Leading fabricator and erector of large scale structural steel projects across the United States

Senior Project Manager

Senior project manager with full strategic planning and P&L management responsibility for commercial/industrial
construction projects ranging in value from $4.5M to $20M across the United States. Provide strategic leadership to a
team of subcontractors, suppliers, erectors and our fabrication facility in Ottawa, Kansas for the success of structural
steel project assigned. Reported directly to the Vice-president of Project Management.

Challenge: overcome low margin project by innovative and creative negotiations with suppliers and subcontractor to
increase margins and by innovative erection and fabrication methods to minimize excessive labor hours. These
innovations led to an increase in overall revenue by 5 to 10% from estimated revenue goal on a number of projects.

Selected Projects and Accomplishments:

• Quapaw Resort/Casino – fast-track high-rise hotel and casino project for Manhattan Construction Company,
Tulsa, Oklahoma and designed by JCJ Architecture of Hartford, Connecticut. This project is located in
northeastern Oklahoma near Joplin, Missouri. This was a 3,400 ton, $14.2M structural steel fabrication and
erection package topped out in March 2008, a full five (5) weeks ahead of schedule, which equates to an 8%
revenue increase on labor. This project was featured in AISC Modern Steel Construction magazine, January
2009 issue.
• Cleveland Museum of Art – multi-story moment frame building design, supporting twenty-four (24) 120 foot
single span AESS exposed truss system at the atrium a Rafael Vinoly Architects of New York design. Further,
this project included a multi-story retro-fit to existing building. This project was managed by Panzica – Gilbane
a Joint Venture, Cleveland, Ohio. Very complex project that matched the theme of the museum and surrounding
structures. Using cutting edge fabrication and erection techniques on the AESS trusses in order to achieve very
close tolerances in truss deflection, to ensure the glass curtain walls where not damaged due to excessive truss
movement – glass system was designed by Joseph Gartner of Germany.

Design Build Firm of large scale structural steel and concrete projects

(Optima Camel-view Luxury condominium project in Scottsdale, Arizona)

Senior construction project manager with full accountability to execute on-site coordination, planning and scheduling of
on-site subcontractors. Scope of work included site management of $46M in structural steel fabrication, delivery and
erection package, plus a concrete elevated slab package, and miscellaneous steel fabrication, delivery and erection. This
project was very challenging due to the restricted site conditions and lay down areas. Site planning and materials
deliveries were the most challenging part of this project. Look-ahead schedules were most valuable during site
coordination meeting with the general contractor – Optima Development, Scottsdale, Arizona.

Challenge: planning and organization of on-site activities were not adhered to prior to my arrival. Successfully
developed and executed recovery plan with the use of simple look-ahead schedules, site organization techniques and
communication with the general contractor. Discussed recovery scheduling and build rapport with other discipline, to
turn this project around and make it successful.

Accomplishments:

• Conceived and developed a recovery plan that increased productivity in the structural steel area which enabled
a more uniform pour schedule of elevated slabs. This enabled an orderly floors turn-over to the general
contractor with regularity. This enabled other disciplines to maintain their respective schedules.
• Led better planning of site deliveries and site organization which eliminates site “Traffic Jams” and maintained
client rapport through communication and these strategic planning measures.
• From “Lessons – Learned” on this project, developed and maintained company procedures and standards to use
on future projects.

Centennial Contractors, Inc., Fort Leavenworth, Kansas 2003 – 2005


On site construction manager for government and military installation
(Project position to execute renovations of historical buildings and execute JOC contracts)

Construction Project Manager

Construction project manager for on site commercial construction projects at Fort Leavenworth military installation and
Job-Order-Contracts (JOC) at this site. Successfully executed renovation construction on historic building as well as new
construction. Worked directly with Directorate of Installation Support (DIS) on project development, design review,
quality controls, building code compliance, cost analysis, construction planning/scheduling, preparation of cost estimates
for funding, and subcontract negotiations and execution.

Challenge: work with the Historical Society on restrictions on many renovation projects at this site. Schedules where
tight on most project, and military operations were to be maintained during construction due to the sensitive nature of
operations in these historic buildings.

Accomplishments:

• Complete renovation of a two (2) story - 25,000sf historical building into office space for the US Army
command. Many historical obstacles to overcome. Completed on time and under budget and zero punch list
items recorded.
• Complete renovation of a three (3) story – 100,000sf historical barracks into high security office space
including high security areas for US Army intelligence personnel. Completed on time and under budget and
zero punch list items recorded.

On site construction managers for large scale industrial project across the United States

(Procter and Gamble Kansas City, Kansas Soap Facility)

Construction project manager for on site commercial and industrial construction projects. Projects include – but not
limited to - civil, structural and architectural construction for this general contractor at the assigned Procter and Gamble
Soap Facility, Kansas City, Kansas.

Challenge: during the execution of the Sulfur Burning project, numerous underground utilities had to be rerouted around
the site for this new chemical plant. Other operations at this site had to remain in operation during the installation of the
new Sulfur Burning facility. This required extensive planning and coordination with a number of department heads,
building officials and utility companies.

Accomplishments:

Assigned to this facility to install $30M of civil, structural and architectural construction projects for the $175M Sulfur
Burning chemical plant for the production of Sulfur Trioxide. Oversaw Gray Construction Company, Lexington,
Kentucky who where the on site general contractor for this process facility and adjacent multi-story office building and
control building. With pre-planning, coordination and verification, this project came in ahead of schedule and under
budget by 3 - 5%.
