Phase 7, Vista Verde Executive Village, Cainta, Rizal, do hereby
name, constitute and appoint RYAN JOSEPH R. MENDIOLA, of legal
age, Filipino citizen, married and with residence and postal address
at ___________________________________ to be my true and lawful
ATTORNEY-IN-FACT for me in my name, place and stead to do any
or all of the following acts and deeds, to wit:

1. Authorizing him to represent, negotiate, transact, and process

all papers in connection to the lease, selling or transfer of a
condominium unit situated at Unit 457 Mandaluyong Executive
Mansion III, G. Enriquez Street, Barangay Vergara,
Mandaluyong City, Philippines of which I am the registered
owner, as evidenced by Transfer Certificate Title No.
_____________ of the Registry of Deeds of Mandaluyong City;

2. To sign for and in my behalf the Move-In, Move-Out,

Reservation Agreement, Contract to Sell, Deed of Absolute Sale,
Deed of Restrictions, Turn-Over Agreement, and other related
documents, for this purpose;

3. To act for and on my behalf with regard to any matter affecting

the property with respect to the condominium corporation or
the homeowners association;

4. To accept or receive from the condominium corporation or

homeowners association any letters, papers or other
 instructions or communications relative to the purchase of or
matters affecting the property; and

5. To sign/do and perform all acts which is necessary and proper

to attain the foregoing.

HEREBY GIVING AND GRANTING UNTO my said ATTORNEY-

IN-FACT substitute full power and authority to do and perform every
lawful act and deed whatsoever requisite and necessary or proper to
be done in and about the premises, as fully to all intents and
purposes as I might or could lawfully do if personally present, and
hereby ratifying and confirming all that my said Attorney-in-fact shall
lawfully do or cause to be done by virtue of these presents.
