Adaptability to the sun

This building settles in plan to an irregular and tight plot which imposes its perimeter shape. For
a better adjustment, the program is fragmented in to two big apartments in each level, leaving in
the middle a long shaped hall which allows to change the direction, turning to find the most
favorable position obeying simultaneously with a strict urban regulation regarding the setbacks
and visual control towards other buildings. Its shape is also the shape of the plot.

2. Program

In section the building adapts to the high inclination of the plot, leaving the main access at
street level, 4 inferior levels for parking, 13 above levels of apartments and a final level with
a terrace, common areas, gardens and a pool. In the first nine floors there are ten and eight
apartments of one level, and in the final four floors, four apartments of two floors and double
height in the social area. The area of these apartments varies between 160 and 280m2,
they are thought to be for big, conventional and families with children.
3. Tropical surroundings

Although in plan the both built volumes have variations in their orientation, in reality its main
faades and most extensive, face the strong sun of the morning and afternoon in a tropical
environment without seasons and constant climatic conditions. To maintain the building in shade
throughout the year longitudinal and continuous eaves have been proposed. They gain and lose
depth according to the spaces they protect, always widening in the social areas and in the
bedrooms and decreasing in service areas. Balconies and terraces are always located in the
interior of the faades perimeter and the windows are always positioned in between eaves.
Strategic openings have been considered to favor cross ventilation in the interior of the
apartments.

4. Direct contact with the street.

Before impermeable urbanism, this buildings tries to do the opposite: instead of closing itself
completely inside a control fence, its outline is exposed to the street, it can be touched and it
locates in the first level the access booth and premises for a caf which can be used by both
the neighbors and the community in general.
ARKVISTA RESINDENCE
Arkvista is located in Caddebostan where was used as Istanbuls summer residence
neighbourhood. This neighbourhood has been transformed for years, and became todays quiet
residential appearance. Nowadays, Caddebostan and the district around are going through
another transformation. This transformation aims to renovate buildings which are old and weak
for earthquakes. In this context, Arkvista was designed to bring the traces of modern
architecture into the district.

Arkvista has a rectangle land which is located at the back parcel of the main beach axis.
Accordingly, while the large facade is looking to a narrow street, the narrow facade is looking to
the busy traffic of Cemil Topuzlu Street. From the fourth floor to the top floor, the apartments are
looking through Marmara Sea which contains the view of Prince Island. Consequently, there is
the plan scheme of a broad view of the building at the front with a balcony and the living room,
followed by the kitchen, bedrooms and baths as one apartment per floor.

Narrow facade, which has a sea view from the balconies, is shaped by movement of a vertical
line that continues all over the surface. Balconies are set back at the point where they meet the
line and these movements are reflected in each plan on each floor. Through this movement each
floor gets a unique and distractive schematic plan. However, the balconies are not too tight they
have a sufficient range of use.

Wide facade, which is perceived shore line of Bostanc, is divided by narrow vertical panels in
order to soften the width of the facade. These panels are continuing for fourteen floors.
Alucobond aluminium composite panels, which reflect the sky, and Kale Sinterflex panels that
are lightweight and has a stone appearance, are used for the facade. These vertical panels are
divided by horizontal Alucobond panels in every three floors in order to balance the height of
fourteen floor building.

Landscape is designed with grass pavers the public street and the site of the building is
designed with plants instead of high walls that create a pressure to the street.
From the architect. This thin elongated tower floats over a new waterfront park. It is the first
of a new generation of residential towers on Biscayne Bay in that it creates part of a public-
private partnership to unlock the value of the bayfront.

The experience is partially open to the sky and partially within a porch of monumental
proportions. Following Florida tradition it frames the bay views and provides shelter from the
sun and rain.

The building balconies fold playfully along the facades. They create a pattern of light and
shadow, reflection and opacity. They appear to flutter in the wind or responding to the
ripples of the bay waters. The textured faade breaks the tradition of vertical extrusions in
high-rise design.

From within the balcony varying depth create dramatic vantage points at their tips, creating
an experience as if standing on the prow of a ship. They also create deep areas for
furnishable terraces and shallower verandas that allow light into the spaces beyond.
