CONDITIONS OF REPORT

Structural inspections are carried out on the following conditions unless otherwise agreed in writing: -

Reports on inspections and appraisals shall be for the private and confidential use of the client for whom
the report is undertaken and should not be reproduced in whole or in part or relied upon by third parties for
any use without our express written authority.

This structural inspection shall be considered as preliminary only. No opening up to expose the structure,
and limited structural calculations have been carried out. The inspection is limited to noting and commenting
on visible external defects, which might be symptomatic of structural distress. Where more detailed
information on the structure is required, or where alterations or repair works to the structure are to be carried
out in future, or where a change of use is proposed, a more detailed survey incorporating opening up and
material sampling would be necessary.

It is not possible to state that structural elements that are covered, unexposed or inaccessible are free from
defects.

Inspections do not deal comprehensively with the condition of timber and the presence or extent of fungal
or insect infestation. A timber specialist's advice should be sought in relation to these matters.

Inspections do not deal comprehensively with the condition of corroded steelwork. More detail or specialist's
advice should be sought in relation to these matters.

Planning permission and byelaw matters, or fire risk assessment, is not considered. An architects advice
should be sought in relation to these. Inspections do not extend to legal rights of ownership such as whether
dividing walls are owned by one side or the other.
