1
BACKGROUND

A survey of 75 Ansdell Road, London, SE15 2DT, was carried out on

22nd June 2016 at about mid day in good visibility conditions following
the instructions from Mr Adeeb, the architect for carrying out major
refurbishment and extension work on this property.
Purpose of the survey/ report was to prepare the structural proposal with
regard to its current condition.
The report is restricted to what was visible at the time of the survey as no
material testing has been carried out.
Number 75 Ansdell Road is a mid terrace 3 bed house, built before
1900s. The building is originally built as L shape. Main part consisted on
tile clad cut to duo pitched roof, Fist Floor (traditional timber floor),
Ground Floor (traditional timber floor Rear part originally consisted on
mono pitch roof but later (now) dormer is being added with flat roof at
the top. Front part is also being converted into loft with dormer at rear.
Originally, loft height was not enough, therefore, First floor and ceiling
lowered.
Front part is completely, ripped off internally to carry out major
refurbishment work. As mentioned above, it is very old construction.
Front and rear corners on LHS found de-jointed due to slight movement.

OBSERVATIONS

INTERNAL

The structure comprises of traditional cut to duo pitched roof. This roof
was originally supported off the external 215mm (9”) solid masonry walls
(front and rear) and the internal spine wall. The said spine wall removed
in the refurbishment work being carried out now, both in ground and first
floor. New beams are introduced across in First and ceiling levels to
support first and attic floor instead of spine wall.
Condition of this, over a century old property is in accordance to its age.
Although at some places, existing pointing looks repaired but still needs
attention. As mentioned above, front and rear corners on LHS found de-
jointed having crack width up to 15mm.
Both chimney breasts on RHS flank wall found removed in ground and
first floors and retained in loft where it is supported of steel beam
spanning front to rear.

EXTERNAL

Front facade wall is rendered not originally but some time later on. At
this moment no remarkable crack is found on out side of front and rear
walls which show that the structure is stable for long time. There is no
sign of distress to front and rear facade masonry walls.

DISCUSSION

The crack in the corners deemed to be relatively minor and stable at

present. This needs attention including necessary repairs. The subsoil in
the area appears to be highly shrinkable London Clay of the Eocene Age
but there is no remarkable tree in the proximity that could badly affect the
foundation.
Overall the structure is stable so far and cracks needs to be repaired using
HeliFix stitching mechanism.

6
RECOMMENDATIONS

1. The property needs over all refurbishment including existing crack. As

the refurbishment work is in progress, HeliFix stitching bars and grout
can be done without great efforts. HeliFix stitching mechanism to be
done in accordance to the engineer's details as shown under.

Corner mesh for rendering.

HeliFix stiching bars to be fixed in the made

grove using HeliFix bonding chemical in every
3rd course (@225 vertically).

Note: Building to rendered internally using

20mm thick 1:4 mortar and then skimmed

Typical detail of corner stitching.

2. During inspection, I was told that the new owner plans further
extension. Therefore, the whole property must undergo repairs
including rising damp. Damp specialist company needs to be engaged
particularly to deal with rising damp.

7
CONCLUSION

This is an over century old building, therefore, needs full re-

furbishment. However, the existing structure with proper maintenance
can be safely used for long term residential purpose.
