Background of the study
Chapter 1

The current urban growth in Bangladesh is about 5-6%. (BBS, 2015)


At present 28% population live in urban areas, which will be 34% by the
year 2025 (Dewri, 2012).
The present estimated population of Khulna is 1.4 million and estimated
growth rate is 3.8% per annum (BBS, 2015)
In 1998, about 48.45 % of the total population of Khulna was migrants.
(Ahmed, 2012).
The UN declaration and the constitution of Bangladesh recognize the
right of shelter. (Dewri, 2012).
The government has come forward by lowering interest rate for house
loan and improving the administrative system

As per expected growth and migration rate of Khulna requires a million of


housing options within the next 5 years time frame (Mia, 2016).

Expert for construction work, shortage of land and local building materials have
made the problem more complex in nature. (Murtazai, 2012).

During the last decade, the total volume of Real Estate, Renting and Business
service sector increased every year which implies a positive growth in the
sector every year.

The real threat comes from the migrant peoples of both the inside and outside
country.
Migration is basically done for the employment opportunity therefore changes
the economic condition.

Lower interest rate.


Expected growth in other industry (e.g. Cement, Steel, Brick).

Real housing choice has been coined as a critique of the use of the term
housing choice,
Being able to choose a preferred option from a set of distinctive alternatives
(Brown & King, 2005) (Ham, 2012).
Choice set is the total set of realistic options available to households given their
needs, preferences, resources, and restrictions, within the opportunities and
constraints offered by the housing market (Ham, 2012) (Zeng, 2013).
People who already own a house or flat are still very disposed to buy another
property (Dewri, 2012).

Mostly the migration (inside and outside of the country) takes place for
the purpose of employment (Osili, 2004).

Migrants (inside and outside of the country) often maintain economic


and social ties to their origin communities (Osili, 2004).

The period of migration has been a critical issue for the profession and
type of residency for the migrants (Fields, 1972).

Types of loan especially housing loan depends on the consumers


credibility and relationship with the bank (J. Denis & Mihov, 2002).
State-owned banks charge systematically lower interest rates to similar
or identical firms than do privately owned banks. (Sapienza, 2004)
The price of house and the bank loan or other financial sources are
independent as mentioned in the study ( Haas & Greef, 2000).
High education level in low income group increase the probability of
housing loans approved (Aarland & Nordvik, 2009).

The research is conducted in the khulna city.


The city has 31 words and 5 thanas (Study Area).
The characteristics of study area (population, male, female, residency,
occupation) is included in the appendix section.

Being descriptive in nature, the study was done through collecting data
in structured questionnaire (included in appendix), studying and
analyzing data, linking result with existing findings.

The study was also collected useful data through interview of industry
experts, consumers and government officials for the purpose of
usefulness.

Chapter 5

The purpose of the descriptive study is to provide some insights


which can be the theoretical framework of the researches in
future.

The authorities may take precautions about the flow of migrants


The culture of building multi-storied building or ready-made flat in
budget price (considering the income level of the people)
the location choice of factors affecting the choice

Financial choice set for housing.
