SYNOPSIS

(ARCHITECTURAL THESIS)

MIXED LAND USE SKYSCRAPPER, MUMBAI
 Mixed land use skyscrapper means any combination of commercial ( e.g.
retail, office, and entertainment ) and non-commercial uses ,such as
residential uses ,mixed vertically. Mixed land use enables a range of land
uses including residential, commercial, and industrial to be co-located in an
integrated way that supports sustainable forms of transport such as public
transport, walking and cycling, and increases neighborhood amenity.
 Mumbai, being the most congested city of India, has to inevitably face the
boom of skyscraper construction. The city’s capacity to hold this event can be
questioned and rise emerges for a sustainable solution of skyscraper complex
development.
 This project will contain retail space(mall & open market), commercial
space(offices & hotels) residential space.

AIM
 To improve the infrastructure and quality of life of people living in Bhendi
bazar.
 To maintain the existing character of the place(commercial identity) by
incorporating Islamic elements like arches, jallis, lattice work etc in the
building design.
 To decongest the land and make better use of it by taking it vertical.
 To provide a unique high street shopping experience to ensure maximum
footfalls.
 To design a space usable by each age group person.
 To develop little surroundings to attract the people and improve the problems
around site.

OBJECTIVE
 To study how architecture contribute to the mixed use development.
 To design spaces which enhances the physical and visual interaction and
reduce isolation.
 To design spaces which bring closer to nature and harmony.
 Priority to sustainable materials and functional requirements in design, while
integrating services to it.

SCOPE
 Analysis and incorporating bioclimatic design principles for high rise mixed
use development.
 Analyzing and use new design techniques.
 Taking surroundings also in scope, studying and improving it and integrating
the building design character with it’s surrounding.

LIMITATIONS
 A part of whole site is selected due to shortage of time and handling it
individually.

METHODOLOGY
SITE LOCATION
 Site is located in South Mumbai.

BUILDING TYPE
According to NBC it is classified as mixed land use development.
PROJECT PROPONENT
 I want to design a mixed land use skyscrapper because i have an interest in
designing a space with multiple activities at a single place and moreover I
want to learn different aspects and issues countering the planning of mixed
use and give my design problem accordingly.
 It is also the future solution to the congested cities like Mumbai where such
projects can reduce the time to travel to workplaces and other amenities from
home.
