GENERAL TERMS & CONDITIONS


Leaseback : 9 years (3 terms i.e. 3yrs + 3yrs + 3yrs)

Compulsory Lease Back for 9 years (Agreed Period) :-

6% p.a. guaranteed rental return for 1st terms based on nett purchase price & the
remaining 2 terms, the return will be profit sharing 70%-30%.

Thereafter, Developer may exercise the option to renew the tenancy for details to be
discuss

During the Agreed Period, the Developer shall be liable to pay for maintenance fees
the water, electricity, telephone and service charges, advertising fund and sinking fund
contribution in respect of the Commercial Retail Lot.

During the Agreed Period, the Purchaser shall be liable to pay for the quit rent,
assessment, sewerage charges, insurance payment.

Fixed at year 5th & 6th, not exceeding 2.5% of the purchase price.

Legal fees and disbursements on SPA, DMC, TA & PA waived (panel
solicitors to be appointed by Developer)
