors, starting from fifth floors to twenty-eight floor, while the fourth floor
facilitates swimming pool and other entertainment activities. Below fourth floor contains car
park slots and Building utilization equipment and maintenance rooms.
3.5 Major components of the project:
Facilities
Number of housing units available in the proposed project is 400 and those are belonging to 3
categories labeled as;
Type A category comprises 80 units with 850 Sq.ft habitable space floor area
Type B category comprises 200 units with 1050 Sq.ft habitable space floor area
Type C. category comprises 120 units with 1250 Sq.ft habitable space floor area
Average assumed occupancy in these housing units varies from 3 to 5members based on
superiority class.
Further the complex encompasses supermarket, swimming pool, gym, utility service machinery
and operators space, carpark &etc.

3. 6 nos. vertical transport lift
4. One basement floor
5. Backup generators
6. Wastewater treatment.
7. Fire protection and detection

3.7 Project process/s in terms of:

 Inputs including resources such as raw materials, water, energy used in


construction/operational phases of the project and source of such resources

a) During Construction Phase following machinery shall be used


Pile rig, Tower crane, concreate pump, material hoist, scaffolding, formworks, safety net, DI pipe
frameworks, gondolas, construction machineries and etc.

b) During operational Phase following machinery shall be used


Elevators, Escalators, Water pump, Blowers, Home electrical appliances &etc.

3.10 Proposed timing and schedule including phased development:

3.12 Will the development result in displacement of people or property: (Quantify)?


Site is bare land and hence no displacement affected

3.13 Will the development result in change of: way of life of local people?

In this area individual houses are hardly found, building complex is situated in a rapidly
urbanized area in Colombo suburb and building footprint spread exactly to basic surrounding
spatial limits of the premises.
However, there is a middle height (about 10 story) apartment building in the vicinity alongside of
the public road (new hospital. Road, Jayawardenepura). Therefore, impact on local people living
in this area due to proposed projects is normal.

3.14 Will the project has plan for future expansion with/without land/space: demands?
It has no foreseen any future expansion

3.16 Information and measures being considered to mitigate likely impacts of the project
cited under: 3.15

Treated wastewater effluent might have stricture with surrounding water body. Therefore,
treatment plant itself achieve water quality of effluent equivalent to time dilution factor
treatment level.
