3 - 4 story development will create an urban feeling with first floor retail
and residential above.

Existing Gates Memorial Park


The Italian Village will be physically connected to the existing Gates
Memorial Park home of the annula Italian Festival.

Parking Area
Ample parking has been provided throughout the development area to
provide ease of access to the Italian Village.

Pedestrian mall

A unique open air market serves as a physical connector between the


Italian Vilaage and the Gates Memorial Park, and providing a link
between the spaces to be used during festivals. The canal along the
pedestrian mall acts to tie the Italian Village together with the fountain
entry and canal at the Piazza St. Theadore's

Existing St. Theodore's Catholic Church

Market

The existing St. Theodore's Catholic Church acts to frame the terminus
Piazza St. Theodore's and acts as a hub within the new Italian Village.

A farm to table style market providing the neighborhood with access to


farm-fresh foods.

Gateways at either end of the Italian Village development on Lyell Ave.


denote the Italian Village district to the public while acting as way-finding
elements for vehicular traffic

This shallow basin provides an open space oppertunity for community


engagement as a place for children to play in the summer with remote
control ships, etc. as well as skating, etc in the winter.

Central Fountain and Round-about

Piazza St. Theodore's

The Central Fountain is the focal point of the Italian Village giving the
development a central defining landmark. This also serves as a
navigation tool for pedestrian and vehicular traffic, while functioning as
the transition between the vehicular circulation and pedestrian
circulation.

The Piazza St. Theodore's will serve as the terminus of the new Italian
Village, while remaining a parking area for the church during church
hours and events.

Mixed-use Retail with Residential Above

The space also serves as a gathering space during events, this could be
anything from small concerts to a gathering of market tents.

and residential above.

Piazza's

Cobblestone Paved Road

Throughout the Italian Village small piazza's serve as moments for


residents and locals to congregate, providing space for playgrounds, dog
parks, or any general outdoor recreation sheltered from traffic by the
surrounding building.

The cobblestone paved roads will serve the dual purpose of enhancing
the Italianate feel for the new Italian Village, and working as a measure
to reduce vehicular traffic speeds in the area. Parallel parking along the
side of the street, as well as raised pedestrian crossings are also used to
slow traffic.

Fountain Round-about
The Fountain Round-about will serve to aleviate backup caused by the
existing traffic signal as well as engaging Lyell Rd to make circulation
easier and safer, as well as becoming the premier entry to the Italian
Village.

The Italian village will engage Italianate fountains and water features including canal's to
reflect Italian Architecture and Planning, and give the area a destinctly Italian feel. These water
features will become means of wayfinding, as well as attrations bringing people to the area

Piazza Design Concept

CONCEPT

The concept is to capture the an Italianate streetscape by increasing the density of the urban
fabric and creating walkable engaged streets. Shops on the first floor become a catalist for
pedestrian traffic keeping the street level engaged, while residential above provides density
supporting the businesses below and generating a distinctly urban feel.
