An analysis of development in Manchester between August 2016 and November 2016

DeTrafford and Ollier Smurthwaites stunning new


development at No1 Castlefield, on Ellesmere St,
Britannia Basin. DeTrafford are currently working
on several other proposals in the area.

Bupa have begun construction on their


145,000sqft headquarters at Salford
Quays.

X1 have started construction on 191 apartments in a 21-storey building, also at Salford Quays.

Construction has begun on 5Pluss 93m

Vivere Group have launched CityView Salford525 apartments on Regent Road.

Apartments / Summary

There are now over 7,400 apartments under construction across the study area, 2,800 of these are in the
City Zone (Manchester city centre), and nearly 2,600 are under construction in Central Salford.

There are a further 4,400 apartments across the same area now at Groundworks stage, which should begin
construction by the end of the year.

There are a further 9,400 apartments which currently hold planning permission.

Most active developers

Renaker remain the most active in terms of apartments currently under construction and total
pipelinewith over 2,300 apartments under construction and nearly 3,000 in the pipeline overall.
X1 may overtake Renaker in the next year as they have far more apartments with planning approval waiting for construction to begin.

Hotels / Summary

There are 632 hotel rooms under construction across central Manchester, and this has not changed since
the last update in August.

Zetter have announced plans to open a boutique hotel at London Road Fire Station as part of Allied
Londons development there.

Groundworks have now started on the 187-bed Indigo Hotel by Victoria station.

StayCitys 182-bedroom hotel at Gateway House in Piccadilly is now nearing completion.

Offices / Summary

There is now 1.1 million sqft of office space under construction in the City Zone (up from 840,000sqft in
August), and 1.5 million sqft of office space under construction in central Manchester (up from 1 million sqft
in August).

Demolition has begun at Lincoln House on Deansgate to make way for Glenn Howells 113,500sqft development at 125 Deansgate.

Bruntwoods development at Neo as well as Allied Londons XYZ building in Spinningfields are both now
nearing completion.

Overall, central Manchesters pipeline adds up to 7.9m sqft of office space (up from 9.6 million sqft in
August), 5.6 million sqft of which is in the City Zone (up from 5.2m sqft).

Tall buildings / Summary

Piling has completed at Tower D at Renakers Owen St development, meaning the core can now start rising here.
Tower D (the third-tallest on the site) will rise to 141m and 48 floors. Piling continues at Tower A (the tallest building
planned for the site), which will be 200.5m and 64 floors, making it Manchesters new tallest building.

Allied London have won planning approval for the 168m-St Johns Place tower, which will contain a 10-storey
Nadler hotel as well as apartments. It will be just a fraction of a metre shorter than Beetham Tower.

Forshaws River St tower continues to be On Hold for unknown reasons, the concrete shell of the unfinished hotel
which currently occupies the site remains only semi-demolished.

Property Alliances 92m-Axis Tower development at Deansgate Locks has now started construction, and will
rise adjacent to 5Plus Architects 117m-10-12 Whitworth St tower, which has now started groundworks.

Allied London have revised plans for Trinity Islands, and a render released shows a 64-storey skyscraper taking
centre stage here. Using St Johns Place floorheights, I have approximated the height of this tower at 196m, which
would tip both St Johns Place and Beetham Tower to become Manchesters second-tallest building (after Owen St
Tower A).

The Manchester Development Update is published every three months and gives a comprehensive outline of development activity across inner Greater Manchester.

City Zone refers to Manchester city centre; from Castlefield to Ancoats, Victoria to Great Jackson and
Piccadilly to Spinningfields.

Salford here refers to inner Salford; Chapel St, Middlewood Locks, parts of Ordsall, Pendleton and
Adelphi.

Salford Quays refers to the entire docklands regeneration site, from MediaCityUK down to Exchange
Quay and parts of Ordsall.

Hulme here refers to everything south of the Mancunian Way, west of Cambridge St and south/southeast of the Manchester Ship Canal at Cornbrook.

South Manchester here refers to everything south of Hulme, including (but not limited to) Fallowfield,
the Airport and Wythenshawe.

Trafford here refers to inner Trafford; mostly districts north of Stretford and over towards Trafford Park
and the Trafford Centre.
