DEED OF ABSOLUTE SALE OF FORESHORE LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE, made and executed by and between: TELMA CABIGAS
CUYAG, of legal age, Filipino, married, and with postal address at Brgy. Piña, Cawayan,
Masbate, hereinafter referred to as VENDOR (Paraphernal):

DANIBOY VILLAGANAS, of legal age, Filipino, married, and with postal address at
Brgy. Piña, Cawayan, Masbate, hereinafter referred to as VENDEE:

W I T N E S S E T H:

That the said VENDOR is the actual owner of the certain FORESHORE LAND,
consisting of, Three Hundred (300) square meters, 15 x 20 sq.m. located at Brgy. Piña,
Cawayan, Masbate, covered by TAX DECLARATION NO. 10520 registered in the name
of TELMA CABIGAS CUYAG, more particularly described and bounded as follows to
wit:

That for and in consideration of the sum of ONE HUNDRED FIFTY THOUSAND
PESOS, (₱ 150,000.00) PHILIPPINE CURRENCY, receipt of which in full is hereby
acknowledged by the said party vendor, from herein vendee, and by these presents,
vendor hereby SELL, CEDES, TRANSFER, AND CONVEY FOREVER unto the said
vendee, their heirs, and executors, and assigns, all their respective rights and privileges
of the said property together with all the existing improvements thereon, that this sale
does not circumvent DAR, laws.

That the aforementioned property is free from any liens and encumbrances, and
that vendor hereby guarantees to defend their rights of ownership and possession of
herein vendee against any lawful claims of the third parties whomsoever, by virtue of
this Deed of sale. That all adjoining owners were notified of this sale, but they shown no
interest due to financial reasons.

That the parties hereby agreed to register this instrument with the Office of the
Register of Deeds, in the City of Masbate, under the provisions of Act No. 3344 as
amended.

IN WITNESS WHEREOF, the parties have hereunto set their hands this ____th
