prefacio
Entendemos el desarrollo de la arquitectura como un proceso lgico que parte de una necesidad y termina en un
objeto que satisface esa necesidad. Lleva de lo intangible o imaginario a lo material y objetivo. Como todo
proceso lgico, se inicia con la identificacin y el enunciado de sus premisas, las cuales estn vinculadas con el
lugar, el usuario y la materia. Mientras mejor identifiquemos esas condicionantes, mientras ms especulemos
sobre sus respuestas y mientras ms claro y objetivo sea el mtodo de solucin de este silogismo, la respuesta
ser ms precisa y exitosa con relacin a su lugar, tiempo y uso. Este enfoque racional somete el producto
arquitectnico a los moldes del entorno, a las necesidades de la funcin y a las propiedades de la materia;
desconoce la belleza gratuita del objeto y niega que la forma y el estilo sean los objetivos finales del diseo.
Somos rigurosos en el entendimiento del tema, en la identificacin del edificio como un conjunto de sistemas
que forman un objeto unitario y, en consecuencia, reconocemos la importancia de la coordinacin con las
distintas disciplinas profesionales que nos complementan, el rigor constructivo en la solucin de los detalles,
la sincera manifestacin de las formas como resultado de conjugar funcin, lugar y materia. Esto se suma a
la consideracin de factores externos al edificio como la visin del cliente y las condiciones que impone el
sitio, las limitaciones econmicas y de tiempo, los requisitos administrativos y los criterios impuestos por los
funcionarios que autorizan la edificacin de una obra.
Nuestro proceso de respuesta parte de esta concepcin de la arquitectura y supone un trabajo en equipo, a
manera de taller de diseo, en el que la p articipacin de cada uno de nuestros integrantes es total, pensante
y no se restringe a la ejecucin de planos tcnicos. Consideramos inadmisible una cooperacin sumisa o
poco comprometida y valoramos el aporte intelectual de cada miembro.
Para llegar a la solucin empleamos los difundidos medios tcnicos que permiten recrear virtualmente la
realidad a travs de vistas tridimensionales y animaciones, pero adems trabajamos el detalle constructivo
paralelamente al desarrollo del plan general e incluimos todos los proyectos de los otros especialistas en un
nico archivo. Ello contribuye a desarrollar los proyectos con velocidad y eficiencia.
El objetivo de esta publicacin es registrar nuestra produccin arquitectnica y mostrar el proceso que empleamos para llegar a ella. Por eso, adems del material fotogrfico de las obras concluidas, incluimos algunas referencias de nuestro acercamiento a la respuesta: dibujos preliminares de detalles constructivos, imgenes de ensayos de acabados, alternativas de solucin que en el camino fueron desechadas por los clientes
aunque, a nuestro entender, eran mejores que lo finalmente construido. Estamos satisfechos con la variedad
de nuestra respuesta, puesto que resuelve en forma individual, concreta y objetiva cada caso y se distancia
completamente de posiciones intelectuales apoyadas en conceptos densos y frmulas rebuscadas o protagnicas que alejan el producto arquitectnico de la sociedad a la que se debe.

We understand architecture development as a logical process which starts as a necessity and ends in an
object which satisfies that need. It goes from the intangible or imaginary to the material and objective. As all
logical process, it begins with the identification and announcement of its premises, which are related to the
site, the final user and the matter. The better we understand those premises, the more we question about
their answers and the clearer and more objective is the method to arrive to the solution of this syllogism, the
answer will be more precise and successful in relation to the place, time and use. This rational approach
subjects the architectonic product to its surrounding parameters, the necessities of function and properties
of matter. It does not recognize an objects free beauty and it denies the form and style as a final objective.
We are rigorous in the understanding of the subject, in the buildings identification as a set of systems that
form a unitary object, and therefore, we recognize the importance of coordination between the various
professional disciplines that complement us, the constructive rigor in detail solutions, the sincere manifestation
of shapes as a result of combining the function, the place and the matter. This adds up to considering
external factors to the building such as the clients vision and those imposed by the site, economic limitations
and time, administrative requirements and the criteria imposed by those functionaries that authorize the
construction of a project.
This is how our response process starts to conceive architecture. It involves teamwork, as a design workshop,
in which the participation of each member is total, thought ful and is not restricted to the execution of technical
plans. We consider unacceptable a submissive cooperation and we value the intellectual input of each
member.
To arrive to a solution we apply the technical media that allow us to virtually recreate reality through three
dimensional images and animations, but we also work constructive detail parallel to the development of the
general plan and we include all consultant projects in a single file. This helps develop project s quickly and
efficiently.
The objective of this publication is to register our architectonic production and to show the process we apply
to get there. Therefore, in addition to the photographic material of the works completed, we include some
references about our approach to the answer: preliminary drawings of constructive details, images to test
materials, alternatives to the solution which were discarded by the customers at some point though, to our
understanding, they were better than the final product. We are satisfied with the variety of our response,
since it resolves each case individually, in a concrete and objective way and it completely distances itself
from intellectual positions based on dense concepts or protagonist pointless formulas that distance the final
architectonic product from the society that it is due.

La propuesta para esta empresa dedicada al transporte de valores y seguridad expresa en forma directa las funciones que se desarrollan en la edificacin. En el cerco exterior, se identifican el ingreso peatonal, la entrada
vehicular, la caseta de seguridad y el punto de suministro de combustible.
La elevacin interior del edificio igualmente es resultado de sus funciones:
un primer nivel con almacenes y talleres y un segundo con oficinas y vestidores de empleados. Las puertas de los talleres son de carpintera metlica y malla electrosoldada para facilitar la ventilacin de dichos ambientes. El cuarto de mquinas, aislado acsticamente, muestra las perforaciones hechas con tubos de PVC por las cuales se ventila.
The proposal for this security company expresses in a direct way the
functions that operate in the building. From the exterior you can identify
through the fence the pedestrian entry, the vehicular entry, the security
stand point and the point of fuel supply. The building interior facade is
also a result of its function: a first level with warehouses and workshops,
a second level with offices and employee dressing rooms. The workshop
doors were designed with metal frames and an electro welded mesh to
improve ventilation. The machinery room, which is acoustically isolated,
shows the PVC pipes through which it ventilates.

El trabajo de preprensa exige una percepcin fidedigna de los colores,

por eso el edificio es de colores neutros y los interiores se iluminan de
forma homognea a travs de paos de bloques de vidrio, los cuales
definen la fachada.
A fin de reducir costos de construccin y de mantenimiento, se opta por
redes de inst alaciones expuestas y no se utilizan cielorrasos, que habitualmente ocult an las tuberas, sino se define un plano virtual con las
luminarias y las bandejas de instalaciones.
Todos los espacios de trabajo tienen registro visual de las maquinarias
de impresin.
Pre-press work demands an exact perception of color, this is the reason
why the building was designed with neutral colors and the interiors are
illuminated evenly. The facade is defined by this issue, with glass block
areas through which natural light enters.
Exposed installation networks are chosen in order to minimize
construction and maintenance expenses. For this reason we defined a
virtual plane with luminaries and inst allation trays, instead classical
ceilings, which usually hide pipes.
All work areas have a view over the printing machinery.

El proyecto de un complejo de cuatro salas de cine y locales comerciales se desarrolla a p artir del anteproyecto con el cual se haba ganado el concurso privado convocado por la empresa distribuidora de
pelculas.
El volumen del edificio se perfila de modo que configure adecuadamente el esp acio urbano y se integre con las construcciones vecinas.
La imagen exterior resulta de superponer las expresiones formales de
la funcin, el sistema de circulacin, la estructura del edificio y el cerramiento de la fachada.
La masa cerrada de las salas es la base, delante de la cual se anteponen las escaleras mecnicas. Luego viene la trama estructural, compuesta por esbeltas columnas de concreto y sus arriostres diagonales
de acero. Sobre ella se levanta el sistema de soporte del cierre, el
cual consta de torretes, pasarelas de mantenimiento (que adems dan
rigidez a los elementos verticales) y los tensores que sujetan est as
pasarelas. La ltima capa est constituida por la superficie vidriada
y su sistema de sujecin.
Las luminarias del edificio estn integradas a este sistema. La luz que
emiten permite que todos los componentes tambin se perciban de
noche, sin privilegiar el interior o el exterior.
La gran mampara se complementa con otros elementos utilitarios en
sus extremos: una marquesina sobre el ingreso a los cines y en el otro,
una torre que recibe el listn de pelculas en su fuste y el letrero del
local en su coronacin.
De este modo, el edificio muestra de forma direct a su naturaleza constructiva y funcional, en la cual tambin participa el pblico que se desplaza por el interior.

The project for a four screen cinema complex and commercial stores is
developed based on a preliminary project that won a private contest
convened by the film distribution company.
The buildings volume is shaped in order to configure the urban sp ace
and integrate with the surrounding buildings.
The exterior image is a result of superimposing the function s formal
expressions, the circulation system, the building structure and the facade
closure.
The cinemas closed mass is the base. Before it the electric st airs are
displaced, followed by the structural frame, which consist s of slender
concrete columns and steel diagonal bracings. Above them the closure
system is structured by columns, maintenance walkways (which also
serve to regicide the vertical element s) and the tensors holding the
walkways. The last layer consists of a glazed surface and its restraint
system.
The lighting artifacts are integrated to this system. The light they glow
allows all components to be seen at night, without giving priority to the
buildings interior or its exterior.
This big glass facade is complemented with other utilit arian elements: a
marquee over the entrance and a tower that houses in the middle the
movie listing and the comp any logo on the top.
As a result, the building shows in a direct way its constructive and
functional nature, in which the public traveling though the interior is also
involved.

El colegio ocupa todo el ancho de una estrecha quebrada, en un recorrido

ascendente de un kilmetro que origina una diferencia de cien metros entre
los niveles de sus extremos. Para acondicionar este terreno se crean plataformas sucesivas por cortes y rellenos del suelo. Debido al presupuesto
limitado, no se utilizan muros de contencin entre plataformas; stas se
consolidan mediante taludes a 45 en las zonas de relleno y a 75 en las
zonas de corte, lo cual reduce la superficie til del terreno al 40% del total.
Por razones constructivas, todas las edificaciones techadas se levant an
sobre las zonas de corte. Adems, se cuida que en los puntos crticos
stas se encuentren alineadas con las curvas de nivel del terreno, con lo
cual se adecuan en la mejor forma a la topografa. Por otro lado, las plataformas generadas por relleno se utilizan como patios, terrazas, zonas
de juego y otras que slo requieren tratamientos de pisos y no llevan
techos, por lo tanto producen cargas menores sobre el suelo.
El encargo provino de una comunidad catlica cuyos principios de fe
llevan al recogimiento reflexivo y a la accin, y que tiene por uno de sus
objetivos formar a sus alumnos como soldados de Cristo. En concordancia con estos conceptos se propone una arquitectura sobria, ordenada y racional, respetuosa de su entorno y de sus usuarios.
El conjunto se organiza por medio de una alameda central que enlaza
las distint as facilidades y los pabellones de los niveles educativos. La
circulacin vehicular es lateral. Conecta los bolsones de estacionamiento
y sirve como acceso de servicio.
Los materiales, el color y la carpintera mantienen la unidad del conjunto,
mientras que las formas de los edificios responden a las funcionen que
albergan. Por ejemplo, la arquitectura de la capilla del tercer ciclo atiende
las solicitudes de la comunidad: una planta basilical en la que el elemento de mayor jerarqua es el presbiterio y dentro de ste prevalece el
sagrario. El atrio de la capilla es adems el rea de exp ansin natural de
la nave p ara la celebracin de ceremonias especiales. Un muro calado
asla este espacio de la alameda principal.
En los exteriores, se u tilizan pavimentos de bloques de concreto para
facilitar el mantenimiento frente al asentamiento del suelo y se siembran
rboles para crear sombras focalizadas que contrarresten el intenso sol.

The school occupies the tot al width of a narrow gorge, in an ascending

one kilometer path which generates a level difference of 100 meters
between it s ends. To work on this field, successive platforms where
created by cutting and filling the field. Due to the limited budget, contention
walls were not used between plat forms; these are consolidated thought
45 slopes, in filled areas, and 75 slopes in cut areas, thus reducing the
useful surface area to 40% of the tot al area.
For constructive reasons, the building occupies cut areas. In addition, it
was ensured that in the critical point s these were aligned with the contour
lines, adapting the best they can to the topography. On the other hand,
in the plat forms formed by the filled areas, courtyards, terraces,
playgrounds and others were located, which only constitute floor
treatment, no roofs, therefore reducing stress on the ground.
The commission came from a Catholic community whose faith principles
lead towards the reflexive recollection and action, being one of it s
objectives to instruct their student s as soldiers of Christ. In accordance
to these concept s, a sober architecture is proposed, rational and
organized, respectful of its environment and its users.
The set is organized along a central path linking the various facilities
and the different educational level buildings. Vehicular circulation is
lateral; it connects the parking areas and it is used as service access.
The building s shape respond to the functions they house. The materials,
color, window and door details maintain the unity of the whole.
The architecture of the third grade chapel responds to community
requirements: a basilica floor plan prevailing the presbytery and inside
this prevailing the tabernacle. Between the chapel and the path an atrium
is projected, which is also the chapels nave area of natural expansion
for holding special ceremonies. A perforated wall isolates this sp ace
from the main circulation.
Exterior floors are covered with concrete blocks to facilitate maintenance
since the soil is still settling. Trees are planted to create focalized shadows
countering the strong sunshine in the area.

El encargo fue disear una vivienda en el remanente de un lote que

tena una vivienda y una piscina. Estas condiciones determinan la organizacin longitudinal de las habitaciones, con los aposentos para la familia orientados hacia el espacio comn abierto y el rea de servicio
concentrada en el lado opuesto.
Un sistema de circulacin une todos los ambientes. No es un par de pasadizos superpuestos convencionales, encajonados y oscuros, sino un
espacio enriquecido por la integracin de los dos niveles, el uso de puentes y la iluminacin natural. Una teatina-celosa hecha con bloques de
vidrio permite el ingreso de luz cenital y el muro posterior de la casa luce
una trama hecha con ese mismo material traslcido .
Los exteriores expresan las funciones de los ambientes en forma diferenciada y reconocible.
The assignment was to design a house in the remaining area of a site
that already had a house and a pool. These conditions determined the
longitudinal room organization, with the family rooms orientated towards
the common open sp ace and the service area concentrated on the
opposite side.
All areas are united by a circulation system. This is not a pair of
overlapping, dark, conventional corridors but an area enriched by the
integration of the two levels, the use of bridges and natural lighting.
Natural light from the roof is possible due to a detail using glass blocks
and the houses back wall shows a wall with spotted fenestrations closed
with these translucent blocks.
The exteriors express in a clear and recognizable manner the different
functions.

ELEVACIN LATERAL LATERAL FACADE
La fachada de ingreso se caracteriza por los volmenes escalonados

que corresponden a los ambientes de servicio. Esta progresin geomtrica culmina en la entrada princip al.
La sala-comedor es un espacio regular y amplio, con vista hacia la playa e integrado a la terraza principal. La piscina es transversal a la sala y
la terraza. Gracias a ello tiene una parte techada y otra al aire libre.
El cliente solicit que el dormitorio principal estuviera alejado de los dormitorios de su s hijas, por ello se encuentra en un nivel alto al cual se accede
a travs de un puente. El balcn de este dormitorio se proyecta sobre la
terraza, en la que define, con sus columnas, el rea de la barbacoa.
La mampara de la sala-comedor forma un solo componente con el puente y las luminarias y se disea con puertas de guillotina, que no obstruyen el trnsito. Este sistema de apertura se implementa en el pao de la
piscina.
El proyecto incluye dos mdulos independientes para huspedes, situados en los niveles ms bajos, que se construiran en una et apa posterior.
The entrance facade is marked by the staggering volumes that
correspond to the service areas. This geometric progression ends in the
main entrance.
The living room is a regular wide sp ace, with a view towards the beach,
it is integrated to the main terrace. The pool is perpendicular to the living
room and terrace. As a result, it has covered and open areas.
The client requested that the master bedroom should be completely
separated from the daughters bedrooms; it was therefore projected on
the upper level which is accessible through a bridge. This bedrooms
balcony projects onto the terrace, in which it defines, with its columns,
the barbecue area.
The living room s glassed facade forms a single component with the
bridge and the living rooms luminaries. It was designed with a system of
guillotine doors in order to avoid occupying space that was built in the
pool area.
The project included two sep arate guest modules, at the lowest levels,
which would be built at a later stage.

El diseo respet a los parmetros establecidos en el reglamento de la

urbanizacin de playa. La altura mxima permitida se aprovecha para
dar una mayor calidad ambiental a la sala, cuya amplitud resulta tambin de bajar el nivel del piso.
La azotea es el espacio social de mayor importancia. Se organiza en
tres zonas claras: la terraza principal, la piscina y la parrilla. Se accede
a este nivel por una escalera situada de modo tal que permite subir
fcilmente desde el exterior y el interior de la casa.
La importancia de la escalera motiva su tratamiento como un volumen
singular, compuesto por una placa escalonada invertida y los peldaos
que se fijan en ella.
Las ventanas de los dormitorios estn retrasadas del lmite del terreno
para ofrecer mayor privacidad en el interior. Las hornacinas que se generan se enlazan con la banca-parapeto de la terraza para formar vanos esbeltos que dan una escala mayor a la edificacin.
The design respects the parameters dictated by the beach urbanization
regulations. The maximum height permitted is used to give the living
room a better spacial quality, its amplitude is a result of lowering the
floor level.
The roof is the biggest social space. It is organized into three defined
zones: the main terrace, the swimming pool and barbecue. This level is
reached by a st air that allows easy access from outside and inside the
house.

The importance of the stair motivates its treatment as a special volume

that can be visible. It consists on an inverted staggered concrete wall to
which the steps are fixed.
The bedroom windows are retrieved from the sites limit to provide greater
privacy in the interior. The resultant niches are bounded with the terrace
bench to create a slender opening that gives a larger scale to the house.

La pendiente del acantilado define el planteamiento escalonado de la

casa, cuyos ambientes se acomodan sobre el terreno en forma descendiente a partir del nivel de ingreso.
Los dos niveles consecutivos de l os ambientes sociales constituyen un
espacio nico y siempre relacionado con el mar, pues tanto las reas techadas como sus terrazas e incluso la cocina se integran entre s. Para
enfatizar la continuidad entre la sala y su terraza, se disea el acabado del
piso como una sola superficie, en tanto que la mamp ara que las separa
no tiene elementos de carpintera verticales y todas sus hojas de vidrio
templado se pueden desplazar hacia uno de los lados.
La carpintera de madera se compone de elementos lineales continuos
que contrastan contra los muros tarrajeados y pint ados de blanco. Sus
detalles son sencillos.
Dos terrazas adicionales, una situada en el nivel de los dormitorios y
otra en la azotea, aumentan el rea de reposo al aire libre desde la cual
se puede disfrutar del magnfico paisaje. Esto es necesario porque la
casa, aunque se sita al borde del mar, no tiene una playa adyacente.
The cliff s slope defines the terraced approach to the house. From entrylevel, the different areas are accommodated to the descending ground
level.
The two consecutive social area levels, roofed spaces, their terraces
and even the kitchen, are integrated with each other. Therefore
constituting a single area always connected with the sea. To emphasize
the continuity of the living room and its terrace, the floor is designed as
a single surface and no vertical elements are used in the glassed facade
that sep arates them. Its glass doors can hide to one end so that both
sp aces can be integrated.
The wood carpentry is worked as continuous linear elements contrasting
the white walls. Its details are simple.
Two additional terraces, one located in the bedroom level and another
on the roof, add up to the out door rest area. This is important because
the house is located on the edge of the sea, therefore enjoying a
magnificent view, even if it does not have the beach next to it.

El planteamiento inicial de este edificio multifamiliar fue organizar los departamentos alrededor de un espacio central que estuviera integrado con
el exterior. Debido a una exigencia inmobiliaria, se redujo este vnculo al
mnimo.
Todas las habitaciones principales de las viviendas tienen vista hacia la
calle y los ambientes de servicio se encuentran hacia el interior. Los
vanos de estos ltimos se cierran con una celosa de concreto p ara
evitar el registro desde los corredores.
This building was conceived with all the apartments around a central
patio. Originally, this space was integrated to the outside. Due to a
commercial demand, this link was reduced to a minimum.
All the ap artments main rooms have a view to the street and service
areas are inwards, their openings are closed with a concrete lattice in
order to avoid being seen from the corridors.

Esta empresa de transporte terrestre deseaba relanzar su imagen. Entre

las acciones contempladas estaba el renovar su sede principal, que funcionaba en un viejo local alquilado. La propiedad de este inmueble, la coyuntura econmica de la empresa y la premura por tener resultados llevaron a
plantear la remodelacin y puesta en valor de la infraestructura existente.
La edificacin se encontraba en mal estado y se haban perpetuado intervenciones provisionales que generaban serios problemas operativos. Volumtricamente, careca de orden, unidad y presencia urbana.
La operacin eficiente de la empresa se consigue con el reordenamiento
de los flujos de circulacin de los mnibus y de los distintos usuarios, mientras que el edificio adquiere unidad y presencia con el tratamiento homogneo de sus superficies exteriores y la adicin de una torre. Esta nueva
imagen asegura la permanencia de la empresa en la memoria colectiva.
Para acelerar la construccin y abaratar su costo, se aprovecha la estructura metlica que exista y se utilizan elementos de cierre prefabricados,
sencillos de instalar, que no requieren acabado y son fciles de mantener.
The land transportation company wanted to relaunch its image. One of
the actions contemplated was the renovation of its headquarters, located
in an old, rented site. The ownership of this site, the economic situation
of the company and the need for immediate results led to the renovation
of the existing infrastructure.
The original building was in poor conditions and it had been subject to

temporary renovations that generated serious operational problems.

Volumetrically, it had no order, unity or urban presence. As a consequence,
the proposals objectives were two; the first is to reach an efficient operation.
Therefore the bus circulation and the different users flows are reorganized.
The second objective is to provide the building with urban presence, in
order to ensure the permanence of its new image in the collective memory.
Therefore the volume is restructured managing its surfaces uniformly and
the addition of a tower.
To reduce the construction time schedule and lower construction costs
the existent metal structure is used with economic prefabricated closure
elements on the facade, easy to install, no additional works is required on
them and are easy to maintain.

La propuesta tiene por objetivo hacer sencillo el uso de los multicines.

Esto significa que el pblico se oriente fcilmente durante su recorrido y
reconozca inmediatamente las estaciones:la boletera, el concesionario
de comida, las salas y los servicios higinicos.
Para conseguirlo, se organizan las salas y las circulaciones de una
manera absolutamente clara y se disean marquesinas, cielorrasos, zcalos, pisos, letreros e iluminaciones. Los letreros luminosos con nmeros identifican las salas a la dist ancia y las gigantografas de pelculas enfatizan esta indicacin al aproximarse.
Estos elementos componen la imagen de la marca, lo constante y distintivo, pues el planteamiento general de los locales se amolda a las
caractersticas particulares de las edificaciones intervenidas y las salas
corresponden a los tipos estndares, cuyas virtudes en visibilidad, audicin y accesibilidad estn comprobadas.
The proposal aims to simplify the use of the cinema complex. This means
that the public is easily orientated during his visit and can immediately
identify the ticket booth, food dealer, screens, and toilets.
To achieve absolute clarity the organization of the screens and circulations
is carefully designed, as well as the design for the ceilings, floors, signs
and lights. The bright signs identify the screens at a distance and huge
movie posters emphasize this indication while approaching.
These elements make up the brands image, the constant, as the general
site approach meets the particular conditions in every case. On the other

hand, the screen s design meets the standard types, whose efficiency in
visibility, accessibility and hearing is guaranteed.

La revitalizacin de este centro comercial comprende la adecuacin y la

ampliacin de la estructura existente para que albergue un supermercado en el primer piso y un complejo de multicines con un patio de
comidas en el segundo. Adems, en las reas exteriores, se reordena
el estacionamiento y se crea una baha para taxis.
Las tres funciones del complejo, junto con el sistema de circulacin verti-

cal, se vinculan funcional y esp acialmente en el hall de ingreso. Esto se

percibe desde fuera, a travs de la mampara principal, para que el pblico entienda fcilmente el edificio. El resto del exterior es cerrado para
contrastar con la variedad de las edificaciones que lo circundan.
This mall s revitalization involved using the existing structure and its
expansion to house a supermarket on the first floor and a cinema complex
with a food court in the second. Furthermore, parking was rearranged in

the outside where a bay for taxis was created.

The three functions of the complex, along with the vertical circulation
system, are functionally and spatially connected by the entrance hall.
This is visible from the exterior through the main glass facade; therefore
the public can easily understand the building. The rest of the exterior
facade is closed to contrast with the variety of buildings that surround it.

Se recupera una propiedad situada en una ubicacin excelente, pero que

no era compatible con los estndares de vivienda o comercio por su pequeo tamao (4 x 20 m) y carencia de espacio para estacionamiento.
Los ambientes compartimentados de una casa de los aos cuarenta se
convierten en los espacios integrados de una oficina sin alterar la estructura original. El st ano, que fuera un garaje vinculado con el rea de
servicio de la vivienda, se conecta con las reas principales de la edificacin para servir como sala de reuniones.
Se respeta el estilo buque y el color del exterior para armonizar con la serie
de casas de la cual forma parte. nicamente se retira la carpintera de
puertas y ventanas y se aade una reja delante del vaco del stano.
A property located in an excellent site is recovered, but it was very small
(4 x 20 m) and it lacked parking space, which was not compatible with
the standards of housing or commerce.
The original structure was maintaining but the fragmented areas of a 40s
house were transformed in the integrated sp aces of an office. The
basement, originally a garage related to the service areas of the house, is
connected with the main areas of the building to serve as a meeting room.
The exterior is harmonious with its surroundings. We respect the ship
style and the color of these houses in series is maintained. The only
modification is the withdrawal of the steel windows and doors and a
security fence is added in front of the basements void.

Los proyectos de esta cadena de supermercados permitieron participar

desde el inicio en la creacin de una marca dirigida a un segmento
socioeconmico alto, para lo cual hubo que investigar sobre los hbitos
y preferencias de dicha poblacin.
El diseo arquitectnico responde a la concepcin de una tienda compuesta por mundos relacionados con los gneros de la mercadera.
Se crea una expresin diferenciada para cada uno de ellos y se organizan dentro del local de modo que el recorrido desde el ingreso sea entretenido: se destacan visuales, se reafirman recorridos involunt arios,
se disponen las gndolas de un modo heterodoxo y se aprovechan las
diferentes alturas del mobiliario de exhibicin p ara provocar visuales de
gran profundidad.
Se genera un ambiente clido, que transmite al cliente la sensacin de
uso domstico, diferente de la tpica frialdad comercial de los supermercados estndares. Esto se consigue con el uso de madera, cermicos de colores clidos e iluminacin focalizada en los productos. La luz
general del interior es menos intensa y define un plano virtual que determina la escala humana dentro de una gran altura. De esta manera no
se oculta la amplitud del espacio.
Estos cdigos que identifican la marca son comunes a todos los locales , mientras que, como se trata de remodelaciones de infraestructuras
existentes, cada proyecto considera las condiciones particulares que
dictan la edificacin original y su entorno.
La originalidad del diseo integral de las tiendas proyect adas logr el
impacto deseado y la marca se posicion rpidamente en la memoria
de los limeos.

The projects for this supermarket chain allowed us to participate from

the beginning in the creation of a brand aimed at a specific market
segment, for which it was necessary to investigate the habits and
preferences of high socioeconomic segments.
The architectural design responds to the conception of a store based
upon worlds which correspond to the different product areas. A different
expression is created for each one of these worlds and they are organized
so that the shopping route from the entrance is amusing: visuals sights
are highlighted, involuntary routes are reaffirmed, product shelves are
displaced in an unorthodox way and distant visuals are provoked, taking
advantage of the variable heights of exhibition furniture.
A friendly environment is created, which gives the costumer the feeling
of a domestic use, different from the usual commercial coldness of
standard supermarkets. This has been achieved with the use of wood,
warm colors tiles and light has been focalized on the products. The stores
general lighting is less intense defining a virtual surface which establishes
the human scale inside a great height. Therefore the interiors amplitude
is not hidden. All projects use the common codes which identify the brand,
nevertheless they modify according to each buildings specific conditions
and their relation with their direct environment.
The original integral design of the stores achieved the desired impact
and the brand was quickly placed in the publics memory.

Se rompe la imagen cerrada tpica de los hipermercados, que se debe a la

oferta de productos y servicios en el permetro de la tienda. Para evitar que
las espaldas de estanteras o locatarios den hacia la fachada, se disponen
hacia el exterior elementos arquitectnicos que permiten transparencia o
la comprensin de las funciones. Al optar por esta organizacin, el edificio
se constituye por capas legibles desde afuera: la oferta.
La mamp ara de ingreso lateral es amplia gracias a que los concesionarios ocupan un volumen al lado de las cajas. En otros frentes se muestran el patio de comidas, que se integra con una terraza protegida por
prgolas; las rampas mecnicas, la rampa de automviles y el mezanine. Incluso se llega a distinguir el estacionamiento de la azotea.
La estructura consta de columnas de concreto, vigas y viguetas metlicas y losa con plancha colaborante, un sistema que reduce el tiempo y
los costos de la obra. Las rtulas metlicas que sirven de transicin entre
elementos de concreto y de metal t ambin actan como mnsulas que
acortan la luz de las vigas, por lo cual los apoyos pueden separarse ms.
Est a solucin, propuesta por el constructor, queda a la vista para que
forme parte del diseo arquitectnico interior.
This proposal changes the closed image that characterizes hypermarkets,
due to the product offer in the stores perimeter. To avoid having the back
of shelves or tenants towards the facade, architectural elements that allow
transparency or the understanding of the functions are displaced towards
the outside. Thus, the building is constituted by legible layers from the
exterior: the offer.
The laterals entry glassed facade is wider because a volume is created for
the tenants, next to the check out lines. We can see in other facades the food
court, which integrates with a roofed terrace; mechanical ramps, the vehicular
ramp and mezzanine. The parking on the roof can also be recognized.
The structure consists of concrete columns, metallic beams and steel deck
slabs, a system that rationalizes time and cost. The metal joints that serve
as transition between concrete and metal elements also act as corbels
reducing the beams sp an length, and thus supports can be further apart.
Architecture integrates this solution to its design by leaving them exposed.

Se remodel una casa para convertirla en la sede de una empresa. El

tema principal del proyecto es la fachada, una membrana de bloques de
vidrio que permite captar la luz diurna, evitar el registro visual desde el
exterior y aislar acsticamente el interior. Este ltimo punto es crucial,
puesto que la propiedad se encuentra sobre una avenida de alto trnsito.
A house was transformed into a companys headquarter . The projects
main theme is the facade, a glass block membrane that allows daylight
to be captured, avoiding visual record from the out side and acoustically
isolating the interior. This last point is crucial, since the site is located on
a high-traffic avenue.

La casa, en vez de escalonarse para amoldarse a la ladera,
vuela anclada en la roca por uno de sus extremos y suspendida
de un prtico de acero. El corredor de los dormitorios es paralelo a la piscina y se integra con sta a travs de una mampara.
The house, rather than staggering to adjust to the slopes,
flies anchored to the rock from one end suspending from a
steel gantry. The bedroom corridor is parallel to the pool and
integrates with it through a glassed screen.

Las estaciones de servicio Primax ampliaron la oferta de productos y

servicios de sus tiendas por conveniencia al comprender que stas podan representar las bodegas del barrio y acoger concesionarios (banco
y cafetera). Ello implicaba que los locales tuvieran un rea sustantivamente mayor. El prototipo diseado , en lugar de determinar un modelo

cafeteria. This implied a substantially larger area.

Una marca de ropa perteneciente a una tienda de departamentos fue

relanzada con la apertura de un local propio. Este nuevo establecimiento
deba proyectar una imagen moderna.
Se hace una propuesta indita en este gnero comercial que consiste en
cubrir el cielorraso y las paredes interiores con una membrana doble. Su
componente exterior es una piel de policarbonato que deja ver la capa
interna, constituida por las instalaciones elctricas, sanitarias y mecnicas.
La ropa se exhibe en el permetro, dentro de nichos creados entre las dos
membranas de las paredes, y en el espacio central de la tienda, en un
sistema de exhibidores flexible que permite acomodar los productos de
varias maneras.
A clothes brand which belonged to a department store was relaunched
with the opening of its own shop. This new establishment should project
a modern image.
An unprecedented proposal was made for this genre, consisting on
covering the ceiling and interior walls with a double membrane. The
exterior component is a polycarbonate skin that indirectly reveals the
inner layer, consisting of electrical, sanitary and mechanical installations.
Clothes are displayed in two ways: at the perimeter, within niches created
between the two wall membranes, and in the central area of the store,
with a flexible exhibitor system that allows the adjustment of products in
different ways.

All the processes taking place in a company that provides industrial safety

subdividida en mundos que guardan vinculacin con categoras y
marcas. Cada una de las reas se identifica con un tema distinto, valindose del mobiliario, el piso y el cielorraso, la iluminacin e imgenes
relacionadas con el rubro especfico.
Six areas were designed, corresponding to different brands (Crunch,
Trotem, Strata, Actual, Tiziano, Domin), in a large department store that
is subdivided into worlds that keep relation with categories and brands.
Each of these areas is identified with a different theme, represented in the
furniture, floor and ceiling, lighting and images related to the specific topic.

The atypical supermarket floor plan integrates two buildings with
historical-architectonic value found on the site. One is adapted as the
facade to the dealers and the other, including an existing p alm tree, as
set design for the cafeteria and bakery shop.
The parking on roof was treated with an irregular shaped walls splitting
the volume. This prevents that the buildings scale disturbs the view of
the historic center from the top of the city.

architectural image linked to the mother chain of hypermarkets, Plaza
Vea. It used representative elements from the original brand, but in a

Adolfo Chvez Linares (Lima, 1967). Se grada en la Universidad Nacional de Ingeniera en 1990. Trabaja
para Cooper Graa Nicolini Arquitectos entre 1990 y el 2004, primero como asistente, luego como jefe de
proyectos y, finalmente, como asociado. En el 2004 crea Adolfo Chvez & Arquitectos Asociados, firma de la
cual es gerente y arquitecto principal hasta la fecha.
Entre 1990 y el 2004, ejerce paralelamente la docencia de arquitectura en la Universidad Nacional de Ingeniera, la Universidad Peruana de Ciencias Aplicadas y la Pontificia Universidad Catlica del Per.
Gana varios concursos privados y obras suyas, asociado con Frederick Cooper y Antonio Graa, obtienen el
Hexgono de Plata de la IX Bienal Nacional de Arquitectura y el primer puesto en la categora Comercio del I
Concurso Nacional de Calidad Arquitectnica.
Cooper Graa Nicolini Arquitectos. Sociedad formada en 1966 por Frederick Cooper Llosa, Antonio Graa
Acua y Eugenio Nicolini Iglesias, tres arquitectos egresados de la Universidad Nacional de Ingeniera en
1961. Inicialmente se asocian con Jos Garca Bryce y Miguel ngel Llona.
Es uno de los estudios con mayor influencia en la arquitectura peruana contempornea, tanto por la relevancia y la calidad de casi medio millar de proyectos desarrollados, como por haber sido el lugar de aprendizaje
del oficio para muchos profesionales import antes que hoy ejercen independientemente.
Sus obras detentan reconocimientos en competencias nacionales e internacionales. Entre los ms resaltantes
se encuentran el Hexgono de Oro de la V Bienal Nacional de Arquitectura (1983) por el Banco Agrario de Cusco
y el Hexgono de Plata de la IX Bienal Nacional de Arquitectura (2000) por el Colegio San Pedro de Lima.
Cada uno de sus integrantes tiene un lugar preeminente en el mbito acadmico y cultural. Los tres ejercen la
docencia en la Universidad Nacional de Ingeniera. Antonio Graa lo hace adems en la Universidad de Ciencias Aplicadas y la Pontificia Universidad Catlica. Frederick Cooper es presidente de la Comisin de Gobierno
de la Facultad de Arquitectura de la Pontificia Universidad Catlica y director de la revista Arkinka.
Hacia 1995, tras el fallecimiento de Eugenio Nicolini, incorporan como asociados a un grupo de arquitectos
jvenes que eran jefes de proyecto de la firma. En el 2004 se transforma en CGGMS SAC.
Isaac Sotilla Charatona (Lima, 1965). Se grada en la Universidad Nacional de Ingeniera (1988). Trabaja en
la Oficina de Proyectos Especiales del Ministerio de la Presidencia (1991) y en Cooper Graa Nicolini Arquitectos (1993-2003). Es docente del Instituto Toulouse-Lautrec desde 1999. Integra Adolfo Chvez & Arquitectos Asociados desde el 2004.
Karina Puente Frantzen (Lima, 1980). Estudia en la Universidad Central de Venezuela (1998-1999) y se
grada en la Universidad Nacional de Ingeniera (2004). Estudia la maestra en Gestin y Desarrollo Inmobiliario de la Universidad ESAN. Trabaja en Cooper Graa Nicolini Arquitectos (2003-2004). Ejerce la docencia
en la Pontificia Universidad Catlica del Per y la Universidad Peruana de Ciencias Aplicadas. Integra Adolfo
Chvez & Arquitectos Asociados entre el 2004 y el 2007.
Adolfo Chvez Linares (Lima, 1967) is a 1990 graduate from the Universidad Nacional de Ingeniera. He
works in Cooper Graa Nicolini Arquitectos between 1990 and 2004, first as an assistant, then as a project
manager and finally as a partner. In 2004 he creates Adolfo Chavez & Arquitectos Asociados, firm where he is
actually CEO and principal architect so far.
Parallel he teaches architecture at the Universidad Nacional de Ingeniera, the Universidad Peruana de Ciencias
Aplicadas and the Pontificia Universidad Catlica del Per between 1990 and 2004.
He wins several private competitions and personal works, partnered with Frederick Cooper and Antonio Graa,
they are awarded the Silver Hexagon of the IX Architecture Biennial and the First place in the commerce
category in the I National Competition for Architectural Quality.
Cooper Graa Nicolini Arquitectos. Society formed in 1966 by Frederick Cooper Llosa, Antonio Graa Acua
and Eugenio Nicolini Iglesias, three graduate architects from the Universidad Nacional de Ingeniera in 1961.
Initially they are associated with Jos Garca Bryce and Miguel Angel Llona. It is one of the most influential
studies in contemporary Peruvian architecture, because of the relevance and quality of nearly half thousand
projects developed, as well as the learning home for many important professionals working independently today.
Their works hold awards in national and international competitions. Among the most striking are the Gold
Hexagon of the V National Architecture Biennial (1983) for the Banco Agrario of Cusco and Silver Hexagon of

teacher at the Pontificia Universidad Catlica del Per and the Universidad Peruana de Ciencias Aplicadas.

Patrimonio Cultural de Republica Dominicana (1999-2000), el estudio de Germn Costa (2001) y Cooper
Graa Nicolini Arquitectos (2001-2002). Forma parte de Atoche Garca Romero Arquitectos (2000-2005) y
actualmente es jefe del departamento de arquitectura de AMSA Arquitectura (Espaa). Integra Adolfo Chvez
& Arquitectos Asociados en el 2005.
Susana Su Uriona (Lima, 1979). Se grada en la Universidad Nacional de Ingeniera (2002). Hace prcticas en
oficinas particulares y en la Municipalidad de Miraflores. Trabaja en Landa Carbel S.A. (2002), la Comisin de
Proyectos Especiales de la Municipalidad de Lima (2002), Cesel Ingenieros S.A. (2002) y otras oficinas privadas. Forma el estudio SGZ en el 2006 y es docente en la Facultad de Arquitectura y Urbanismo de la Pontificia
