OUTLINE SPECIFICATIONS

SUMMARY OF MATERIALS AND FINISHES


1.0

GENERAL REQUIREMENTS
1.1
RELATED SECTIONS
All applicable provisions of the different divisions of the Specifications for each
work trade shall apply for all items cited in this Summary.
1.2

INFERRED ITEMS OF WORK


Materials and workmanship deemed necessary to complete the works but NOT
specifically mentioned in the Specification, Working Drawings, or in the other
Contract Documents, shall be supplied and installed by the Contractor without
extra cost to the Owner. Such materials shall be of the highest quality available,
and installed in a workmate manner at prescribed or appropriate locations.

SPECIFICS
Materials specifically mentioned in this Summary shall be installed following
efficient and sound engineering and construction practice, and especially as per
manufacturers application for installation specifications that shall govern all
works alluded to in theses Specifications.

1.4

SCOPE OF WORK
Materials and finishes for improvements and facilities listed below are part of the
scope of work and shall be supplied and installed by the Contractor without extra
costs to the Owner.
The scope of work includes all sitework, concrete. Masonry, metals, wood and
plastics, thermal and moisture protection, doors and windows, finishes,
specialties, sanitary, mechanical, and electrical works necessary to complete the
project it operational and ready for use.
Work of the contract consists of the construction of the Proposed Two Storey
Residential House in, Bacoor City, Cavite. Materials and finishes for
improvements and facilities listed below are part of the scope of work and shall be
supplied and installed by the Contractor as part of his scope of work for the
project.
ARCHITECTURAL, INTERIOR DESIGN, STRUCTURAL, AND CIVIL
WORKS
A. Clearing, excavation, and other site works preparations for construction of the
Two Storey Residential House, as shown in the plans.
B. Construction and/or installation of new interior and exterior concrete slabs and
structural systems, masonry walls, drywall partitions, floors, ceiling, and
roofing systems, etc. for the Proposed Two Storey Residential House, as
indicated on the drawings. All new construction to be made complete

following specifications for concrete and masonry works, metals, woods and
plastics, finishes, etc.
Provision of new doors, door sashes & jambs, windows & frames, complete
with finish hardware and operators.
Provisions of new toilets, including installation of new flooring finish, wall
finish, ceiling finish, and doors. All toilets shall be waterproofed and shall be
provided with new plumbing fixtures, toilet accessories, lighting and electrical
fixtures as shown on the drawings.
Provision of new stairs for access from one level or elevation to another
within the whole area. These include stair nosings, hand rails, railings, etc. as
specified.
Laying of all necessary exterior and interior utility lines, raceways system,
fixtures, breakers, switches, controls (if any) including fittings and accessories
as required by the specialty trade under plumbing electrical, and other
engineerin/utility works. All utilities to be inspected and tested according to
the satisfaction of the Owner with the Contractor on hand to render remedies
and rectification inclusive of the original contract agreement.
Provision of new built-in shelves, cabinets, counters, etc. for the Proposed
Two Storey Residential House.

PLUMBING/SANITARY (Refer to drawings where applicable)


A. Supply and installation of new water supply, soil/sanitary, and storm drainage
system on site. These include installation of pipes, fittings, and accessories
B. Supply and installation of new storm drainage system for roofing system. This
includes roof drains and gutters, downspout, and catch basins.
ELECTRICAL AND LUXURY (Refer to drawings where applicable)
A. Provision of new panel boards, breaker, starter & transformer, new power &
lightning system, wiring devices, pipe fittings, outlets, cables, and rough-ins.
B. Outlet provisions for new telephone line system and cable tv system.

EXCLUDED ITEMS (OWNER-SUPPLIED ITEMS)


A. Supply and installation of all furniture which include chairs, tables, sofas, etc.
B. Supply and installation of all equipment, electronic devices, and/or ownersupplies items which include television, computers, telephones, etc.
C. Provision of new air-conditioning and ventilation system.
D. Soil poisoning, termite and pest control for existing building and expansion
areas.
E. Supply of toilet fixtures and accessories, lights and tile works.

SITEWORK
2.01

EARTHWORK
A. Fill or borrow materials. Granular non-plastic material, laboratory-approved,
inert materials from off-site source.
B. Capillary water sieves and barrier; uniformly graded or sizes, non-porous
aggregates or stones respectively.

GRAVEL BEDDING: Crushed rocks from reputable supplier. Well-graded, clean,


hard
particles of gravely or crushed rock. Use 25mm (1*) dia. Maximum for all new
concrete slabs and foundation, 75mm thick or as indicated in the drawings.

UNIT PAVING: Solid pavers, made from normal-weight concrete with a


compressive strength not less than 34 MPa, water absorption not more than 5
percent according to ASTM C 140, and no breakage and not more than 1 percent
mass loss when tested for freeze-thaw resistance according to ASTM C 67
Rectangular, 40mm thick or as indicated, Architect/Interior Designer approved
color.

CONCRETE

CONCRETE FORMWORKS: Use 12mm (1/2) thick formply or ordinary


plywood,
free
from warps and gross deformities, sufficiently braces with solid lumber, and
applied with form release agent as its casting surface before each casting.

3. 02

REINFORCED CONCRETE: All new slabs, footings, wall footings, columns,


beams, ramps, stairs, driveways, trench drains, gutter, canopy, parapet, and lintel
beams.

CONCRETE STEEL REINFORCEMENT


A. Intermediate Grade Steel RSB ASTM for 20 dia. And smaller: A615/A615,
deformed, 275.8 Mpa (Grade 40 ~ Fy = 40, 000 psi), for 25 dia. and larger:
A615/A615M deformed (Grade 60 ~ Fy = 60,000 psa); refer to structural
plans.
Use steel conforming to ASTM standards, deformed, for concrete and
masonry
requirements. Use Ga. 16 galvanized iron (G.I.) tie wires at joints or laps of
places
reinforcements as indicated in the Drawings.

CAST-IN-PLACE CONCRETE

PLACEMENT DRAWINGS: Shop of drawings of each reinforcing steel detail


and placement drawing shall be submitted for approval. Any material fabricated
before final approval of the shop drawings will be done at the Contractors risk,
but no material shall be places until shop drawings have final approval Shop
drawings shall be in accordance with the Manual of Standard Practice for
Detailing Reinforced Concrete Structures (ACI 315).

MASONRY

C1, C2, D1, D2b, D2v, D4 and D5. Use adhesive mortar for laying
ceramic tiles with dispersion compound as an additive to adhesive mortar. Use
grout, pre-mixed dry well filer for floor and wall tile joints, either glazed or
unglazed tiles. For floor, wall and toilet tile works.

METALS

STRUCTURAL STEEL: Shall comply with the provisions of the ASTM


Specifications appropriate for the grade designated on Drawings (ASTM A36
Grade 36, unless noted otherwise). Submit shop drawing prior to installation.

WOODS AND PLASTICS

LUMBER: White oak, Kiln-dried, S4S, sound, hard and free from defects lumber.
For wooden door framings, door louver slats, framings of counters, base counters,
built-in cabinets and storage cabinets, and other areas as indicated, refer to
Drawings for sizes and profiles. Also for board-up walls.
A. Stair treads: 25mm clear, kiln dried stepping with half-round and rounded
edge nosing.
B. Interior Railings : Clear, Kiln-dried of patter indicated for all exposed sides of
plywood; 12mm

PLYWOOD: Class B Tanguile. Provide solid wood edging for all exposed sides of
plywood; 12mm (1/2) thick and larger.
A. 6mm (1/4) thick ordinary plywood. For door sash of flush hollow-core
wooden doors; oil-stained finish.
B. 12mm (1/2) thick weatherproof marine plywood, painted finish. For backing
for vanity mirrors.
C. 20mm (3/4) thick ordinary plywood, painted finish. For miscellaneous
backing, patching, faces, sides, bottoms and dividing components of wood

THERMAL MOISTURE AND PROTECTION


7.01

WATERPROOFING : Elastomeric type waterproofing. For all new concrete slabs,


canopy, parapet, firewalls. Apply with surface preparation, methods of application
and density as per manufacturers specifications.

7.02

DAMPROOFING : Vapor barrier, 1 layer at 6 mills (0.006) thick layer. Apply


with surface preparation, methods of application and density as per
manufacturers specifications. For all new concrete slabs on fill at building
interior.

7.03

DRYWALL SOUND INSULATION : 50mm thick, 16kg/m3 nominal density


insulation blankets, bare, lightweight, flexible and resilient material, made of
long-glass wool bonded with a thermosetting resln. For all interior drywall
partitions.

7.04

ROOFING AND ACCESSORIES : 15mm thick engineered roofing system,


Architect approved color, Roofing insulation underneath the system included.

9.02

PAINTING
Use Architect-approved one brand only all throughout. All exposed finish,
hardware, lighting fixtures and accessories, plumbing fixtures and accessories,
glasses and the like shall be adequately protected that these are not stained with
paint and other painting materials prior to painting works. All other surfaces
which would be endangered by stains and paint marks should be taped and
covered with kraft paper or equal.
EXTERIOR AND INTERIOR:
A. Flat Paint (Latex Type): Masonry surfaces shall be treated with masonry
neutralizer. Apply one coat concrete sealer, one coat latex primer and two
coats semi-gloss latex paint. Fill up cracks and crevices and putty minor
cracks and surface imperfections with patching compound prior to columns of
finish coats. For interior and exterior (new and existing) concrete/masonry
surfaces: columns, beams and walls. For interior drywall partitions. This
includes 100mm high base strips along walls. Architectural/Interior Designer
approved color.

10.00 SPECIALTIES
10.01 TOILET ACCESSORIES: Shall be installed as shown on Drawings (including
mounting heights). Surfaces of fastening devices and connections exposed after
installation shall have same finish as the accessories. Architect approved colors.
11.00 PLUMBING / SANITARY
11.01 GENERAL CONDITION: This item shall consist of furnishing all materials,
tools, equipment and fixture required as shown on the Plans for the satisfactory
performance of the entire plumbing system including installation in accordance
with the latest edition of the National Plumbing Code, and this specification.
11.02 MATERIALS
A. All rough- in shall be of PVC pipe of equal brand.
B. All plumbing fixture shall be of Philippine Standard, to be provided by the
client
in
conformity of plans and specifications.
C. Rough-in for pipes and fixtures shall be carried along with the building
construction, opening for proper sizes and correctly located for the cutting in

case of error or omission, and shall provide replacement in accordance work


of flush around pipes as may be required.
11.03 SEPTIC TANK
A. The septic tank shall be provided as shown on the Plans including all pipe
vents and fittings.
B. Various construction materials such as concrete masonry work shall conform
to the corresponding items of this Specification.
11.04 INLET AND OUTLET PIPES: Shall conform to the latest edition of the National
Plumbing Code.
11.05 PLUMBING FIXTURES AND FITTINGS (Owner-supplied)
A. All fittings and trimmings for fixtures shall be chromium plated and polished
brass unless otherwise approved.
B. Exposed traps and supply pipes for fixtures shall be connected to the
roughing-in, piping system at the wall unless otherwise indicated on the Plans.
C. Built-in fixtures shall be watertight with provision of water supply and
drainage outlet, fittings and trap seal.
11.06 ROOF DRAINS, OVERFLOW PIPES AND STEEL GRATING
A. The Contractor shall provide fit and or install necessary drains with strainers
here shown on the Plans.
B. Each drain with the strainer shall fit the size of the corresponding downspout
or roof leader over which it is to be installed and in conformity with the
following schedule.
C. Steel grating shall be made of wrought iron metal of design on shop drawings
approved and surfaces to be coated with shop finish.
11.07 CONSTRUCTION REQUIREMENTS
The Contractor before any installation work is started shall carefully examine the
Plans and investifate actual structural and finishing work condition affection all
his work. Where actual condition necessitates a rearrangement of the approved
pop layout he shall duly notify the architect. The Contractor shall prepare Plan(s)
of the proposed pipe layout for approval by the supervising Architect or Engineer.
A. Installation of Soil, Waste, Drain and Vent Pipes.
1. Soil Pipe All Soil and drainage pipes shall be slope at 2% or 2 cm. per
1.0 meter run but in no case flatter than one (1%) percent.
2. Horizontal Lines shall be supported by well secured heavy strap hangers.

3. Vertical lines shall be secured strongly by hooks to the building frame and
suitable brackets or chairs shall be provided at the floor from which they
start.
4. All main Vertical Soil and Waste Stacks shall be extended full size to and
above the roof line to act as vents, except otherwise indicated on the plans.
5. Vent Pipes in roof spaces shall be run as close as possible to underside of
roof with horizontal piping slope down to stacks without forming traps.
Vertical vent pipes may be connected into one main vent above the highest
vented fixtures.
6. Where an end or circuit vent pipe from any fixtures is connected to a vent
line serving other fixture, the connections shall be at least 120 cm. above
the floor on which the fixtures are located.
7. Horizontal waste line receiving the discharge from two or more fixtures
shall be provided with end vents unless separate venting of fixtures is note
1 on the plan.
8. All changes in pipe sizes such as soil and waste lines shall be made with
reducing fittings or necessary reducers.
9. All changes in directions shall be by appropriate use of 45 degrees Y; half
Y; long sweep; quarter bends or elbows for soil and waste lines where the
change in directions of flow is from the horizontal to the vertical and
discharges from water closet.
10. Where it becomes necessary to use short radius fittings in other locations,
the approval of the supervising Architect or Engineer shall be obtained
prior to installation of said things.
11. Cleanouts at the bottom of each soil stack, waste stack, interior downspoit,
and where else indicated shall be the same size as the pipe lines.
12. Vent pipes shall be flashed and made water tight at the roof with ferrule
lead sheet.
13. Trap. Each fixtures and place of equipment requiring connections to the
drainage system except fixtures and continuous waste shall be equipped
with a trap. Each trap shall be places as near to the fixture as possible.
B. Water Pipes, Fittings and Connections
1. The water supply piping shall be extended to all fixtures, outlet, and
equipment from the gate valves installed in the branch near the riser.
2. The cold water system shall be installed with a slope towards a main
shutoff valve and drain. Ends of pipe and outlets shall be capped or
plugged and left nearby for future connections.
3. All piping above the ground shall be run parallel with the lines of the
building unless otherwise indicated on the Plan.
4. All service pipes, valves, and fittings shall be kept at sufficient distance
from other work to permit finished covering not less than 12mm form such
work or from finished covering on the different services.

5. No water piping shall be buried in floors, unless specifically indicated on


the Plan. Changes in pipe directions shall be made in reducing fittings.
6. Pipe drain indicated on the drawing shall consist of 12mm globe valve
with renewable disc and installed at low points on the cold water piping so
that all piping shall slope 10 cm in 30 meters.
7. All pipes to be threaded shall be earned before threading. All screw joints
shall be made with graphite and oil or with an approved graphite
compound
applied
to
make
threads
only.
C. Valves and Hose Bibbs
1. Valves shall be provided on all supplied fixture as herein specified.
2. The cold water connections to the domestic hot water heater shall be
provided with gate valves and the return circulation connection shall have
gate and check valve.
3. All connection to the domestic hot water heaters shall be equipped with
the unions between valve and tanks.
4. Valve shall not be installed with its stem below the horizontal elevation.
All valves shall be gate valves unless otherwise indicated on the plans.
5. Valves up to 50 mm diameter shall be threaded ends, rough bodies and
finished trimmings, except those on chromium plated brass pipe.
6. Valves 63mm in diameter and larger shall have iron bodies, brass mounted
and shall have either screw or flange ends.
7. Hose bibs shall be made of brass with 12 mm inlet threads hexagonal
shoulders and 19 mm male.

D. Fixtures, Equipment and Fastenings


1. All fixtures and equipment shall be supported and fastened in a safe and
satisfactory workmanship as practiced.
2. All fixtures required to be wall mounted on concrete hollow block wall
shall be fasten with brass expansion bolts.
3. Expansion bolts shall be 6 mm diameter with 20 mm threads into solid
concrete, fitted with tubing or sleeves of proper length to acquire extreme
rigidity.
4. Inserts shall be rigidly secured, anchored and properly concealed into the
wall.
5. Bolts and nuts shall be horizontally mounted and exposed. It shall be
provided
with
washers
and
chromium
plate
finish.
E. Pipe Hangers, Inserts and Supports
1. Pipe hangers shall be wrought iron or malleable iron pipe spaces not more
than 1.50 meters apart for horizontal runs of pipe.

2. Chains, straps perforated turn-buckles or other approved means of


adjustment except the turn-buckles may be omitted for hangers on soil or
waste lines or individual toilet rooms to maintain stacks when spaced does
not permit.
3. Trapeze hangers may be used in lieu of separate hangers on pipe running
parallel to and closed to each other.
4. Inserts shall b cast steel of the type to receive machine bolt or nut after
installation. Insert permit adjustment of the bolts in one horizontal
direction and shall be installed before the pouring of the concrete.
5. Wrought iron clamps or collars to support vertical runs of pipe shall be
spaced not more than 3.0m apart or as indicated on the Plan.
F. Plates and Flashing
1. Plates to cover exposed pipes passing through floor finished, walls, or
ceiling shall be fitted with chromium plated cast brass plates or chromium
plates cast iron or steel plates on ferrous pipes.
2. Plates shall be large to cover and close the hole around the area where
pipes passes.

12.01 INTERIOR LIGHTNING (Owner-supplied)
A. Fluorescent and HID Fixtures. Check ceiling compatibility of recessed
fixtures.
B. Sheet Metal Components: Steel unless otherwise indicated. Form and support
to prevent warping and sagging.
C. Diffusers and Globes: Acrylic 100 percent virgin acrylic lightning diffusers.
High resistance to yellowing and other changes due to aging, exposure to heat,
and UV Radiation. At least 3.175 mm lens thickness unless otherwise
indicated. Annealed crystal glass unless otherwise indicated.
12.02 EXTERIOR LIGHTING (Owner-supplied)
A. Spotlights/Luminaires for installation in wet locations. Architect/Interior
Designer approved color/finish as per manufacturers standard.
B. Sheet Metal Components: Corrosion-resistant aluminum unless otherwise
indicated. Form and support to prevent warping and sagging. Stainless steel
for exposed hardware materials. Plastic parts should be igh resistance to
yellowing and other changes due to aging, exporsure to heat and UV radiation.
