CONTRACT OF LEASE

KNOW ALL MEN BY THIS PRESENTS:

This deed, made and entered into this 16th day of December, 2017 at the City of Lipa, by and between:

PETRA OLAN, single, Filipino, of legal age, and a resident of Brgy. Marawoy, Lipa City,
hereinafter referred to as the LESSOR and

DAVE MARTILLENO, Filipino citizen, of legal age, and a resident of Mandaluyong City,
hereinafter referred to as the "LESSEE"

WITNESSETH

WHEREAS, that the LESSOR has offered to lease and the LESSEE accepted to lease the
residential house located at Bel-Air, Marawoy, Lipa City, which is herein known as the premises;

NOW, THEREFORE, in consideration of the foregoing, the herein parties have mutually agreed
under the following terms and conditions:

1. The term of this contract is starting on December 1, 2017;

2. The rental fee is FIFTEEN THOUSAND (Php 15,000.00) PESOS in Philippine currency every
month;

3. All minor repairs should be borne by the LESSEE and also for the partial or total lost of the
premises caused by the negligence of the LESSEE, his or her tenants, household members, friends
and/or visitors;

4. Water, light and other bills shall be on the account of the LESSEE;

5. The LESSEE shall not sublease a part or the whole of the premises unless with the written
approval of the LESSOR.

6. The LESSOR or any of her representative has the right to enter the premises in the presence of
the LESSEE or his representative for inspection of the premises;

7. The LESSEE shall observe sanitary and habitual practices on the premises.

IN WITNESS WHEREOF, the herein parties have hereunto set their hands on this 16th of December
2017 at Lipa City
