T ile can be a worthy addition to

rooms with potential moisture

issues or areas in a home that

may routinely necessitate quick

cleanup. Because they are not damaged by constant contact with water, tiled floors and walls are often found in bathrooms, kitchens, laundry rooms, and entryways.

Although tile is resilient, it is not im- pervious to the microorganisms that tend to proliferate in areas where moisture and humidity are commonplace. Microbes can grow rapidly in warm areas, especially if food is present. Mold or mildew issues also can become problematic seemingly overnight. But certain modifications can help homeowners alleviate the pro- liferation of microorganisms. Various manufacturers have developed their own innovative tile that contributes to cleaner, and sometimes more eco-friendly, home environments. The application of certain

treatments can make ceramic tiles even more impervious to water and moisture. Some tile may help reduce the spread of certain strains of bacteria, such as E. coli and staph, without requiring the applica- tion of potentially harsh chemical de- tergents. Others treatments may protect against yeast, molds and fungi that can cause stains and odors and result in the degradation of tile.

Antimicrobial products inhibit the growth of microorganisms and suppress their reproduction. For example, tiles with Microban® protection employ an antimicrobial agent built into the product during the manufacturing process. When microbes touch the product surface, the agent penetrates the cell wall of the mi- croorganism. Other tiles are treated with micrometric particles of titanium dioxide (TiO2), which is activated by sunlight or artificial light. This causes a photocataly-

sis process, which is responsible for the product's antipollution and bactericidal properties. Examples of TiO2-treated tiles include Active Clean Air & Antibacterial Ceramic®. Antimicrobial ceramic tile can be advantageous in rooms where sanita- tion and hygiene are an utmost priority. This includes not only public places, but private residences. Worktops and floors where microbes can be transferred are particularly beneficial areas to install antimicrobial tile. A potential side effect of antimicrobial tile is a reduction in reliance on harsh cleaning products. Although regular washing is recommended, residents may not need to use odoriferous or strong chemical cleaners to sanitize their homes. This helps improve indoor air quality and reduce the potential contamination of the environment from chemical run- off. Homeowners thinking of installing antimicrobial tile in their homes should discuss their options with a tile retailer or

real estate transaction is much more complex
than anything you’ve bought or sold in the past.
There are piles of paperwork, volumes of laws
and rules involved with either buying a home.
Once you’ve decided on the home you want to
buy, your real estate agent will draft a purchase
offer in your name.The offer is submitted to
the seller’s agent, or directly to the seller when
it’s a “for sale by owner” listing.The seller can
respond in one of three ways: accept the offer,
counter the offer, or reject it.

Sometimes sellers or their agents get restless
during negotiations and ask you to quote them
your highest and best offer for the home,

It’s not an easy process, but it can be a smooth
one if you plan and prepare in advance. Here
are some things to consider when submitting an
offer on a home.
There’s no shame in agreeing to pay the seller’s
full asking price without bartering. If the home
you want is worth its price tag, offer to pay
the full asking price.Another buyer may show
up five minutes after you eager to pay that
difference, sending you back to your search for a
perfect home.

very common during a buyer’s market. A buyer’s

A merican Home Furniture & Mat- tress is pleased to announce that their recent Giving Back Event was the most successful one yet.

For the past two weeks they donated 5 per- cent of sales to local food banks. With the tremendous support of local communities they were able to raise enough money to provide more than 310,000 meals to people in need. Substantial donations will be made to the Roadrunner Food Bank in Albuquer- que, the Food Depot in Santa Fe, Echo Food Bank in Farmington and the Durango Food Bank in Durango, Colorado. This is the fourth time that American

Home has raised money for food banks. Altogether, in the past several years they have been able to contribute enough money to supply over 860,000 meals. They recognize the importance of support- ing community issues and organizations and believe that what they contribute makes our community stronger. From Ted Leveque, President of American Home:

The Los Lunas-based non-profit organi- zation helps provide a permanent home for sibling groups who were separated in foster care. “It’s a very important event,” said Abby Eden, El Ranchito events coordinator. “It provides about one-quarter of our annual budget.” Tickets cost $75 a piece with a maximum of 4,000 tickets sold and the win- ner will have the option of choosing $100,000 cash in lieu of the home, in which case, the home would be put on the market and the proceeds would go to El Ranchito. The drawing for the home will take place Nov. 18 and additional prizes include first prize: $7,500 cash; second prize: $5,000 cash; third prize: $2,500 cash. every single one of our homes to local chari- ties. One of the great things about being a local business is being able to give back.” Both McCarthy and Bishop grew up in Albuquerque so maintaining a strong con- nection to the area is priority, Bishop said. “All of our money stays here, and it’s very important to reinvest our money at home,” he said. “Albuquerque is all we know and we can’t imagine being anywhere else.” While it’s Abrazo’s name on the home, it’s very much a cooperative venture, Bishop said. “We have an extensive amount of subcontractors and vendor partners and in many cases, many of them committed to do- ing all or a partition of the work at cost,” he said. “Some are large corporations with a lo- cal presence, and many are local businesses. It’s really cool that we could contribute from a wide variety of sources.”
