1. INTRODUCTION
This report presents the outcomes of Galt Geotechnics Pty Ltd (Galts) preliminary geotechnical study for the
proposed Carbunup River Hamlet located at Lots 1, 2 and 1490 Wildwood Road and Reserve 20554, south of
WildwoodRoadandeastofBussellHighway(thesite)atCarbunupRiverintheCityofBussellton.Thelocationof
thesiterelativetothesurroundingareaisshownonFigure1,SiteandLocationPlan.
TheinvestigationwasrequestedbyBenRoachofPalmerGroupandauthorisedbyStevePalmerofPalmerGroupina
signedClientAuthorisationFormdated3October2014.
2. SITEDESCRIPTIONANDPROPOSEDDEVELOPMENT
Thesiteisroughlyrectangularinplanandcoversapproximately65ha.Recentaerialphotographsindicatethatabout
threeresidentialbuildingarepresentintheeasternpartofthesite.Twocreeksrunfromsouthtonorththroughthe
site,oneinthewesternpartofLot1490(MaryBrook)andoneintheeasternpartofLot1.
Several horse paddocks are present across the site and a blue gum plantation is present across part of Lot 1.
Scatteredvegetationispresentacrossthesite,inparticularalongroadreservesandcreeklines.
AsmalldamispresentatthesoutheastcornerofLot2.
Fromtheinformationprovided,thesurfaceelevationrangesfromahighofaboutRL27mAHDonthesouthernpart
ofLot2,fallingtoaboutRL16mAHDinthevalleyonthenorthernpartofLot1490.
Totheeast,thesurfacefallstoaboutRL18mAHDalongtheeasternpartofLot1.
Based on a preliminary land use concept (namely Carbunup River Hamlet Concept) prepared by TME, the hamlet
developmentmaycomprise:
ahamletcoreforcommercialandmixedusepurposes;
aresidentialcomponent;
transitionalproductionlots;and
publicopenspaceincludingdrainageandareasofrevegetationaroundtheexistingwatercourses.
Atthispreliminaryconceptdesignstage,thelocation,functionandformoftheproposedbuildingsandservicesare
notdefined.
3. PROJECTOBJECTIVES
Basedonourunderstandingoftheproposeddevelopment,theobjectivesofthestudywereto:
broadlyassesssubsurfacesoilandgroundwaterconditionsacrossthesite;
providepreliminarysiteclassification(s)inaccordancewithAS28702011ResidentialSlabsandFootings;
recommendappropriatesitepreparationproceduresincludingcompactioncriteria;
broadlyidentifytheapproximateextentofareascontainingpoorroadsubgradeconditions;
provideapreliminaryCaliforniabearingratioforpavementthicknessdesignbyothers;
broadlyassessthecapacityoftheonsitesoilsforeffluentdisposal(bytestingaccordingtoDepartmentof
Healthstandards);and
assessthepermeabilityofthesoilsatthesiteforpotentialonsitedisposalofstormwaterinfiltration.

4. FIELDWORK
Fieldworkwascarriedouton3December2014andcomprised:
awalkoversurveyofthesiteincludingtakingphotographs;
excavationoftestpitsatsixteenlocations(TP01toTP05,TP07toTP17)(approximatelyonetestpitper4ha),
extendingtodepthsofbetween0.7mand3.0m;
testingwithadynamicconepenetrometer(DCP)adjacenttoeachtestpit,extendingtodepthsofbetween
0.3mand0.9m;and
permeabilitytestingusingaGuelphpermeameterinaccordancewiththeHealthDepartmentRegulations,at
fourlocations(P1toP4),atdepthsofbetween0.4mand0.8m.
General
A geotechnical engineer from Galt located the test positions, observed the test pitting, logged the materials
encountered in the test pits, collected samples for inspection and possible laboratory testing, and performed the
permeabilitytestingandpenetrometertesting.
ThetestlocationsareshownonFigure1,SiteandLocationPlananddetailsaresummarisedinTableA1,Summaryof
Testslocatedattheendofthetext.PhotographsofthesitearepresentedinAppendixA,SitePhotographs.
TestPits
TestpitswereexcavatedusingaCAT313BSR13tonnetractormountedbackhoefittedwitha600mmwidetoothed
bucket.Theexcavatorwassuppliedbytheclientandoperatedbythepreviouslandowner.
Test pit reports are presented in Appendix B, Test Pit Reports, along with the method of soil description and
cementationclassification,andalistofexplanatorynotesandabbreviationsusedonthereports.Photographsofthe
testpitexcavationareincludedwiththetestpitreports.
DynamicConePenetrometerTesting
DCPtestswerecarriedoutadjacenttoeachtestpit.ResultsoftheDCPtestingarepresentedinAppendixD,Dynamic
ConePenetrometerTestResults.ThetestswereconductedinaccordancewithtestmethodAS12896.3.2.
PermeabilityTesting
Constanthead permeameter tests were carried out in accordance with Appendix G of AS1547 (2012), Onsite
domestic wastewater management using a Guelph permeameter. The results of the permeameter testing are
summarisedinTable1:SummaryofPermeameterTestResults.

5.1 Geotechnical

5.2 PhosphorousRetentionIndex
Phosphorous Retention Index (PRI) testing was undertaken on 10 soil samples by CSBPs Soil and Plant Analysis
Laboratory in Bibra Lake. The results of the laboratory testing are presented in Appendix E, PRI Laboratory Test
ResultsandaresummarisedinTable3:SummaryofPRILaboratoryTestResults.

6. SITECONDITIONS
6.1 Geology
The Yallingupsheet of the1:50,000 scaleEnvironmental Geology series map indicates that thearea is underlainby
either:
SiltySand:strongbrowntoreddishbrown,finetomediumgrainedquartz,variablesiltcontent;or
Sand: very light grey at surface, yellow at depth, fine to medium grained, subrounded quartz, moderately
wellsorted,localconcentrationsofheavyminerals,localdevelopmentofcoffeerock.
Thefindingsofourinvestigationindicatethatthesiteisgenerallyunderlainbysiltysandandsandoverlyingclayey
sand/sandyclay,aswellaslocalisedareasoflaterisedmaterial.
6.2 SubsurfaceConditions
Basedonthematerialsencounteredinthetestpitsandobservedduringthewalkoversurvey,thesitecanbroadlybe
separatedintotwotypicalareas,asshownonFigure2,SiteClassifications.Thetypicalsoilprofilesforthetwoareas
generallycomprise:
MajorityoftheSite(ClassS)
Silty/ClayeySAND(SM/SC),finetomediumgrained,with20%to30%nonplastictolowplasticityfines,grey
becomingpalebrown/paleyellowbrown,tracerootletsintop100mmto200mm,locallywithsomeorganic
fines,drytomoist,mediumdensetoverydense,presentfromthesurfacetodepthsofbetween0.5mand
1.9m;overlying
ClayeySAND/SandyCLAY(SC/CI),finetocoarsegrainedsand,40%to50%lowtomediumplasticityclayfines,
grey mottled yellowbrown, locally LATERISED, comprising weakly to moderately iron cemented fine to
coarsegrainedgravelandcobblesizednodules,mottledredbrown,drytomoist,stifftoverystiff,extending
tothemaximumdepthofinvestigationof3.0m.
WesternandSouthernCentralPortion(ClassA)
SAND/SiltySAND(SP/SM),finetomediumgrained,subangulartosubrounded,palegrey/paleyellow/white,
locally up to 20% nonplastic fines and rootlets, dry to moist, loose to dense, present from the surface, to
depthsofbetween0.1mand1.7m;overlying

Note:AsmallamountoffillmaterialwasencounteredinthesoutherncentralportionofthesiteintestpitsTP08and
TP09. The fill is described as SAND/Gravelly SAND (SP), fine to coarse grained sand, fine to coarse grained gravel,
tracecobblesandbouldersupto800mm,tracenonplasticfines.
6.3 Groundwater
Nogroundwaterinformationisavailableforthesite.However,wewouldexpectthewatertabletobeclosetothe
levelofthewatercourses.
Groundwaterwasencounteredwithinfiveofthetestpitsatdepthsofbetween1.9mand2.7m.Thisisexpectedto
beperchedontopofthelaterite.
7. GEOTECHNICALASSESSMENT
7.1 PreliminarySiteClassification
The preliminary site classification is basedon AS 28702011 Residential Slabs and Footings whichdefines the site
classesasgiveninTable4,SummaryofSiteClassifications.

ClassAforthewesternandsoutherncentralareaofthesitewherelateriteispresent;and
ImprovementofthewholesitetoClassAispossiblewithimportationandplacementofupto1.0mofinertsand(or
gravel)filltoproduceatotalthicknessofabout1.5m(insitusandandinertfill)overlyingclayeymaterial.

7.2 SitePreparation
Thesitepreparationmeasuresoutlinedbelowareaimedatimprovementofthesiteinpreparationforconstructionof
structuresincludingongroundslabs,shallowfootings,retainingwallsandpavements.
Demolishandremoveallinfrastructureassociatedwithfarmingactivities.
Stripvegetationfromthesiteincludinggrubbingoutoftreeroots.
Strip and stockpile topsoil from the site for potential reuse in nonstructural applications or for possible
blendingwithcleansand(generallyonlyathinlayeroftopsoilwasnotedatthetimeofourinvestigationover
amajorityofthesite).Topsoilstripisonlynecessarytoremoveroots.Werecommenda100mmtopsoil
striporasotherwisenecessarytoremoveallrootsfromthesoil.Topsoilmayberetainedforscreeningand
reuseasstructuralfill.
CompactgroundsurfacetoachievethelevelofcompactionspecifiedinSection7.3toaminimumdepthof
0.9mbelowsurface.Note:Wherethereismorethan1mofbulkfilltobeplacedovertheinsitusand,the
depthofcompactioncanbereducedto0.45m.
Wherefillisrequiredtoraisesitesurfacelevels,approvedfillmustbeused(refertoSection7.4),placedand
compactedinlayersofnogreaterthan300mmloosethickness.
Theaboveareonlypreliminarysitepreparationproceduresbasedonlimitedgeotechnicalinformation.Thefinalsite
proceduresarealsolikelytodependtoalargeextentontheactualdevelopment.Additionalgeotechnicalstudiesare
requiredtoconfirmthenature,extentandthicknessoftheclayeysoilspresentacrossthesite.Thisinformationwill
enablemoredefinitivesitepreparationprocedurestobeprovided.
7.3 Compaction
If approved granular fill is used to build up the site, the material must be compacted using suitable compaction
equipmenttoachieveadrydensityratio(DDR)ofatleast95%MMDD(maximummodifieddrydensity)asdetermined
inaccordancewithAS12895.2.1.
Wheresandisusedasfill,aPerthsandpenetrometer(PSP)maybeusedforcompactioncontrol.
ThefollowingminimumPSPblowcountsmustbemet:
150mm450mm:8
450mm750mm:10
750mm900mm:6(or750mm1050mm:12)
Note:UseofthePSPisnotappropriateforgravellysoilsandwherethefinescontentofthesandexceedsabout5%.
In such cases, density testing must be done using a nuclear density gauge in accordance with AS1289.5.8.12007.
Clayey soils must be compacted to a target dry density ratio of 95% SMDD (standard maximum dry density,
AS1289.5.1.1).
Overexcavation and replacement of loose materials must be carried out where the minimum density cannot be
achieved.
Fillmustbeplacedinhorizontallayersofnotgreaterthan0.3mloosethickness.Eachlayermustbecompactedby
suitablecompactionequipment,andcarefullycontrolledtoensureevencompactionoverthefullareaanddepthof
eachlayer.

Aftercompaction,verifythattherequiredlevelofcompactionhasbeenachievedbytestingwithinanyfillandtoa
minimumdepthof0.9mbelowfoundations:
oneachliftoffillattherateof1testper500m3;
ateachspreadfootinglocation(unlessfootingsareinclayeysoil);
at7.5mcentresbelowongroundslabs;and
at10mcentresonpavementsubgrades.
7.4 ApprovedFill
Imported granular fill must comply with the material requirements as stated in AS37982007, Guidelines on
EarthworksforCommercialandResidentialDevelopments.Sandfillmustcomprisecleansandthatisfreeoforganic
matterandhaveafinescontentoflessthan5%.
Theinsitucleansandandgravellymaterialisconsideredtobesuitableforreuseasinertstructuralfill.Theinsitu
clayeymaterialisnotconsideredtobesuitableforreuseasinertstructuralfill.Notwithstanding,theclayeymaterial
isconsideredsuitableforreuseasstructuralfillprovidedthatthematerialis:
placedinstockpile;
moistureconditionedtooraboveitsoptimummoisturecontent(OMC);
placedinmaximumlooselayersof0.2matorclosetoitsOMC;
compactedtoaachieveaminimumdrydensityratioof95%usingStandardcompactiveeffort.
Anyorganicrichsoilorsoilcontainingsignificantproportionsoffines(materiallessthan0.075mminsize)mustnot
beusedasstructuralfill.
Where doubt exists, a geotechnical engineer must be engaged to inspect and approve the use of potential fill
materials.
7.5 EffluentDisposal
Constantheadpermeametertestswerecarriedoutatfourlocationsacrossthesite.Theresultsofthepermeameter
testsarepresentedinSection4.Thepermeametertestingwasundertakenbetweendepthsof0.4mto0.8m.
ThesoilshavebeenclassifiedinaccordancewithTable5.1ofAS1547(2012).Ingeneral,thesandyandsiltysandsoils
inthetopofthesoilprofileacrossthesiteareclassedasSoilCategory1and2.Themoreclayeymaterialatdepth
acrossthesiteisclassedasSoilCategory5.Basedontheresultsofthepermeametertests,weconsiderthesandyand
siltysandsoilsatthetopofthesoilprofile(generallypresentfromsurfacetodepthsofbetween0.5mto1.9m)are
suitable for conventional effluent disposal systems. However, conventional effluent disposal is not recommended
within deeper soils due to the clayey nature of the soil. Additionally, conventional effluent disposal is not
recommendedinareasofshallowlaterite,generallylocatedtowardsthesouthwesternendofthesite.Intheseareas
itisrecommendedthatalternativeeffluentdisposalsystems(i.e.AerobicTreatmentUnits)beutilised.
7.6 PhosphorousRetentionIndex(PRI)
ThePRIsmeasuredinthelaboratoryon10samplesrangedfrom:
1.1mL/gto16.6mL/gforsoilsclassifiedasSAND;and
20.4mL/gto2,237.5mL/gforsoilsclassifiedasSiltySAND,Silty/ClayeySANDandClayeySAND.

7.7 StormwaterDisposal
TheresultsofthepermeametertestscarriedoutatfourlocationsareshowninTable1:SummaryofPermeameter
TestResults.Theminimummeasuredpermeabilitiesrangebetween0.25m/day(P02inclayeysand)to26.5m/day
(P04incleansand).
WeconsiderthattheClassAareas(indicatedonFigure2)willbesuitableforonsitedisposalofstormwaterbythe
use of soak wells or soakage basins. This is applicable only where the ground surface is at least 1.2 m above the
maximumgroundwaterlevelandaboveaclayeyorlaterite(i.e.impermeable)layer.Apreliminarypermeabilityofno
greaterthan2m/daymaybeassumedfordesignofsoakagesystemsinnaturalsand.
Thepermeabilityofanystormwaterdisposalsystemmaybeexpectedtodecreaseovertimedueto:
densificationofsandduringsitepreparationworks;
naturalvariationinsands;and
cloggingofthesandaroundsoakwellsandsoakagebasinsovertimewithfines.
Where possible, soak wells should not be placed within 3 m of footings (subject to local council regulations).
Discharge from soak wells has been known to cause densification of loose sandy soils, leading to settlements of
footingsandslabs.Wheresoakwellsareplacedclosertofootings,theymustbecarefullywrappedwithgeotextileto
preventmigrationofsandandfinesintothesoakwell.
7.8 PavementDesign
Whereadequatesitepreparationmeasureshavebeencompleted(i.e.pavementsubgradescomprisecompactedin
situsandorsandbackfill),pavementthicknessdesignmaybeundertakenassumingapreliminarysubgradeCalifornia
bearingratio,CBR=12%.
Thesilty/clayeysandswhichcoverthemajorityofthesitecontainlowtomediumplasticityfines.Forsuchsubgrade,
weconsiderapreliminarysubgradeCaliforniabearingratio,CBR=8%canbeadoptedforpavementthicknessdesign.
This value assumes that appropriate subgrade preparation procedures are conducted. If the subgrade is kept at a
relativelyconstantmoisturecontentbyinstallationofsidedrainsorothersuitablemeasures,thedesignCBRcould
potentiallybeincreased.

This document has been prepared to clarify what is and is not provided in your geotechnical report. It is intended to inform you
of what your realistic expectations of this report should be and how to manage your risks associated with geotechnical
conditions.
Geotechnical engineering is a less exact science than other engineering disciplines. We include this information to help you
understand where our responsibilities as geotechnical engineers begin and end, to help the client recognise his responsibilities
and risks. You should read and understand this information. Please contact us if you do not understand the report or this
explanation. We have extensive experience in a wide variety of geotechnical problems and we can help you to manage your risk.
This report was developed for a unique set of project-specific conditions to meet the needs of the nominated client. It took into
account the following :
It should not be used for any purpose other than that indicated in the report. You should not rely on this geotechnical report if
any of the following conditions apply:
You should always inform us of changes in the proposed project (including minor changes) and request an assessment of their
impact.
Where we are not informed of developments relevant to your geotechnical engineering report, we cannot be held responsible
or liable for problems that may arise as a consequence.
Where design is to be carried out by others using information provided by us, we recommend that we be involved in the design
process by being engaged for consultation with other members of the design team and by being able to review work produced
by other members of the design team which relies on geotechnical information provided in our report.
Our reports often include logs of intrusive and non-intrusive geotechnical investigation techniques. These logs are based on our
interpretation of field data and laboratory results. The logs should only be read in conjunction with the report they were issued
with and should not be re-drawn for inclusion in other documents not prepared by us.
We have prepared this report for use by the client. This report must be regarded as confidential to the client and the clients
professional advisors. We do not accept any responsibility for contents of this document from any party other than the
nominated client. We take no responsibility for any damages suffered by a third party as a consequence of any decisions or
actions they may make based on this report. Any reliance or decisions made by a third party based on this report are the
responsibility of the third party and not of us.
The geotechnical recommendations in this report are based on the ground conditions that existed at the time when the study
was undertaken. Changes in ground conditions can occur in numerous ways including as a result of anthropogenic events (such
as construction on or adjacent to the site) or natural events (such as floods, groundwater fluctuations or earthquakes). We
should be consulted prior to use of this report so that we can comment on its reliability. It is important to note that where
ground conditions have changed, additional sampling, testing or analysis may be required to fully assess the changed conditions.
Practical constraints mean that we cannot know every minute detail about the subsurface conditions at a particular site. We use
engineering judgement to form an opinion about the subsurface conditions at the site. Some variation to our evaluated
conditions is likely and significant variation is possible. Accordingly, our report should not be considered as final as it is
developed from engineering judgement and opinion.
The most effective means of dealing with unanticipated ground conditions is to engage us for construction support. We can only
finalise our recommendations by observing actual subsurface conditions encountered during construction. We cannot accept
liability for a reports recommendations if we cannot observe construction.
7. ENVIRONMENTAL ISSUES
Unless specifically mentioned otherwise in our report, environmental considerations are not included. The investigation
techniques used by us in developing our report differ from those for an environmental investigation. Our report was not
prepared with environmental considerations in mind and it is the clients responsibility to satisfy himself that environmental
considerations have been taken into account for the site. If you require guidance on how to proceed on evaluating
environmental risk at the site, we can provide further information and contacts.
