GoldenRoadBrewing(GRB)ispleasedtoresubmitaproposedusetotheCityofOaklandsPlanning&
BuildingDepartment.Thesubjectpropertyislocatedat32040thStreet.Thescopeofthisdevelopment
istoreinventtheroughly8,600sqftofasphaltparkingandturnitintoanoutdoorbeergardenbrewpub
withanABCcompliantrecreationalarea.Wepreviouslysubmittedtheplansoftheprojectandhave
sincecreatedarevisionuponreceivingandconsideringcityandthepublicsfeedback.Belowisabrief
summaryofthesignificantchanges.

GapBetweenAdjacentUsesWeneededtoprovideaccessto4023Broadwayanddecidedto
placethedrivewayaroundtheprojectareatocreatealargernoisebufferbetweenouruseand
theadjacentuses.
ImprovedTrashNoiseImpactOneoftherepetitivecommentswastheconcernofincreased
trashrelatednoise.Althoughwecannoteliminatetheneedoftrashhauling,oursolutionisto
createasharedtrashenclosurewhichisrolledto40thStreetforpickup(projecttocoverthefee
ofrollingthetrashbin),whichwillreducethetrashhaulingrelatednoise.Thistrashenclosure
willbesharedwiththetenantsof4023Broadway.Thistrashplanwill(1)reduceindividual
dumpingnoise,(2)reducethetotalnumberoftrashpickupeventsadjacenttoresidentialuses,
and(3)movetheexistingtrashpickuplocationinthebackof4023Broadwaytothecurbof40th
Street.
HoursofOperationAfterdiscussionswithboththecityandneighbors,weagreethatatthis
time,thehoursofoperationshouldbe10AM10PMSundayThursdayand10AM11PMFriday
Saturday.
ReducedSeatCountAsaresultofthedrivewayadditionwhichwillpulltheprojectawayfrom
theadjacentuses,wehadtoreduceourseatcount.Thisreducesouroverallparkingdemand
andtrafficimpact.
OnSiteParkingWenowhave3parkingspacesonthepropertydedicatedforthebrewpub
use.Thiswillhelpalleviatesomeconcernofthestaffusingadjacentpublicparking.

enoughbeertoserviceroughly75%oftheprojectedconsumptionontheproperty.Thecellarhouses
ourfermentationtanks.Thepublicwillnothaveaccesstothecellarduetoitstillbeinganactive
brewery,buttourswillbeaccommodatedonaregularbasis.

PointofSaleCounter(#31persiteplan,S1.0):
Whenacustomerwantstoorder,theywillcometothepointofsalecountertoplacetheirorder.After
thetransaction,customerswillwalkawaywithanumberthatallowstheserversfromthekitchento
deliverfoodtothecorrecttable.

Kitchen:
Our320sqftkitchensfoodmenuwillbeoptimizedtocomplementthecurrentneighborhoodofferings.
Wehavealreadyreachedouttoadjacentrestaurantstoensurewecollectivelyareenablingthegrowing
portfoliooffoodoptionsonthecornerof40thandBroadway.Thekitchenwillbeanemployeeonly
accessiblearea.

Storage:
Thisstructurewillactasdrystorageforthebreweryaswellasmiscellaneousstorageneedsforthe
restaurant.

ColdBox:
Thecoldboxwillserveasthedraughtbeerandkitchenstoragerefrigerator.

Restrooms:
Therestroomstructurewillserveallrestroomneedsfortheproperty.
