include the first floor shop front glazing on the mall side and the relatively
recent new constructions and glazing on the car park side.
There is some internal modification to remnant walls of the original building on
the first floor, but these are limited and the outline of these walls are maintained
via bulkheads and wall nibs.
Demolition of external facades noted on the drawings are required in order to
modernise the building. Significant heritage features ( such as the first floor
facade on the mall side ) are to be retained
13.6.8 Roof form and materials
P1 - The existing roof on the mall side is retained and preserved due to its
heritage significance. The new section of roof proposed to the rear ( car park
side ) is of a flat roof design with parapeted walls. The new low profile,
understated roof will not compete or dominate surrounding buildings
13.6.9 Wall materials
P1 - New wall cladding materials which are not glass are proposed to be of a
tile finish. This is a material used currently on the facade of the building and on
surrounding buildings in the vicinity. While a colour is not yet selected, it is most
likely to be of a light colour
