ARCHITECTURAL
 Room finishes and colors
General
 No-Smoking Signage to be installed in the entire building for e.g. in the common areas, near
fire exits, stair case, near entrances etc.

 Provision of adequately sized & easily accessible & clearly labeled containers for the
storage and collection of source segregated waste as recommended by Center of Waste
Management. At a minimum allow for separations as follows:
 Green container for recyclable plastics, glass & metals
 Blue container for recyclable paper & cardboard
 Black container for non-recyclable & non compostable waste
 Orange waste skip for the collection of landscape wastes.

Internal waste bins/recycle bins should have minimum capacity of 120L each and external
skips to have minimum 1,100L each. The location of the waste bins/skips for internal and
exterior use shall be as per Waste Bin Layout.

CIVIL AND STRUCTURAL

• No Asbestos Containing Materials (ACMs) should be used within the development.

SITE PLAN/ External Works

 General Requirements

 Where cover is provided by structures such as canopies or other architectural


elements, the outer surface of all the shading elements must have a minimum Solar
Reflective Index (SRI) of 29.
 Shadings to be provided on following areas according to below table:

 Landscape and Irrigation
 Demonstrate that a Natural Systems Design & Management Strategy has been prepared
that ensure the long term survival and management of the landscape and habitat areas
within the site and promotes:
 Soil Protection and enhancement
 Low maintenance requirements; and
 Low demand for resources.
The Natural Systems Design and Management Strategy must cover all landscape areas including
the management of:
 protected, mitigated or compensated assets (as identified under NS-R2);
 Plants specified for planting on the site to comprise native and adaptive drought and/or
saline tolerant species
 A water efficient Irrigation system must:
- Eliminate all surface spray components (except in public parks or playing fields);
- Irrigate only during non-daylight hours (except if sub-surface);
- Utilize mulch and/or soil amendment techniques to reduce evapotranspiration.
 An irrigation Operation & Maintenance Plan should include:
- Regular maintenance and operation efficiency performance monitoring;

MECHANICAL & FIRE SUPPRESSION SYSTEM

 General Requirement
 All refrigerants and gaseous fire suppression systems to be installed within the
project site boundary should have an ozone depletion potential (ODP) of zero.
 Separation distances between the outdoor air intake & any exhaust or discharge
points to have minimum distance of 5m as shown in the layout to comply with ASHRAE
62.1-2007.
 All exhausts should be located outside the defined public realm or as defined by local
code whichever is more stringent.
 All occupied areas in the building must comply with the minimum thresholds set out in
ASHRAE 62.1-2007 using the ventilation rate procedure or local code whichever is more
stringent.
 Contractor is required to demonstrate compliance with weighted average U-values prior
to the procurement of envelope components, through the provision of test certificates,
updated calculations & drawings.
U-values considered are as below:
External wall 0.28 W/m².˚K
Beam 0.28 W/m².˚K
Column 0.28 W/m².˚K

 Contractor to confirm that the COP values f o r C h i l l e r s s h o u l d not be less than


2 . 8 measured at ARI condition as specified in the AC equipment schedule prior to
purchasing with supporting third party test certificate at full load & AHRI conditions or
equivalent.
 Contractor to ensure that the AC units to have minimum IPLV of 12.5
 Contractor to demonstrate that the heat recovery efficiency of fresh air handling units
should have minimum of 55% as specified in the AC equipment schedule.
 Contractor to ensure that all zonal supply system where fan is remote from zone should
have system fan power of 1.2 W/l/s and where Zonal supply and extract ventilation units
such as ceiling void or roof units serving single room/ zone with heat recovery should have
system fan power of 2.0 W/l/s.
 Fan power performance of each system must conform with the relevant requirement from
below table:

 All CHW pump motors shall be fitted with variable speed drivers.
 All piping serving as part of cooling system shall be thermally insulated with a minimum
38mm insulation (base on insulation thermal conductivity of less than 0.039 W/m.K)

ELECTRICAL/LIGHTING
 General Requirement
• All energy sub meters must have data logging capability and be connected to a central
monitoring system so that information on the building’s energy consumption can be
recorded. The monitoring system must have, at a minimum, the following capability:

- Provide hourly, daily, weekly, monthly and annual energy consumption for each end-
use;
- Compare consumption to previous days, weeks, months and years for trend
analysis;
- Determine ‘out-of-range’ values and alert building operators to unusually high
Consumption; and
- Record peak energy consumption for each end-use.
- Sub meters shall be provided which enable a minimum of 90% of the estimated annual
energy consumption of electricity to be monitored and having the reporting systems also.
 Install Occupancy sensors/motion sensors in all intended for individual occupancy,
conferencing or meeting rooms, open plan office spaces and hallways or corridors as shown
in
the Lighting Control layout.
 All interior Lighting Power Density should not exceed the maximum allowable values specified
in Annexure 1- LPD Calculation.
 All exterior light wattages should match as per design.
 No incandescent lamps may be installed in the internal environment and all internal &
permanently installed fluorescent lighting installations must incorporate high frequency
electronic ballasts.

PLUMBING

 General Requirement
 Contractor to procure the water sanitary fixtures that do not exceed the values as
mentioned in Table 4: Water Sanitary fixtures performance requirements.

 Bathroom taps will have automatic controls with infrared sensors.


 Domestic hot water system to be delivered through solar water heater system with
capacities of 300L (Main Bldg.) and 160L (Ratification Bldg.)
 Easily accessible and clearly labeled pulsed output water meters should be provided, at a

minimum for the following exterior water uses i.e.
- Irrigation Systems
- Exterior Water Features

CONSTRUCTION DOCUMENTS
 Contractor to develop a construction & demolition waste management plan (CDWMP) prior to
the start of construction & demolition activities. The CDWMP must identify the materials to be
diverted from landfill and indicate whether the materials will be segregated on site or
commingled. If materials are planned for salvage the plan must indicate their planned use. A
minimum final recycling/salvage rate of 30% of construction and demolition waste (by weight or
volume) excluding hazardous waste.
 Contractor to submit a cumulative waste management report with each Application for
Payment with the following attachments:
- A record of the type and quantity, by weight, of each material
salvaged, reused, recycled or disposed.
- Total quantity of waste recycled as a percentage of total waste.
- Disposal Receipts: Copy of receipts issued by a disposal facility for CDL
waste that is disposed in a landfill.
- Recycling Receipts: Copy of receipts issued by an approved recycling facility.
- For co-mingled materials, include weight tickets from the recycling
hauler or material recovery facility and verification of the recycling rate
for co-mingled loads at the facility.
- Salvaged Materials Documentation: Types and quantities, by weight,
for materials salvaged for reuse on site, sold or donated to a third part
• Manufacturer information for all installed fixtures and fittings indicating flow rates and flow
regulation systems.
• Manufacturer information for all installed appliances including information on their water
use.
• Contractor to provide off site testing of prototypes for custom made cladding systems before
installation.
• Contractor to provide a review of standard product pre-testing certificate for pre-tested systems

before installation.
• Contractor to perform on- site water infiltration and air tightness tests of the building
envelope to ensure performance once installed.

APPOINTMENT OF INDEPENDENT COMMISSIONING AGENT AND COMMISSIONING


DOCUMENTATION
The commissioning agent is not involved in the design & construction & would be directly reporting
to the project Client/ Client representative & will be responsible to perform the following task, as
applicable to the project:
1- Heating, ventilation, air conditioning, refrigeration and its controls.
2- Lighting & lighting controls.
3- Domestic Hot & cold water systems.
4- Building Management System
During Construction as well, a sufficiently qualified ICA will be hired and will report to the owner
and will execute the Commissioning Plan and meet the requirements of PBRS credit IDP-R3.
