f I could go back in time, I would have
studied architectural engineering instead
of accountancy, Khalaf Obaid Al Matlaei
Al Yammahi says, ruefully. His passion for interior
and landscape design is matched by his warm
hospitality. Arriving at his Abu Dhabi home, Im
swiftly given the grand tour while being introduced
to family members, including his wifes visiting
relatives. Later on, a young boy wanders into the
outdoor majlis and settles onto his grandfathers
lap while were drinking coffee, eating dates and
listening to Fairuz on the Samsung sound system.

two sons, Khalafs large villa is a celebration
of traditional Emirati family values. He gave up
the master bedroom to a married son; a daughter
spends the week with her husbands family while
she and her husband spend weekends at Khalafs
home; another daughter lives in the adjacent
building with her young family, though it becomes
apparent during the tour that Khalaf sees the
home as a continuation of the main building. He
also shows me the neighbouring home belonging
to his brother. Im offering you everything
to photograph, he says, revealing his sense of
generosity and openness.

As well as a blurring of boundaries between
personal spaces, its difficult to gauge where the
outdoors finishes and the inside starts in Khalafs
home. He describes an outdoor majlis, with its
barbecue pit, as a tent.
Khalaf designed the entirety of his home (along
with his brothers home) so it distinctly illustrates
his family values and sense of rootedness. I use
decoration and traditional seating to gather
families, he explains. Without this communal
seating, each family member would be in his or
her own room with a mobile phone.
On one side of the villas main entrance, theres
another fully closed majlis where we enjoy fresh
juice. On the other side of the ornate front door,
there are rugs and an air-conditioning unit on the
lawn. In the summer we air-condition a tent so
we can have the traditional atmosphere but at the
same time it is comfortable, Khalaf says. There
are also a couple of aviaries on his property, one
housing peacocks, while colourful stained-glass
windows give a clue to the surprises within the home.
Inside, theres a heritage corner close to the
entrance, which includes a gramophone, a vase,
fabrics and a trunk among its curiosities. If
we didnt have this collection, then our children
wouldnt recognise these things from our history.
The home tour takes in elaborate majlises for
women and men, each large enough for grand
parties and boasting opulent recessed ceilings
supporting chandeliers, patterned wallpapers, large
rugs and grand columns. There are numerous sinks

on marble stands with marble-framed mirrors
topped with brass decorations lining the wall of a
ladies majlis. There is an art to washing so now
we have the sinks open-plan, Khalaf says proudly.
In the mens majlis, Khalaf has pinned traditional
seating cushions to the walls to be used as backrests
while simultaneously showing off their decorations.
The bedrooms are also ornate and embellished.
The eldest sons bedroom features gold and mirrors
while even the rooms in the new building boast
beautifully lit recessed ceilings and are furnished
with highly decorated sofas.
Khalaf loves the luxurious quality of classic
designs. However, he remains practical: To have
the new generation as a customer, I have to think
about modern design. I veer towards the classic
style but I like contemporary and Im trying to
work on a combination of styles to suit everyone.
During our coffee sitting in the outdoor majlis,
Khalaf shows me some of his projects posted on his
Instagram account, which includes residential and
hotel properties, plus a 3m-high horse sculpture
made from local stones and created for the Sheikh
Zayed Heritage Festival, which now occupies a new
hall within the judicial department of Abu Dhabi.
Khalaf is clearly proud that his sculpture, which
celebrates the regions heritage, is on show for
locals to view as contemporary art. It offers a link
between local traditions and modern life.

ead along the driveway of this South
African city villa and you will instantly
be struck by the horizontal elements
that pierce the landscape. Softening the forms,
is a stone-cladded wall, which offers a screen to
the sunken fire pit on the entertainment level,
concealing them from the street level.
Inspired by Japanese architects, including Tadao
Ando and the use of geometric forms, this house
was designed for outdoor entertaining; to maximise
the panoramic views; and to allow for natural light
to penetrate the house.
The greatest amount of sunlight is received
during the day due to the houses north-facing

orientation so we maximised that, reveals
Mark Reilly, director of interiors firm ARCC.
To achieve this, skylights were incorporated along
with large glass pocket doors in most of rooms
of the house. Privacy was also of paramount
importance for the client, so the team had to bear
that in mind while simultaneously showing off
the views. Incorporating geometric forms and
cantilevered concrete elements, the team concealed
the house in a unique yet aesthetically pleasing way.
These elements create a powerful and sculptural
composition to the house and greatly assist in
sculpturing the natural light of it.'" Mark says.
Japanese influences were used throughout the

We used heavy materials such as steel and concrete and
created light and floating effects
homes design. The entrance cube is enclosed by
a custom-designed, fragmented brass front door,
which floats framelessly between glass panels
on either side. The lobby inside is masked by
off-shutter concrete walls, set against a double-
volume matt black steel and bronze screen which
surrounds the staircase leading up to the main
living level. Whats more, the white steel screen
used to mask the bedroom level was inspired by
the Japanese paper folding technique of origami.
The idea behind the style was to use heavy
materials such as steel and concrete and create
light and floating effects, resulting in interesting
juxtapositions. The modern, sophisticated interior
was complemented by a colour palette of neutral
soft grey tones.
The house is located on a very steep site, which
allowed for its layered design. However, it wasnt
without its challenges. Moving materials into and
out of the house proved tricky, Mark says. We
ended up having to use a crane to transport all the
material into the house. We also had to drop the
level of the driveway to the house by two metres
to allow for sports cars to enter the site. With
privacy being a major factor for the client, the
team also had to adjust the design of the house.
The ground floor comprises a Bulthaup kitchen,
dining area and a formal lounge area with sliding
pocket doors opening up to reveal both the front
and back views of the house so that each space can
open and connect with the adjoining areas. Out

the front, the large sliding doors open onto lush
landscaping, creating a Zen garden feel, which
surrounds an infinity pool and Jacuzzi.
Next to the pool is the sunken entertainment
area above which, a floating concrete box provides
a neat overhang for shade protection, while
incorporating a skylight to sculpt the natural
light. The same floor finishes that are used within
the living area, are used in the outdoor space to
accentuate the indoor-outdoor feel. There is also
an informal lounge and bar area, a study as well as
a fully equipped gym
on this level.
On the first floor, there are three double
bedrooms as well as the main master bedroom. All
of the bedrooms boast unrivalled views of the city
and the mountain with the three double rooms
featuring en-suite bathrooms enclosed within a
glass box, providing privacy while not obstructing
the views. The master bedroom has an open-plan
bathroom layout with a featured freestanding bath
and a large, glass-encased shower overlooking the
city. The monochromatic palette of the rooms is
offset against the imported Espresso Italian wardrobes
within each, adding a layer of understated richness.
With its modern natural design direction, which
contrasts strong sculptural forms with a soft-shaped
pool and elegant interiors, this house has not only
maximised the views and light while ensuring
privacy for its inhabitants, but its design can also be
considered iconic.
