Course Objectives:
This course would introduce students to the different components of built environment, real
estate and infrastructure project development. This course will expose students to planning,
development and management of infrastructure projects over the project life cycle
commencing
from
conceptualization,
designing,
engineering,
financing,
constructing/rehabilitating, operating and maintaining the project. It will also introduce the
different characteristics of development across a number of real estate asset classes and an
overview in the development from land acquisition to project delivery.

Student Learning Outcomes:
Upon completion of the subject, students will be able to:

Understand different components of built environment


Understand and articulate the lifecycle of infrastructure projects in general and sector
specific projects in particular
Understand the process involved in project conceptualization, planning and development
Appreciate the sequence and inter-linkages of various project development activities
Use and apply tools to planning, monitoring, and control of infrastructure projects
Analyse the various problems, risks and uncertainties involved in infrastructure projects
and the tools required to manage the same
Understand the roles and responsibilities of various stakeholders in each of the activities
of the project life cycle
Analyse the 'development' sector within national context and understand the stages of
project development, decision making process and associated methodologies.
Examine the critical elements of development process and how these relate to overall
decision to develop.

Course Contents/Syllabus:

Module I - Introduction
Introduction to understanding of built environment, employment scenario;
real estate sector and its organization structure; Infrastructure planning and
development, need analysis- various methods of assessing the needs,
assessment of costs and benefits; Need for stakeholder consultation, methods 30
of stakeholder engagement; constitution and operation of project
management teams; role of consultant / advisor; administrative structures
and approvals for implementation; various challenges faced by construction
industry;
Module II Site selection, feasibility analysis, DPR, legal and

contractual framework

Site Identification: Brownfield and Greenfield; Project Selection based on


Feasibility Analysis; Demand Estimations & DPR (Detailed Project
Reports), Legal framework compliance; Value for money assessment; Code
Analysis & Space Programming, Primary revenue determination; Competitor
analysis and product market positioning; analysis of project type from
revenue perspective; legal and contractual framework; risk analysis
Module III Cash flow, schedule of payments & procurement methods
Determination of projects primary cash flows; Site investigation; Land
Zoning; Technical Surveys; permits, approvals and clearances for 25
implementation of projects; introduction to procurement methods; schedule
of payments; introduction to procurement methods (eligibility, selection etc.)
Module IV Implementation method, operation management and
monitoring protocol
Implementation methods, assets and operation management, Monitoring 15
Protocols commercial contract management; audits and reviews, marketing
& sales; pricing strategy
Pedagogy for Course Delivery:
Theoretical lectures supported by industry case studies. The material will be augmented by
sharing of practitioners experiences and basic field research. Student assignments would
include individual and group submissions with focus on presentations and project/report.
