DEED OF LEASE

This deed of lease made and executed on the day of 07h March 2017 by and between:

Hereinafter called the LESSOR which term wherever the context permits, shall mean and
include his heirs, successors, assigns, legal, representative, executors and administrators on
the one part.

M/S Pai International Electronics Ltd.

Hereinafter called the LESSEE which term wherever the context permits, shall mean and
include its successors on the other part.

1. Whereas the LESSEE herein has approached the LESSOR sought for lease of space
on the right side of JAYJEETHS building measuring Bejai, Battagudda, Mangalore for
the purpose of erection of one hoarding size 30 by 40 for publicity display. Lessor
should ensure no obstacle that would obstruct the view of the hoarding within his
permissible limit. The LESSOR accepts to lease out the same at the rate of Rs
54600/-
2. The lease is for a period of only commencing from 9th Nov 2016 to 31st Oct 2017 The
lease amount in payable in advance every year Rs 54,600/-
3. The LESSES is at liberty to paint and carry out any repair for the hoarding from time
to time as per his requirements till thereafter the contract will be renewed based on
the mutual consent of the LESSOR and lessee.
4. The Municipal Taxes or any other taxes, payable for publicity display on the hoarding
to Mangalore Town Municipal council will be paid by the LESSES alone and the
LESSOR is not responsible for such statutory payments in any manner.
5. During the lease period, if the LESSOR wants to undertake construction of building /
any changes thereby disturbing the site and view of the hoarding or if the property is
required by the Government, the LESSOR shall inform the LESSEE and the LESSEE
shall remove the hoarding at his expenses. The intimation to be served by lessor
three months in advance. The LESSOR shall refund the balance money for the
remaining Lease period from the date of talking possession of the leased site.
6. The LESSES has to take proper care while erection of hoarding. The entire risk of the
hoarding created in case of any damage due to structural failure will be borne by the
LESSEE. But in case damage to property or people accidently or natural calamity or
act of god etc lessee is not responsible for the same.
7. The LESSOR has to clear all the matter (Hoarding+ Structure+ Finance problem) of
the previous holder before signing the new agreement and vice versa.
8. Power connection has to be provided by the LESSOR and proporniate Electricity
charges shall be borne by the LESSEE at appropriate time. The electrical wiring,
fitting, etc., that is required for the illumination of the hoarding should be arranged
by the LESSEE only.

In witness whereof the parties herein have here set their hand on the day 4th
March 2017 before the following witness:
