Final demand letter

Dear Ms. Dominguez:

Our client, Far East Bank and Trust Company (now Bank of the
Philippine Islands), has referred to us for immediate legal action the matter
of your occupancy of the parcel of real property with improvements thereon
described in and covered by TCT No. T-82364 of the Registry of Deeds for the
City of Las Pias located at your above-stated address.

As you are well aware of, Far East Bank and Trust Company (now BPI)
acquired said property from you through Dacion En Pago. Prior demands had
already been made by BPI that you surrender and turn over possession of
said property, but to no avail. It is in this regard that FINAL DEMAND is
hereby served upon you to vacate the above-described property and
peacefully surrender possession thereof to our client within fifteen (15) days
from receipt of this letter. Otherwise, we will be constrained to file a case of
unlawful detainer against you and claim damages from you in the form of
reasonable compensation for your continued use and occupancy of the
subject property in the sum of P15,000.00 per month from the expiration of
the fifteen (15) day grace period until the property is finally vacated
including legal fees and cost of litigation.

It is hoped that you will see your way clear in this regard.
