Dear Mrs Rodriguez Jackson

I write to formally bring to your attention and the attention of your advisors
partners and legal counsel my concerns with respect to both my own personal
safety and the security of my property and possessions.

I warrant that I have used all reasonable endeavours to ensure that my individual
property is secure, I have invested in additional locking, alarm points on each of
the patio doors and had the keys changed on the main door. I close my security
shutters each time I leave the property and I have invested in heavy curtains for
the main patio so my property is not on display to potential burglars.

With respect to the overall security of the site, there are a number of things that
cause me to believe that AEA, their partners and advisors, are not using all of
their reasonable endeavours to ensure the site is safe and secure, and therefore
could be held liable for any loss that I incur either as a result of personal injury,
personal attack or theft.

I have listed below some concerns and issues, and positive suggestions and
solutions.

1. There is no monitoring or control of vehicles or people accessing the site, I


have witnessed large vans driving on to the site unchallenged.
This can be dealt with at no cost through negotiation with the security company. A simple
logging system for the vigilante would ensure that each vehicle ingress and aggress is logged
with time and date. This will be an overt act that will deter any opportunist thieves, and aid the
Guardia with investigation and capture. A temporary barrier should be provided by the
security company for use by it’s on site team.

2. The Security hut is so discreet it is hardly noticeable. Again this can be


dealt with at no cost through negotiation with RYF and the security
company.

The hut the security use must have large signs clearly displaying that it is a security hut, and I
should be relocated so it is at the entrance to the site and not set amongst the contractors
huts.

3. The security teams do not wear uniforms.

This can be corrected at no cost through negotiation with the security company; this is a
supervision and management issue for them. Our SLA (service level agreement) with the
security company, Star Control, must cover this point.

4. The fence around the site is not yet completed; there are ample gaps for
undesirables to enter the site from the campo.
This must be completed ASAP; RYF must recover all of their building waste from the campo
before this can be done.

5. There is a large amount of building materials and building equipment in


many locations around the site, this material would aid any opportunist
thief to access a property.

This must be done ASAP both for security and aesthetics and should be viewed as a
negligent act on the part of Ros Y Falcon

6. The gates to the portals and the garages and the pool areas fail open
rather than fail closed, this again aids access to the properties to a
potential thief.

A very simple solution is to have spring closers (as at Duquesa Village) fitted to each gate -
RYF should have done this as part of the design, and could still have this work completed as
a retro-fit.

7. A number of gates to the portals and the garages and the pool area in my
block are not lockable, the gate is not fitted square thus making it
impossible to close.

This is a very urgent RYF issue; this is commissioning and handover, not maintenance. This
must be addressed, women and children use the garage area in my block and they must be
safe in this enclosed environment.

8. The lighting in the garages, the portal stairwells and the road is ineffective
to varying degrees in different areas of the site.
This is a security and safety risk to all residents, but specifically lone women and children.
The cause could be a combination of commissioning, handover and maintenance but this
issue must be given the highest level of priority.

9. When will the building of the permanent Guardhouse at the site entrance
start ?

10. Have Ros Y Falcon achieved practical completion of the site?

If yes, has the Guardia Civil Crime Reduction Officer visited the site and
made his recommendations to RYF as to what they must now do to secure
the safety and security of the residents their guest and their property ?

If this has not been done, when will it be?

The list above is not fully inclusive of all of my concerns and recommendations
and I reserve the right to share with you concerns and issues I may have with
respect to safety and security for your attention in the future.
