SPECIAL POWER OF ATTORNEY

KNOW ALL BY THESE PRESENT:

That I, _________________, of legal age, a widow, a Filipino citizen and resident of
__________________ do hereby make, constitute and appoint __________________, my
son/daughter, of legal age, _______ (civil status), Filipino citizen and resident of
_____________________ as my true and lawful attorney-in-fact, for the purpose of selling my
property covered by Transfer Certificate of Title (TCT) No. _________, to act in, manage and
conduct all affairs and for that purpose in my name and on my behalf to do and execute all or
any of the following acts, deeds and things, to wit:
1. To represent, negotiate, facilitate and act on my behalf, the sale or any valid disposition
of our aforementioned property under such terms and conditions as he may deem
proper and fit, to whosoever may buy or purchase our property located at
______________, __________. A copy of TCT No. _________ particularly describing
the property is herein attached as Annex A and forming an integral part of this
instrument;
2. To accept and collect full payment in his name and/or in my name, the proceeds of sale
of the abovementioned property and sign for the receipt thereof;
3. To sign and execute in his name and/or in my name, any and all documents of sale,
transfer or conveyance of the aforementioned property;
4. To pay any and all unpaid or accrued property taxes including such capital gains and
documentary stamp taxes necessary to effect the registration of the sale and the transfer
of title of the said property to the buyer or purchaser of the same, unless otherwise
agreed upon by him and the buyer or purchaser in which case the terms and conditions
of their agreement shall prevail;
5. To engage the services of a reputable real estate broker, a lawyer, a tax professional and
such other professional real estate practitioner, if necessary, to ensure the expeditious
and smooth sale of the property and to advance or pay their respective fees and/or
commissions from out of the proceeds of sale of the same; and,
6. To perform other acts necessary to and incidental to the purpose of this agency.
HEREBY GIVING AND GRANTING unto my said attorney full power and authority
whatsoever requisite or necessary or proper to be done in or about the premises, as fully to all
intents and purposes as I might or could lawfully do if personally present, and hereby ratifying
and confirming all that may said attorney shall do or cause to be done under and by virtue of
these presents.
