GENERAL REQUIREMENTS

RELATED SECTIONS
All applicable provisions of the different divisions of the Specifications for each
work trade shall apply for all items cited in this Summary.

SPECIFICS
Materials specifically mentioned in this Summary shall be installed following
efficient and sound engineering and construction practice, and especially as per
manufacturers application for installation specifications that shall govern all
works alluded to in theses Specifications.
1.4
SCOPE OF WORK
Materials and finishes for improvements and facilities listed below are part of the
scope of work and shall be supplied and installed by the Contractor without extra
costs to the Owner.
The scope of work includes all sitework, concrete. Masonry, metals, wood and
plastics, thermal and moisture protection, doors and windows, finishes,
specialties, sanitary, mechanical, and electrical works necessary to complete the
project it operational and ready for use.
Work of the contract consists of the construction of the Proposed Two Storey
Residential House in, Bacoor City, Cavite. Materials and finishes for
improvements and facilities listed below are part of the scope of work and shall be
supplied and installed by the Contractor as part of his scope of work for the
project.
ARCHITECTURAL, INTERIOR DESIGN, STRUCTURAL, AND CIVIL
WORKS
A. Clearing, excavation, and other site works preparations for construction of the
Two Storey Residential House, as shown in the plans.
B. Construction and/or installation of new interior and exterior concrete slabs and
structural systems, masonry walls, drywall partitions, floors, ceiling, and
roofing systems, etc. for the Proposed Two Storey Residential House, as
indicated on the drawings. All new construction to be made complete

following specifications for concrete and masonry works, metals, woods and
plastics, finishes, etc.
Provision of new doors, door sashes & jambs, windows & frames, complete
with finish hardware and operators.
Provisions of new toilets, including installation of new flooring finish, wall
finish, ceiling finish, and doors. All toilets shall be waterproofed and shall be
provided with new plumbing fixtures, toilet accessories, lighting and electrical
fixtures as shown on the drawings.
Provision of new stairs for access from one level or elevation to another
within the whole area. These include stair nosings, hand rails, railings, etc. as
specified.
Laying of all necessary exterior and interior utility lines, raceways system,
fixtures, breakers, switches, controls (if any) including fittings and accessories
as required by the specialty trade under plumbing electrical, and other
engineerin/utility works. All utilities to be inspected and tested according to
the satisfaction of the Owner with the Contractor on hand to render remedies
and rectification inclusive of the original contract agreement.
Provision of new built-in shelves, cabinets, counters, etc. for the Proposed
Two Storey Residential House.

A. Cement: Portland Cement Type I. Use one (1) brand for the whole structural

masonry works, conforming to ASTM C150-97.

1. Gravel: Crushed rocks from reputable supplier. Well-graded, clean,
hard particles of gravel or crushed rock. Use 25mm (1) dia.
maximum for slabs and 19mm (3/4) dia. for lintel beams.
2. Sand: Clean, washed sand, conforming to ASTM c35-67.
3. Water: Clean, fit for drinking, free from injurious amount of oil,
acids, alkali, organic materials and other deleterious substance

LUMBER: White oak, Kiln-dried, S4S, sound, hard and free from defects lumber.
For wooden door framings, door louver slats, framings of counters, base counters,
built-in cabinets and storage cabinets, and other areas as indicated, refer to
Drawings for sizes and profiles. Also for board-up walls.
A. Stair treads: 25mm clear, kiln dried stepping with half-round and rounded
edge nosing.
B. Interior Railings : Clear, Kiln-dried of patter indicated for all exposed sides of
plywood; 12mm

PLYWOOD: Class B Tanguile. Provide solid wood edging for all exposed sides of
plywood; 12mm (1/2) thick and larger.
A. 6mm (1/4) thick ordinary plywood. For door sash of flush hollow-core
wooden doors; oil-stained finish.
B. 12mm (1/2) thick weatherproof marine plywood, painted finish. For backing
for vanity mirrors.
C. 20mm (3/4) thick ordinary plywood, painted finish. For miscellaneous
backing, patching, faces, sides, bottoms and dividing components of wood
based units such as counters, base cabinets, shelves and overhead cabinets and
which are concealed or intended to be painted.

Cabinet Accessories
1. Cabinet Handles: Metal cabinet handles. For all cabinet doors as

3. Self-closing Hinges: Concealed hinges, for cabinet doors, provide
three (3) sets for cabinets more than one meter height.
4. Cabinet and Drawing Locks: Flap cabinets door locks for all cabinets
and drawers, satin finish.

FINISHES

PAINTING
Use Architect-approved one brand only all throughout. All exposed finish,
hardware, lighting fixtures and accessories, plumbing fixtures and accessories,
glasses and the like shall be adequately protected that these are not stained with
paint and other painting materials prior to painting works. All other surfaces
which would be endangered by stains and paint marks should be taped and
covered with kraft paper or equal.
EXTERIOR AND INTERIOR:
A. Flat Paint (Latex Type): Masonry surfaces shall be treated with masonry
neutralizer. Apply one coat concrete sealer, one coat latex primer and two
coats semi-gloss latex paint. Fill up cracks and crevices and putty minor
cracks and surface imperfections with patching compound prior to columns of
finish coats. For interior and exterior (new and existing) concrete/masonry
surfaces: columns, beams and walls. For interior drywall partitions. This
includes 100mm high base strips along walls. Architectural/Interior Designer
approved color.
10.00 SPECIALTIES
10.01 TOILET ACCESSORIES: Shall be installed as shown on Drawings (including
mounting heights). Surfaces of fastening devices and connections exposed after
installation shall have same finish as the accessories. Architect approved colors.
11.00 PLUMBING / SANITARY
11.01 GENERAL CONDITION: This item shall consist of furnishing all materials,
tools, equipment and fixture required as shown on the Plans for the satisfactory
performance of the entire plumbing system including installation in accordance
with the latest edition of the National Plumbing Code, and this specification.
11.02 MATERIALS
A. All rough- in shall be of PVC pipe of equal brand.
B. All plumbing fixture shall be of Philippine Standard, to be provided by the
client
in
conformity of plans and specifications.
C. Rough-in for pipes and fixtures shall be carried along with the building
construction, opening for proper sizes and correctly located for the cutting in
3. Vertical lines shall be secured strongly by hooks to the building frame and
suitable brackets or chairs shall be provided at the floor from which they
start.
4. All main Vertical Soil and Waste Stacks shall be extended full size to and
above the roof line to act as vents, except otherwise indicated on the plans.
5. Vent Pipes in roof spaces shall be run as close as possible to underside of
roof with horizontal piping slope down to stacks without forming traps.
Vertical vent pipes may be connected into one main vent above the highest
vented fixtures.
6. Where an end or circuit vent pipe from any fixtures is connected to a vent
line serving other fixture, the connections shall be at least 120 cm. above
the floor on which the fixtures are located.
7. Horizontal waste line receiving the discharge from two or more fixtures
shall be provided with end vents unless separate venting of fixtures is note
1 on the plan.
8. All changes in pipe sizes such as soil and waste lines shall be made with
reducing fittings or necessary reducers.
9. All changes in directions shall be by appropriate use of 45 degrees Y; half
Y; long sweep; quarter bends or elbows for soil and waste lines where the
change in directions of flow is from the horizontal to the vertical and
discharges from water closet.
10. Where it becomes necessary to use short radius fittings in other locations,
the approval of the supervising Architect or Engineer shall be obtained
prior to installation of said things.
11. Cleanouts at the bottom of each soil stack, waste stack, interior downspoit,
and where else indicated shall be the same size as the pipe lines.
12. Vent pipes shall be flashed and made water tight at the roof with ferrule
lead sheet.
13. Trap. Each fixtures and place of equipment requiring connections to the
drainage system except fixtures and continuous waste shall be equipped
with a trap. Each trap shall be places as near to the fixture as possible.
B. Water Pipes, Fittings and Connections
1. The water supply piping shall be extended to all fixtures, outlet, and
equipment from the gate valves installed in the branch near the riser.
2. The cold water system shall be installed with a slope towards a main
shutoff valve and drain. Ends of pipe and outlets shall be capped or
plugged and left nearby for future connections.
3. All piping above the ground shall be run parallel with the lines of the
building unless otherwise indicated on the Plan.
4. All service pipes, valves, and fittings shall be kept at sufficient distance
from other work to permit finished covering not less than 12mm form such
work or from finished covering on the different services.
