SYSTEM MAINTENANCE
PRODEDURE & SCHEDULE

5.1 GENERAL MAINTENANCE & CHECK UP
OF AIR CONDITIONING & MECHANICAL VENTILATION
SYSTEM

5.1.1 AIR COOLED SPLIT UNIT


The following is a brief outline of the recommended maintenance procedures for
the air-cooled split units. For detailed instructions the operating and
maintenance manuals produced by Panasonic Malaysia should be consulted.

2 Months Generally inspect units inside and outside as A/C Unit’s ’s

a) Check for signs of damage, especially to filters Maintenance

b) Check for water leaks and air leaks.

c) Check condensate drains and drain pans to


ensure they are free to carry away condensate.
If cleaning is required, sterilize the pans with a
proprietary liquid sterilizer.

Warning: Dirty pans or stagnant water/slime


build-up could harbour bacteria, which would
create a health hazard. It is essential that drains
receive regular attention. Check drain trap to
ensure proper water seal is being maintained.

d) Check that drains are clear and free from


blockage.

e) Check that indicator light’s on control panels


and motor control centers indicate “normal”
mode.

f) Check for any undue noise from bearings fan


belts.

g) Check that there is no excessive vibration.

4 Months In addition to weekly checks carry out the following:

a) Inspect coils and remove any build up of dirt or


dust.

b) Check fan belts for correct tension and signs of


wear if any.

c) Check compressor pressure, ampere readings


etc. and compare with commissioning results.

d) Check operation of all safety controls.

e) Check the room thermostat setting to ensure


room temperatures where applicable.

Annually In addition to monthly checks carry out the


following:

a) Check rotating elements for wear.

b) Lubricate bearings etc. in accordance with


manufacturers’ instructions.

c) Check pressure, ampere readings etc. and


compare with commissioning results.

d) Check operation of all safety controls.

5.1.2 AXIAL FLOW FANS

5.1.3 CENTRIFUGAL FANS

5.1.4 MAIN SWITCHBOARD / CONTROL PANEL

b) Check switch selections and indicator lamps, Manual
replace any damaged items. Should there be
any signs of malfunctioning, investigate the
cause and arrange for its correction.

c) Test operation for all trip mechanisms.

6 Months a) Inspect and check the operation of all circuit


breakers and meters.

12 Months a) Check operation and carry out any necessary


operational and safety checks.

b) Look for evidence of dust or contamination on


isolating surfaces and for signs of discoloration
due to overheating.

c) Check all connections for adequate air


clearance between phases and to earth.
