Proposal

We propose to furnish all necessary labor, material, equipment, and insurance to perform work at the
above referenced job site for the sums described below.

Scope of Work

FRONT ELEVATION

1. Provide and install sidewalk shed at front elevation to protect pedestrians while work is in
progress. Work shall include all necessary lighting, work permits, and 3 months rental included
on the installation.

$6,900.00

2. Remove existing bulged and deteriorated concrete around railing post at balconies and install
new concrete repairs and seal penetrations with new waterproofing coating manufactured by
BASF traffic coating, including installation of new sealant at the horizontal railing penetration at
existing brick wall.
a. Concrete patch and repairs at vertical railing penetration
32 x $150 each = $4,800.00
b. Horizontal hand-rail penetrations at brick wall
8 x $90 each = $720.00
3. We shall cut out and pointing masonry joints above top floor and above second floor near A/C
units. Allow for 100 SF as needed.
100 SF x $11 SF = $1,100.00

4. We shall caulk perimeter of 4 balcony doors and 2 window perimeters. Work shall include
caulking perimeter of 6 A/C units and vertical joints between cornerstone brick and blocks at
both sides of North/South elevations.

a. Window caulking for 2 window openings $468 each including caulking surrounding
stucco details around window = $936.00
b. 4 door perimeter and surrounding stucco $1,584.00
c. 6 A/C units caulking at the perimeter
6 X $90.00 = $540.00
d. Apply sealant at both sides of corner stucco detail
180 LF X $20 / LF = $3,600.00

Front Elevation Subtotal: $20,180.00

NORTH AND SOUTH ELEVATIONS

5. We shall install suspended scaffold at North and South elevations in order to access work area.
Work shall include obtain all necessary authorization from NYC Dept. of Building Cranes and
Dericks. The work consists of installation of an outrigger system and all necessary permits
associated with the scaffolding installation including expediting fee.
3 Riggers x $4,500.00 each = $13,500.00
Move scaffold 6 times x $1,200.00 = $7,200.00
CD5 application and Drawings fee = $3,200.00

6. We shall pressure-wash North and South wall to remove loose peeling and deteriorated CMU
mortar and prepare surface to receive new waterproofing coating consisting of 1 Base coat and
1 Top coat manufacture by BASF throughout.
Pressure washing and Coating installation:
North Wall 1,700 SF X $15 / SF = $25,500.00
Note: allow 200 LF of cutting and pointing at block wall $10 / LF
South wall 1,850 SF X $15 / SF = $28,350.00

7. Provide and install new metal flashing at north wall between building 608 and building 612.
Work shall include repair surface and install new counter flashing with 032 thickness aluminum.
70 LF x $80.00 / LF = $5,600.00

8. Provide protection at both adjacent properties roofs while work is in progress.

North and South Elevations Subtotal: $86,550.00

REAR ELEVATION

9. We shall open existing steel penetration at both sides of existing balconies by removing
surrounding stucco, install new waterproofing and install new stucco, seal the penetration and
install new sealant at horizontal rail penetration.
a. Horizontal beam 6 Locations x $690.00 each = $4,140.00
b. Install new sealant at horizontal hand rail penetration 6 Locations x $50.00 each =
$300.00

10. Install new sealant at window, door and A/C units perimeter.

Note: sealant to be applied between window frame and stucco and at outside of stucco
molding.

a. 3 window openings at 56 LF each x $9.00 / LF = $1,512.00


b. 3 door sealant installation $378.00 each = $1,134.00
c. 6 A/C units sealant installation $70 each = $420.00

11. We shall repair damaged stucco above 4th floor (4R) and install new waterproofing coating at
top parapet level from existing coping down to 4th floor window head.
a. Allow 300 SF x $8.00 / SF = $2,400.00
b. Allow 30 SF of stucco replacement $1,200.00

12. Install new waterproofing coating manufacture by BASF at remaining of Rear elevation 1 coat of
primer and 1 coat of paint.
2,800 SF x $8.00 / SF = $22,400.00

13. Remove damaged and deteriorated concrete around railing post penetration at balconies. Work
shall include install new SIKA repair system type 123 and install new waterproofing coating
when concrete repair is completed.
12 railing post penetration $450.00 each = $5,400.00

Rear Elevation Subtotal: $38,906.00

ROOF LEVEL REPAIRS

14. Provide and install new aluminum metal coping mechanically attached to masonry wall at North,
South and Rear elevation. Work shall include installation of new sealant at transversal joint
170 x $30 / LF = $5,100.00

15. Install new aluminum cladding at the interior side of parapet wall in order to prevent additional
water penetration.
200 LF x 3 High = 600 SF x $28.00 / SF = $16,800.00
Roof Level Repairs Subtotal: $21,900.00

ROOF REPLACEMENT AT FRONT ABOVE UNIT 4F

16. Remove existing roofing membrane down to roof deck and dispose of properly. Work shall
include installation of new tapered insulation as needed with new recovery boards mechanically
attached to the roof deck and install 3 plys roofing system manufacture by John Mansville1
ply dynabase and 1 ply dynakap with cold-applied flashing system at roofing penetrations and
drains.
a. Roofing removal and replacement 600 SF x $29 p/SF = $17,400.00
b. Tapered insulation and recovery board installation 600 SF x $7 p/SF = $4,200.00
c. Cold fluid applied flashing system at roof penetrations and roof perimeter 70 LF x $35
p/LF = $2,450.00.

Subtotal: $24,050.00

ROOF REPLACEMENT ABOVE PENTHOUSE

17. Remove existing roofing membrane down to roof deck and dispose of properly. Work shall
include installation of new tapered insulation, as needed, with new recovery boards
mechanically attached to the roof deck and install 3 plys roofing system manufacture by John
Mansville1 ply dynabase and 1 ply dynakap with cold fluid applied flashing system at gutter
perimeter.
a. Roofing removal and replacement 300 SF x $29 p/SF = $8,700.00
b. Tapered insulation and recovery board installation 300 SF x $7 p/SF = $2,100.00
c. Cold fluid applied flashing system at gutter perimeter 60 LF x $35 p/LF = $2,100.00
d. Existing gutter to be removed and reinstalled 60 LF x $25 p/ LF = $1,500.00
e. Remove and reinstall existing leader at two locations $50.00

Subtotal: $14,450.00

Standard working hours shall be Monday- Friday from 8:00 am- 4:30 pm.

TOTAL LUMP SUM= $206,036.00


Terms of payment

10% deposit upon signing of contract

Balance to be paid as work progresses (30% upon 30% completion; 30% upon 60% completion; 30%
upon 100% completion)
