1 Earth work in excavation including dressing of sides and ramming of bottoms, lift upto 1.5 Mts., stacking
the material temporarily near the excavated area and then filling back excavated earth (Any where
within the premises) in trenches, plinth, sides of foundations etc. in layers not exceeding 20 cms in
depth and consolidating each deposited layer completed.

Bottom width for excavation shall be measured as given in the foundation drawings and details showing
the width of bedding concrete only and hence side clearance if any will not be measured & paid
separately. The Contractor should cover for this in his rate.

1.01 Clear and remove top soil to an average depth of 200mm. M2 12,696.69
1.02 Bulk / Pit / Trench excavation in ordinary soil to a depth not exceeding 1500mm, stacking the material M3 11,747.84

B. CONCRETE WORK:

All R.C.C. and P.C.C. work shall be carried out as per specifications.
Grading of aggregate should be done without any extra cost , as directed by the architect to obtain the
desired strength and workability of the specified grade of concrete .

In all R.C.C. works rate shall be exclusive of reinforcement, which shall be measured and paid for
separately but including cost of material, labor , tools & plant etc.

All R.C.C. works shall be vibrated by mechanical means either with a needle vibrator or screed/ plate/
table/ surface vibrators as directed by the architect.
The rates quoted for beams shall be inclusive of inverted, cantilever and sloping beams.

Nothing extra shall be paid for jointing new work with the existing concrete/brick works of walls roof,
floor, plaster etc., of any mortar or for the use of chemicals as directed by the architect. Dismantling
work if and where required as per Architects instructions shall be paid on contract item rates which
includes stacking of serviceable and disposal of unserviceable material within the compound.

Holes in R.C.C. slabs, column caps, parapets, masonry walls for rain water pipes , electrical works or
spouts shall be left at the time of casting concrete or raising masonry. Nothing extra shall be paid on
this account. These holes will be made good after fixing the pipes and nothing extra shall be paid on
this account.

Grooves, chamfers, drip moulds and mould up-to 40 x 40 mm. shall be made as per drawing and design
or as per instructions of the Architect, in R.C.C. members, without any extra payment. No deduction will
be made in concrete quantities for making such grooves etc.

Nothing extra shall be paid on any account for circular / curved inclined surfaces of rounding off corners
and ends of concrete members where required unless otherwise specifically included in this item for
R.C.C.

If in the opinion of the Architect, any surface other than specified for obtaining patterns in exposed
surfaces in concrete under the specific item, is asked to be left un-rendered and painted, then this item
will not be measured as item concerning exposed surface and no extra for any reason will be allowed.

1.01 Providing and laying cement concrete With mix 1:4:8 (1 cement :4 coarse sand :8 graded stone M3 1,438.67
aggregate 40 mm. nominal size) in foundations, machine foundations, footings and bases of columns
and under floors including the cost of centering and shuttering (formwork).

1.02 Providing and laying cement concrete 1:4:8 (1 cement :4 coarse sand :8 stone aggregate 25 mm. M3 50.00
nominal size) in string or lacing courses, copings, bed blocks, anchor blocks, plain window cills,
screeding of any thickness in required slope including centring and shuttering (formwork).

1.03 Providing and laying basaltic stone hardcore well rolled, consolidated and blinded with crushed stone . M3 3,174.17

1.04 Demolishing lean plain cement concrete with soling including disposal of unserviceable material outside M3 10.00
the premises and stacking of serviceable material as per direction of Engineer - in - charge.

C. REINFORCED CEMENT CONCRETE WORK


Reinforcement shall be paid for as per the bar-bending schedule, to be prepared by the contractor at his
own cost and approved by the Architects. The lengths shall be taken as per standard measurements and
weights as per standard for the particular diameters. Rates quoted for reinforcement bars shall include
for cutting and binding reinforcement bars shape and placing in any position as per detailed drawings,
including providing pre-cast cement concrete cover blocks of required thickness for keeping bars in
position. Binding wire for tying of reinforcement shall be provided by the contractor, but will not be paid.
The contractor should cover for all these in his overall rate for the reinforcement bars. The contractor
will keep at all time the reinforcement steel above the ground on brick wall free from rust mud or
cement adhered to it.
Reinforcement Steel bars will be supplied by the Employer at site. The responsibility of safe custody of
materials issued will be that of contractor.
Wastage and variation upto 3% or as specified by the engineer is allowed. The recovery for WASTAGE of
steel beyond permissible limits will be carried out at penal rate to be decided by the Consultants on the
basis of market rates. Binding wire will neither be issued nor be paid separately by the Employer.

1.01 Providing and laying in position design mix reinforced cement concrete quality C-25, 360 kg of M3 992.52
cement/m3 filled in to form work and vibrated around rod reinforcement in footings, foundations, rafts,
plinth beams, pedestal of columns, mass concrete, coving / curved skirting and machine foundations
including leaving necessary pocket for fixing of bolts, but excluding the cost of centring & shuttering
(formwork), finishing and reinforcement - All work up to plinth. (Formwork and reinforcement
measured separately). Reinforcement steel & Cement shall be provided to site by the
employer.

1.02 Providing and laying in position design mix reinforced cement concrete quality C-20, 300 kg of M3 1,816.73
cement/m3 filled in to form work and vibrated around rod reinforcement in footings, foundations, rafts,
plinth beams, pedestal of columns, mass concrete, ground floor slab and machine foundations including
leaving necessary pocket for fixing of bolts, but excluding the cost of centring & shuttering (formwork),
finishing and reinforcement - All work up to plinth. (Formwork and reinforcement measured
separately). Reinforcement steel & Cement shall be provided to site by the employer.

1.03 Extra for fixing of J-bolts in column pedestals for PEB columns as per required development length, line N 336.00
and level including making all fixing arrangement such as template etc. (J-Bolts will be supplied free
of cost by the employer).

1.04 Providing and laying in position design mix reinforced cement concrete quality C-25, 360 kg of M3 66.60
cement/m3 filled in to form work and vibrated around rod reinforcement in columns, walls (any
thickness) including attached pillers, brackets, beams, ground floor slabs, suspended floors, roofs
having slope, overhead RCC tanks, landings, balconies, shelves, canopies, lintels, bands, gutter beams,
horizontal and vertical portion of R.C.C. gutter, staircase etc. for all heights, excluding the cost of
centring & shuttering (formwork), finishing and reinforcement. All floor slabs not receiving flooring tiles
shall be smoothly finished to the satisfaction of Architects / Engineer. (Formwork and reinforcement
measured separately). Reinforcement steel & Cement shall be provided to site by the
employer.

1.05 Provide, cut and fix in position sawn structural wood or steel formwork which ever is appropriate
including strutting, propping etc. and removal of form work for:
(a) Foundations, Machine Foundations, footings, bases of columns, plinth beams and mass concrete, ground M2 2,432.20
floor slabs, etc. - All work upto plinth level.
(b) Walls (any thickness) including attached buttresses, plinth and string courses, columns, pillars, piers, M2
posts and struts etc.
(c) Suspended floors, roofs, overhead RCC tanks, landings, balconies, staircases (except spiral staircase) M2 345.00
and access platform, lintels, beams, girders, cantilevers, horizontal portion of gutter etc.

1.06 Mild steel reinforcement according to structural drawings. Price includes cutting, bending, placing in Kg 93,748.85
position and tying wire and concrete spacers. (Reinforcement bar shall be provided to site by the
employer.)

1.07 Demolishing of C-20 / C -25 or richer mix R.C.C. in beams, slabs, columns, footings, flooring etc. M3 10.00
including cutting of reinforcement, stacking of serviceable material and disposal of unserviceable
material outside the factory premises.

C. REINFORCED CEMENT CONCRETE WORK TOTAL CARRIED OVER TO SUMMARY:

Note:
(1) Steel formwork or waterproof ply formwork is to be used for R.C.C columns, beams, walls, fascias,
suspended floors, roofs, landings, staircases, canopies etc. with the Engineers permission & approval of
quality.

(2) Only steel scaffolding is to be used for all R.C.C. work, brick work, plaster work etc. Wooden planks
will be allowed for scaffolding purpose with the Engineers permission & approval of quality.

(3) Design mix should be done at the beginning of the project and the minimum quantity of cement
should be as per the design mix report without any extra cost.

D. MASONARY / BRICK/BLOCK WORK

The cement and sand shall be as described under cement concrete and the mortar is to be composed as
specified and thoroughly machine mixed. No mortar shall be hand mixed nor that has commenced to set
shall be used in the work.

Every brick shall be thoroughly soaked in water, before use, Broken bricks shall not be used except as
closers. The courses shall be truly horizontal and the work strictly plumb, joints shall be broken
vertically and they shall not exceed 12mm. in thickness. All joints in brick work are to be well filled with
mortar.

The brick & block works are to be carried out with all necessary set backs projections cuttings and too
things in conformity with the drawings.
All uneven, irregular and bad masonry work, poor in workmanship shall be demolished if deemed
necessary by the Architects and rebuilt by the contractor at his own cost. If necessary, the contractor
will have to provide wooden plug etc. for his work and for which there will be no special payment on
that account.

All masonary work will be executed at all height and lift will not form a criteria for any extra amount.

Any efflorescence observed in brick work should be washed down by clean water and brick surface
treated with such chemicals as are deemed necessary by the Architect without any extra charge and at
contractors own expenses, till efflorescence persist. The brick work shall be demolished if deemed
necessary by the Architect and work rebuilt with new bricks including making good all the work disturb
without any extra charges.

All deductions shall be measured to net size of the openings and recesses. No deduction will be made
for openings up-to one square foot i.e. 0.09 sq.m.

1.01 Hard trachytic roughly dressed stone masonry foundation wall below ground level bedded in cement M3 834.75

1.05 HCB, Class - C with the designed compressive strength, bedded in cement mortar (1:3) in internal & M3 452.05
external walls including pattern such as grooves, at all heights above plinth level. Price includes all
accessories the work shall be completed according to detail drawing.

1.06 Solid Concrete Block (SCB), Class - C with the designed compressive strength, bedded in cement mortar M3 10.00
(1:3) in internal & external walls including pattern such as grooves, at all heights above plinth level.
Price includes all accessories the work shall be completed according to detail drawing.

1.07 Demolishing stone / brick / block work in cement mortar including attached plaster and stacking of M3 10.00
serviceable material after cleaning the bricks and disposal of unserviceable material outside the factory
premises.

D. MASONARY / BLOCK/ BRICK WORK TOTAL CARRIED OVER TO SUMMARY :

Note: The stones / bricks used shall have the designed compressive strength and the sample shall be
got approved by the Engineer- in- Charge/Architect.

E. CARPENTRY / JOINERY & METAL WORK

All timber shall be of first class quality as described and indicated on drawings and schedules, shall be
uniform in texture free from large, loose head or cluster knots, wanes, injurious open shakes, bore holes,
soft or spongy spots, hallow pockets and all other defects and blemishes. The sizes shown are
described are to be taken as net size when finished.

All framing and other concealed wood members shall be of sound wood or approved specials and shall
be seasoned to a moisture contents of not less than 10% or more than 12%. Wood of high moisture
content shall not be used in any part of the structure.

All joints shall be approved by the Architects and according to the best practice. All joinery work shall be
glued with Fevicol or Equiivalent.

1.01 Providing & fixing 40mm thick hollow core flush wooden door with hard wood frame and both sides M2 10.00
covered with best quality 4mm thick ply wood, wall nut or OAK veneered. Price includes three coats of
varnish paint and all required fittings such as 3 Nos. 125 mm size oxidised iron butt hinges with
necessary screws and aluminium fittings including door stopper, rubber buffer, handles, tower bolts etc.
complete as per drawing.

1.02 Providing and fixing lock with handles of approved make in wooden / steel / Aluminium doors complete. N 47.00

1.03 Providing and fixing glazing of 4.0 mm thick plain float glass fixed to wooden / steel frames (to be paid M2 19.44
separately) including the cost of fixing material as required.

1.04 Providing and fixing plastic laminated sheet of 1.0 mm thickness of approved make, design, quality and M2 10.00
colour on flush door shutters as per Architects' direction complete.

1.05 Supplying and fixing Galvanised rolling shutters of approved make, made of required size M.S. laths
interlocked together through their entire length and jointed together at the end by end locks mounted
on specially designed pipe shaft with brackets, side guides and arrangements for inside and outside
locking with push and pull operation complete including the cost of providing and fixing necessary 27.5
cm long wire springs of approved grade and G.I. top cover of required thickness for rolling shutters.

(a) 80 x 1.25 mm. G.I. laths with 1.25 mm. thick top cover. M2 72.00

1.06 Extra for providing grilled rolling shutters manufactured out of 8 mm dia. M.S bar instead of laths as per M2 10.00
design approved by Engineer (Area of grill to be measured).

push and pull operation complete.

1.08 Fabricating and fixing structural steel work in staircase/balcony railings and window grills made out of Kg 15,392.23
steel square or round bars and flats and any other section including 40 mm. dia. M.S. tube for hand rail
in required design complete including application of anti rust paint, painting and polishing the same.
(Structural steel will be free issue by Employer).

1.09 Providing and fixing angle iron window frames or edging in trenches/columns/Drains etc. including Kg 100.00
providing and fixing steel lugs of suitable size embedded in cement concrete 1:2:4 (1 cement :2 coarse
sand :4 graded stone aggregate 20 mm. nominal size) complete as per drawing (Rate to Exclude for
cost of structural steel).

1.10 Providing and fixing bright finished brass hydraulic door closers of approved brand for doors with N 10.00
necessary accessories and screws etc. complete.

1.11 Providing and fixing of double action floor spring of approved brand and manufacture for aluminium N 10.00
doors, including the cost of cutting floor and making good after embedding the floor spring with frame
complete.

1.12 Providing and fixing Doors and windows made of Aluminum tubular profile frames of approved quality, M2 74.00
1.6mm thick, door kick plate 1500gm/ml, partly covered with aluminium sheet according to the detail
drawing and window door schedule. Complete work includes all the necessary iron mongery, door
stopper, etc. and all accessories to complete the work. All aluminum windows and doors type shall be in
accordance with the technical specifcation requirement, Architect's preference and approval.

1.13 Providing and fixing fine size galvanized steel wire mesh fixed to Aluminum profile frames. M2 7.40

1.14 Fabricating and fixing SS nosing angle frame on drain, corner tiles as per the drawing including the M1 10.00
grouting and masonry work. The size of the angle shall be upto 40 mm x 40 mm. The steel required
for this item shall be supplied by the owner free of cost.

E. CARPENTRY / JOINERY & METAL WORK TOTAL CARRIED OVER TO SUMMARY :

F. FLOORING
: 8 :
1.01 Providing and fixing 10mm thick imported type approved quality non slippery ceramic tile in flooring, in M2 120.00
skirting, risers of steps and platforms stuck down with approved type adhesive on cement sand screed
floor finish and joints grouted in appropriate color setting coat mortar. Colour and pattern of tile shall be
approved by the Engineers. Rate includes back coat of 50 mm thick cement sceed 1:3 (1 cement :3
coarse sand), grouting material, cement slurry & other necessary accessories to complete the work.

1.02 Providing and fixing 6mm thick imported type approved quality non slippery ceramic tile in walls stuck M2 130.30
down with approved type adhesive on cement sand plaster finish and joints grouted in appropriate
colour setting coat mortar. Colour and pattern of tile shall be approved by the Engineers. Rate includes
back coat of 15 mm thick cement plaster 1:3 (1 cement :3 coarse sand), grouting material, cement
slurry & other necessary accessories to complete the work.

1.03 Providing and laying 20mm thick (minimum) machine cut terrazzo tiles for flooring & landing laid in M2 10.00
pattern over 50 mm thick base of 1:3 (1 cement :3 coarse sand) and jointed with cement slurry mixed
with pigment to match the shade of the slab. Rate including cutting, grinding, polishing, back coat of 50
mm thick cement sceed 1:3 (1 cement :3 coarse sand), grouting material, cement slurry & other
necessary accessories to complete the work as per Architect's instructions.

1.04 Providing and laying 30mm thick (minimum) machine cut terrazzo tiles in treads, risers, skirting etc. laid M2 10.00
in pattern over 50 mm thick base of 1:3 (1 cement :3 coarse sand) and jointed with cement slurry mixed
with pigment to match the shade of the slab. Rate including cutting, grinding, nosing of treads and
polishing, back coat of 50 mm thick cement sceed 1:3 (1 cement :3 coarse sand), grouting material,
cement slurry & other necessary accessories to complete the work as per Architect's instructions.

Providing and fixing 500 x 500 x 10 mm thick imported type approved high quality porcelain tile in M2 10.00
flooring & skirting stuck down with approved type adhesive on cement sand screed floor finish and
joints grouted in appropriate colour setting coat mortar. Colour and pattern of tile shall be approved by
the Engineers. Rate includes back coat of 50 mm thick cement sceed 1:3 (1 cement :3 coarse sand),
grouting material, cement slurry & other necessary accessories to complete the work.

1.05 Labour charges for fixing 600 x 600 x 10 mm thick imported type approved high quality porcelain tile in M2 10.00
flooring & skirting stuck down with approved type adhesive on cement sand screed floor finish and
joints grouted in appropriate colour setting coat mortar. Colour and pattern of tile shall be approved by
the Engineers. Rate includes back coat of 50 mm thick cement sceed 1:3 (1 cement :3 coarse sand),
grouting material, cement slurry & other necessary accessories to complete the work. (Porcelain tiles
will be free issue by employer to site).

1.06 Providing and laying 20 mm thick mirror polished machine cut granite stone for laboratory, kitchen, M2 10.00
platform, working counters and similar locations of required size and approved shade, colour and
texture laid over 20 mm thick base of cement mortar 1:3 (1 cement : 3 coarse sand) with joints treated
with cement mixed with matching pigment, including edge moulding and polishing to give high gloss
finish etc. complete as per design.

1,07 Providing and laying 20 mm thick marble tiles for landing, tread, risers of required size and approved M2 10.00
shade, colour and texture laid over 20 mm thick base of cement mortar 1:3 (1 cement : 3 coarse sand)
with joints treated with cement mixed with matching pigment, including edge moulding and polishing to
give high gloss finish etc. complete as per design.

1.08 Extra for tapping on groud floor slab with the circular pipe to make the corrogations and brooming as M2 12,696.69
per drawing & Engineers instruction.

1.09 Extra for making grooves by cutting machine in floor joints including providing and filling polysulphide
or equivalent sealant.

G. ROOFING

NOTES: The rates quoted below shall include: all material, tools & plant, labor and working at all height

The water proofed roof shall be tested with 150 mm standing water as directed for 7 days.

Providing required slope as directed by Architects / Engineer.


A guarantee of 10 years against defects shall be given by the Contractor.

1.01 30mm thick smooth finished cement sand screed laid on top of light weight concrete in cement mortar M2 330.00
mix (1:3 and 1:1) with proper slope towards down pipe.

1.02 Average 50mm thick light weight concrete in mix (1:2:5) cement, pumice and sand laid over RC roof M2 330.00
slab with proper slope towards down pipe and corners angled at 450 at parapet and roof slab
connection as shown on the detail drawing.

1.03 Supply & apply 4mm thick bituminous membrane type roof water proofing strictly following the M2 345.00
manufactures instruction. Price shall include reflective aluminum paint.

1.04 Supply & apply 6 mm thick cementitious type (Xypex or Equivalent) water proofing strictly following the M2 10.00
manufactures instruction.

1.05 Providing and fixing uPVC PN6 rain water downpipes of approved quality including all accessories and
joints sealed to be completed as per standard specifications & engineer's instruction.

G. ROOFING WORK TOTAL CARRIED OVER TO SUMMARY:

H. FINISHING & PAINTING

Making all construction and expansion joints and cutting, material, labor, tool & plant.

Making all grooves of any pattern and size as directed by the Architect in plaster and platforms
including rounding off junction with floors. The plaster shall be in plumb. The junction of the two wall &
ceiling shall be right angle.

Work in patches, narrow widths small quantities curved surfaces projected bonds, set backs, off sets
corbels, architraves.
Repairing and finishing the junctions of skirting and plaforms, with relevant mortar.

Finishing the edges of electric fittings and boxes etc.


Use of all scaffolding and cradles, dust sheets and other covering for the protection of fixtures, fittings,
furniture, floors etc.
Cleaning paint splashes, drops or dirt, glass joinery electric fitting wiring etc., including washing the
floors and leaving the premises neat and clean.
Any cracks observed in the work due to bad workmanship shall be repaired without any extra cost by
mortar or filler e.g . snow filla as directed by the architect .
