Mitchells Run Design Guidelines

The Design Approval Process


Once you have completed the plans for your new home, you must submit them to the Design Approval Committee (the
Committee). Once approved, you must then obtain a building permit from a licensed building surveyor.

The Committee is made up of representatives from Mitchell Doreen Projects (the developer), as well as independent design
professionals including an architect and an urban designer. The Committee meets fortnightly to review plans.

Your plans will be reviewed for compliance with the Design Guidelines, and each element will be assessed against the
Design Checklist (Appendix C). If a design element is not approved, the Committee will provide feedback indicating the
amendments needed in order to gain approval.

Following is an outline of the design approval process:

CONTRACT OF SALE RECEIVED BY PURCHASER


Includes Building Envelope Plan (if applicable) and a copy of the Design Guidelines.

SUBMISSION OF PLANS FOR APPROVAL


Submit plans to the Committee. Plans must include:
- Site plan
- Floor plan
- Elevations/Sections
- Schedule of external materials and colours
- Shadow diagram (for double storey buildings)
- 5 Star Energy Rating Assessment
- Landscape plan
- Completed Design Checklist (Appendix C)
- Signed Submission Checklist (Appendix D)

Please note The Design Guidelines form part of the purchase agreement and the planning permit for Mitchells Run
and therefore all dwellings and associated structures must be approved by the Design Approval Committee. The
Committees decision is final, and while every effort is made to clarify the Design Guidelines, the Committee has
complete discretion in the interpretation of the Guidelines.
