NOW THIS AGREEMENT WITNESSETH AS FOLLOWS: 1) The tenant shall pay a monthly rent of Rs.36,000/- (Rupees Thirty
Six Thousand only) to the owner on or before 5 th of every month
regularly and promptly and after completion of one year the tenant
has to pay a rent of Rs.40,000/- per month.
2) The tenancy is for a period of 2 years from the date of this
agreement and can be extended for any period or periods by mutual
consent in writing between the parties. For every completion of Two
years the rent shall be increased @ 10% over the existing rent.
3) The tenant has this day paid a refundable advance of Rs. 1,20,000/(Rupees One Lakh twenty Thousand only) to the owner as advance
before the following witnesses which sum the owner has duly
acknowledged. The tenant has to pay an additional advance of
Rs.2,00,000/- (Rupees two Lakhs only) after completion of one year.
This advance shall not carry any interest and shall be refundable to
the tenant at the time of vacating the schedule premises.
4) The tenant shall not sub-let/re-let any part of the schedule premises
without the written permission of the lessor. If the tenant sub-lets/relets done without the knowledge of lessor, this tenancy agreement
shall be treated as cancelled and the tenant shall vacate the
premises immediately.
5) That the lessee shall be responsible for keeping the leased premises
in good shape, subject to reasonable wear and tear.
6) The tenant shall use the schedule premises for Commercial purpose
only.
7) If the tenant commits default in the matter of payment of rents for
any two consequents months, then the tenant is liable to vacate the
premises without any prior notice.

shall not make any alteration therein without prior written consent
from the owner. The tenant shall not under any circumstances
sublet, underlet or in anyway part with the possession of the
schedule premises. If any damage is caused to the schedule
premises the tenant shall get it repaired at his own cost and
expenses.
