PROGRAM
Client profile

The Cincinnati Nature Center is a non-profit nature education organization who


believes in personal experience, stewardship of the land and a commitment to
sustainability. They have recently acquired Groesbeck Lodge, a 1920s English revival
country estate to house the Center for Conservation and Stewardship. The Center
will act as a community resource by promoting research, developing education
programs and helping people become better stewards of the land in Greater
Cincinnati. It will serve those with an interest in land and water management,
applied ecology and environmental research - providing hands-on experience,
education and support for students, homeowners, landowners, scientists,
researchers, high school and college teachers and professors, land and water
managers, municipalities and community partners.

Location

Groesbeck Lodge is located on over two hundred hilly wooded acres within the
Cincinnati Nature Center in Milford Ohio just east of Cincinnati. The main structure is
surround by mature deciduous trees and the main façade faces south. There are
existing routes which connect the main building to event parking and secondary
structures including a greenhouse and shed.

The CNC would like the design for the CCS to embrace the historic style and
features of the existing building, preserving any significant interior and exterior
craftsmanship. Keeping with the missions of the CNC and the CCS, any new products,
materials, or workmanship included in the project should be as sustainable and
environmentally-friendly as possible – focusing on improved indoor air quality, energy
efficiency, and efficient material usage.

Building Codes
Occupancy Classification: Mixed-use Assembly OL: 50-75 people

Restroom Requirements: One men’s room and one women’s room

Egress Requirements: At least two exits on opposite ends of the building

No dead end corridors greater than twenty feet in length

Fire extinguishers, safety lighting and appropriate signage in all areas required

Exemptions:
Drinking fountain is not required if filtered tap or bottled water is available.

As long as one work station or private office and ADA accessible restrooms are
located on the main floor an elevator is not required.

ICC/IEBC 1103.5 Interior finishes. The existing finishes of walls and ceilings shall be
accepted when it is demonstrated that they are the historic finishes.

ICC/IBCE 1103.7 One-hour fire-resistant assemblies. Where 1-hour fire-resistance-


rated construction is required by these provisions, it need not be provided,
regardless of construction or occupancy, where the existing wall and ceiling finish
is wood or metal lath and plaster.

Clearances:
304.3.1 Circular Space. The turning space shall be a space of 60 inches (1525
mm) diameter minimum. The space shall be permitted to include knee and toe
clearance complying with 306.

305.3 Size. The clear floor or ground space shall be 30 inches (760 mm) minimum
by 48 inches (1220mm) minimum.

306.1 General. Where space beneath an element is included as part of clear


floor or ground space or turning space, the space shall comply with 306.
Additional space shall not be prohibited beneath an element but shall not be
considered as part of the clear floor or ground space or turning space.

307.2 Protrusion Limits. Objects with leading edges more than 27 inches (685 mm)
and not more than 80 inches (2030 mm) above the finish floor or ground shall
protrude 4 inches (100 mm) maximum horizontally into the circulation path.

307.4 Vertical Clearance. Vertical clearance shall be 80 inches (2030 mm) high
minimum. Guardrails or other barriers shall be provided where the vertical
clearance is less than 80 inches (2030 mm) high. The leading edge of such guardrail
or barrier shall be located 27 inches (685 mm) maximum above the finish floor or
ground.

Accessibility
402.2 Components. Accessible routes shall consist of one or more of the following
components: walking surfaces with a running slope not steeper than 1:20, doorways,
ramps, curb ramps excluding the flared sides, elevators, and platform lifts.

403.5.1 Clear Width. Except as provided in 403.5.2 and 403.5.3, the clear width of
walking surfaces shall be 36 inches (915 mm) minimum.

404.2.3 Clear Width. Door openings shall provide a clear width of 32 inches
minimum. Clear openings of doorways with swinging doors shall be measured
between the face of the door and the stop, with the door open 90 degrees.
Openings more than 24 inches deep shall provide a clear opening of 36 inches
minimum.

Ramps

405.7.3 Length. The landing clear length shall be 60 inches long minimum.

405.8 Handrails. Ramp runs with a rise greater than 6 inches shall have handrails
complying with 505.

405.2. Slope steeper than 1:8 is prohibited.

Restrooms

603.3 Mirrors. Mirrors located above lavatories or countertops shall be installed with
the bottom edge of the reflecting surface 40 inches maximum above the finish floor
or ground. Mirrors not located above lavatories or countertops shall be installed with
the bottom edge of the reflecting surface 35 inches maximum above the finish floor
or ground.

604.3.1 Size. Clearance around a water closet shall be 60 inches minimum measured
perpendicular from the side wall and 56 inches minimum measured perpendicular
from the rear wall.

Signage
703.4.2 Location. Where a tactile sign is provided at a door, the sign shall be
located alongside the door at the latch side. Where a tactile sign is provided at
double doors with one active leaf, the sign shall be located on the inactive leaf.
Where a tactile sign is provided at double doors with two active leafs, the sign
shall be located to the right of the right hand door. Where there is no wall space
at the latch side of a single door or at the right side of double doors, signs shall be
located on the nearest adjacent wall. Signs containing tactile characters shall be
located so that a clear floor space of 18 inches minimum by 18 inches minimum,
centered on the tactile characters, is provided beyond the arc of any door swing
between the closed position and 45 degree open position.

703.5.6 Height From Finish Floor or Ground. Visual characters shall be 40 inches
minimum above the finish floor or ground.

703.6.1 Pictogram Field. Pictograms shall have a field height of 6 inches minimum.
Characters and braille shall not be located in the pictogram field.

703.6.2 Finish and Contrast. Pictograms and their field shall have a non-glare finish.
Pictograms shall contrast with their field with either a light pictogram on a dark
field or a dark pictogram on a light field.
Universal and Barrier Free Design

The interior spaces of the Center for Conservation and Stewardship will be
designed to be as barrier free and universal as possible featuring a floorplan which
circulates and is easily navigable for all persons regardless of ability or age.

Entrances and exits to all spaces will provide maximum possible clearances as well
as appropriate signage for safety.

Changes in elevation will be mitigated with gently sloping ramps as well as


handrails which will be worked into and add to the overall design of the space
and not appear as an addition out of necessity.

Using traditional design strategies such as sensible space planning, circulation and
wayfinding will create an interior which is universal and barrier free to all
occupants.

The design for the center will be guided by the principals of universal design
founded by Ronald Mace at North Carolina State University and will include
equitable use, flexibility in use, simple and intuitive use, perceptible information,
tolerance for error, low physical effort, and appropriate size and space for use.
Sustainable Design
The design for the Center of Conservation and Stewardship will incorporate
products, materials, building systems and design practices in order to create an
innovative sustainable and environmentally responsible design which will be a
model for future projects and may qualify for LEED certification.

One of the biggest elements of creating a sustainable design with an existing


historical structure is to reuse and retain as much of the existing materials and
original layout as possible. The structure is constructed of fine materials including
fieldstone, wood and slate which are naturally environmentally friendly as they are
extremely long lasting, durable and will require very little maintenance.

All interior finishes and furnishings will be selected based upon quality, recycled
content, low-emitting materials, FSC certifications and the ability of the products
to be recycled at the end of there lifecycle.

Other focus areas for sustainable design include water conservation with the use of
low-flow faucets, waterless urinals, dual flush toilets, automated faucets and toilets
and the use of native plants and pervious paving on the exterior. All lighting will be
high efficacy dimmable LED fixtures which will be on timers or sensors to conserve
energy as well as window treatments which can be utilized to reduce solar heat
gain. Windows within the structure will remain operable to take advantage of
natural cross ventilation as well as quality views of the surrounding property.
Historic Preservation

Groesbeck Lodge being on the National Register of Historic Places means that as
much of the original structure both interior and exterior must be maintained and
the project will follow the guidelines established by the Secretary of the Interior’s
Standards for the Treatment of Historic Properties for rehabilitation.

Rehabilitation is defined as the act or process of making possible a compatible


use for a property through repair, alterations, and additions while preserving those
portions or features which convey its historical, cultural, or architectural values. The
Rehabilitation Standards acknowledge the need to alter or add to a historic
building to meet continuing or new uses while retaining the building’s historic
character (Grimmer 21).

All existing elements from decorative woodwork, iron accents, stone flooring and
windows will be maintained as long as it does impact the safety of the project. The
focus for these elements will be to clean, repair, stabilize, protect and to maintain
using non-abrasive products and skilled crafts people.

The driving force of this project is to maintain as much of the unique historical
character of the original structure while providing it with a new life as the Center
for Conservation and Stewardship for many future guests to appreciate.
Acoustics

The existing Arts and Crafts interior of the Groesbeck Lodge features many hard
surfaces including stone floors, beamed ceilings and plaster walls which would
not provide the best acoustics for an office interior or event space. To mitigate
this soft furnishings including area rugs, window treatments and upholstered
furniture will help to control the absorption, reception and transmission of sound.

Other design strategies which could be implemented to improve acoustics within


the office spaces include sound absorbing acoustic panels which could be used
for the open workstations as well as decorative wall mounted panels. The office
spaces could also utilize a decorative drop ceiling treatment if space permits
and does not interfere with the architectural character of the space such as
decorative beams or vaulted ceilings. The office spaces could also feature
carpet tile which would greatly reduce noise transmission as long as the carpet
tile does not detract from an existing flooring treatment which is deemed to add
historical character within the space.

All existing structural elements including windows, window casements, doors and
decorative woodwork will all be cleaned and repaired to ensure these elements
are fitted and sealed tightly to reduce unwanted sounds as well as to increase
energy efficiency within the structure.
The English Tudor Revival Style

Fieldstone Exterior Entry Hall and Living Room Staircase Landing

Groesbeck Lodge is an English Tudor Revival style home which is a style which
gained great popularity for American domestic architecture between 1910 and
1940. The style became synonymous with suburban architecture of the 1920’s
ranging from small cottages to grand estates. The style is a romanticized revival
loosely based on the medieval architecture of England's Tudor period between
1550 to 1559. Many examples of the Tudor Revival style include half timbered
stucco or masonry exterior walls, steeply pitched roofs, prominent gables, irregular
picturesque layouts and groups of leaded glass casement windows. Groesbeck
Lodge features many of these elements and is an excellent example of an English
Tudor Revival country estate which appears even more picturesque due to the
rustic and beautiful fieldstone exterior.

The interior of Groesbeck Lodge features design influences of the Arts and Crafts
style which appears very cohesive with the exterior of the structure. The interiors
feature oak woodwork throughout, built-in cabinetry, inglenooks, hand tooled
stone floors, beamed ceilings, plaster walls and custom ironwork by artist Marie
Zimmermann.

Adaptive Reuse Case Study | Union Station Hotel | Nashville, TN

The Union Station Hotel is the modern incarnation of the iconic railroad station
located in the heart of downtown Nashville. The Romanesque style building
designed by Richard Montfort originally opened in1900 was turned into a luxury
boutique hotel in 1986 (Union Station). The historic property is now owned by
Marriott Hotels and is known for its massive lobby which features a 65 foot vaulted
ceiling and retains all of the original stained glass panels, marble floors and
limestone fireplaces. The station which bustled with both passengers and mail for
over 60 years began to go into decline during the 1960’s and was eventually
abandoned all together when Amtrak discontinued service through the station in
1979 (History).

Union Station was designated a National Historic Landmark in 1977 which helped to
save the structure from demolition when the building was abandoned in 1979.
Metropolitan Nashville officials were quick to find developers to restore the iconic
structure and after an $11 million dollar renovation the train station reopened as a
hotel. The upper floors which were originally office space were reconfigured into 125
modern hotel rooms and 17 suites. The interiors of the main floor including the lobby
and waiting rooms were restored and retain much of the original décor. The massive
passenger train shed which had a clear span of 200 feet, the largest in the country at
the time, was unfortunately damaged by fire and was razed in 2000 (Union Station). In
2016 the hotel had undergone a $15.5 million dollar renovation to repair portions of the
structures exterior and to update the guest rooms making the Union Station Hotel the
premier luxury hotel in Americas Music City.

The Center for Conservation and Stewardship is a mixed use non-separated
occupancy as there will be multiple occupancy classifications intermingled within
one structure. Some areas are also multi-use so the occupant load has been
determined by the use that indicates the largest concentration of people.

Concept and Color Scheme
The Cincinnati Nature Center has just recently acquired the historic Groesbeck
Lodge, a Tudor Revival estate built in 1920, which is to become The Center of
Conservation and Stewardship. The design for the interiors will embrace the Arts and
Crafts style of the homes interiors by combining historically accurate details, a warm
color palette and environmentally sustainable materials. The warmth and historic
character of the buildings walnut woodwork, custom ironwork, built-in’s and stone
flooring will all be retained and will be the guiding force behind all other material
selections. The richly stained beamed ceilings, warm plaster walls, thoughtful space
planning, and eco-friendly materials will create a very inviting interior as well as
provide a model for historic sustainable design.

The warm neutral color palette was inspired by the homes Arts and Crafts interior
which will create a very earthy inviting space and contrast well with the dark
woodwork, stone flooring and ironwork throughout the home. The dominate colors
will be the light neutrals accented with Cherokee red, olive green and taupe.

Retail Space Option 1
The first layout option reuses the original restroom but it has been enlarged to meet ADA
requirements. The retail space includes two main display areas which are lit by adjustable
track lighting. This lighting option features an acoustical drop ceiling with fluorescent troffers
providing the ambient light, the LED track lighting providing both accent and task over the
cash wrap desk. An ultrasonic sensor would be used in the restroom, motion sensor in the
breakroom and solar sensors in both the retail and breakroom to adjust light levels.
Retail Space Option 2
The second layout also reuses the existing restroom location but the door has been placed so
it does open into the retail space directly. The door to the breakroom has been recessed to
meet clearance requirements. The lighting layout for this plan features a gypsum ceiling with
LED track lights providing both ambient and accent lighting, 4” recessed downlights providing
ambient lighting in the breakroom and restroom and two hanging pendants over the cash
wrap providing task lighting. Sensors would be used in both restroom and breakroom.
Retail Space Option 3
The restroom in this layout has been moved to the back corner to create more square
footage within the retail space. This design has an acoustical drop ceiling which uses
adjustable LED track lighting for ambient and accent lighting within the retail space and
fluorescent troffers in all other spaces for ambient lighting. All spaces are again placed on
sensors to automatically adjust light levels dependent on use and daylight levels.
Retail Space Option 4
This design features a built in cash wrap counter which is accessible from the breakroom and
display shelving has been added within the large east facing window. This design features a
gypsum ceiling using 4” recessed LED downlights for ambient lighting in all spaces and two
hanging pendant lights over the cash wrap for both task and accent lighting. The style of the
pendants would be reminiscent of the iron lighting within Groesbeck Lodge.

Retail Space | Justification
The color scheme for the first option was inspired by the rich earthy tones of the famed
Fallingwater residence designed by Frank Lloyd Wright and features his signature Cherokee
red along with an olive green and golden neutral. The carpet tile was selected for its
durability, recycled content, ease of maintenance and modern interpretation of a classic
textile. The display shelves and cash wrap will be finished in glossy lacquered green paint
which will also create an updated Arts and Crafts aesthetic within the retail space. Polished
concrete floors were selected for the breakroom and restroom as this is a naturally
sustainable material which would require little additional materials, labor and transport.
Concrete floors are also energy efficient in that they retain thermal energy. All paints for this
space were selected for there deep rich colors as well as being VOC free.

The color scheme for the second option was inspired by a wallpaper remnant attributed to
William Morris and features deep rich browns, greens and golds. The main design element
within this scheme is the abundance of natural woods seen both within the trims and the
hardwood floors. The trims, doors and casements will all be stained in a VOC free water
based stain and varnish. The wood floors are 100% recycled densified poplar stained in
walnut and finished with a UV cured acrylic topcoat for a scratch resistant commercial
finish. The doors and cash wrap within this design feature walnut stained stiles with artichoke
green panels for an authentic Arts and Crafts touch which will compliment the existing
interiors of Groesbeck Lodge. The suspended ceilings within the space give the
appearance of a vintage paneled ceiling as well as provide acoustical privacy and a high
light reflectance to reduce the need for artificial lighting. The glazed ceramic tile within the
restroom is inspired by the Pewabic pottery tile popular during the period and is made from
100% recycled content. All selections within both designs are manufactured within the
United States.

Event and Office Spaces| Justification
The color schemes, finish and furniture selections were inspired by the existing
interior architecture of Groesbeck Lodge. The main event space will retain all
existing wood work and flooring but the fireplace mantel will be redesigned to
feature back-lit stained glass panels which will bath the room in a rich warm
light. The textiles for this space feature earthy taupe and rust toned stripes which
were selected to reinforce a feeling of verticality. The ceiling between the
beams will be painted the artichoke green to lighten the space and make the
space feel larger. All furniture and textile selections are of the highest quality
and made within the United States which reinforces the sustainable
environmentally friendly approach to design.

The office and meeting spaces within Groesbeck Lodge are more
contemporary than those of the event spaces as these rooms will feature
carpet tile and workstations which are both ergonomic and made from
sustainable materials. The color scheme within these spaces will also
compliment the existing architecture but provide a balanced juxstapositon of
style.
