I, KRISTINE LAUZON PADILLA, of legal age, single/married, Filipino citizen,

residing at ____________________________________, do hereby name, appoint
and constitute ATTY. MA. ELENA R. SALUDES of legal age, single/married, Filipino
citizen, residing at Block 6 Tierra Nova Main, Bagumbong, Caloocan city, for me, in
my place, stead and behalf to do perform the following acts and power, to wit:
1. To obtain, secure and receive the certified
true copy of the Transfer Certificate of
Title No. 204817 from the Registry of
Deeds/ Land Registration Authority and all
documents relative to the property described
above;
2. To inquire about encumbrances affecting said
property with the Registry of Deeds and other
government offices;
3. To sign and execute papers and documents
to effect the foregoing power;
4. To pay the fees;
5. To sign/do and perform all acts which is
necessary and proper to attain the foregoing;
6. To do such other act or thing that may be
deemed necessary or incidental to carry out
effectively all the purposes for which this
authority is hereby given;

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and
authority necessary in the premises to carry into effect the foregoing power and acts,
as fully to all intents and purposes as I might or could lawfully do as if I were
personally present.
