DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE made and executed on this

________________, 2023 at ________________________, Philippines by and between:

EUGENIA L. CABARTE, Filipino, of legal age, widow, with

residence at P-4, Del Pilar, Cabadbaran City, hereinafter referred to as the
SELLER.

- and -

NORMA G. CARBON, of legal age, married to ARNALDO M.

CARBON Filipino citizen, with address at Atega Street, Cabadbaran City,
hereinafter referred to as the BUYER.

WITNESSETH

WHEREAS, the SELLER is a grantee of Certificate of Land Ownership Award

No. 00363512 located at Del Pilar, Cabadbaran City consisting of a land area of twenty
nine thousand nine hundred ninety nine (29,999) square meters more or less;

WHEREAS, the BUYER has agreed to purchase from the SELLER, and the
SELLER has agreed to sell to the BUYER, the aforesaid land for the price and under
such terms and conditions stipulated herein.

NOW, THEREFORE, for and in consideration of the foregoing premises and of

the other covenants herein contained, the SELLER hereby cedes, transfers and conveys,
by way of DEED OF ABSOLUTE SALE unto the BUYER, his or her heirs, successors
or assigns, the aforesaid land herein described below, absolutely and unconditionally:

DESCRIPTION OF THE LAND

1.1
LOCATION: Located at P-4, Del Pilar, Cabadbaran City, Agusan del Norte,
Philippines.

DESCRIPTION: Lot No. 1-36, as shown in the Plan of Land and covered by
Original Certificate of Title No. EP-3981 of the Registry of Deeds for the Province of
Agusan del Norte containing an area of twenty nine thousand nine hundred ninety
nine (29,999) square meters more or less.

PRICE AND PAYMENT

2.1 The selling price for land shall be Ninety Thousand Pesos, in Philippine
currency, (P90,000), hereinafter referred to as Selling Price, and paid this day to
VENDOR.

IN WITNESS WHEREOF, the parties hereto set their hand on these presents on
the date and at the place hereinabove indicated.
