Although arquiteg was officially founded in 1991, it is an outgrowth


of an architectural practice that has been active in Puerto Rico since
1976,--originally as Angel M. Cabn Architects, and later as Archicorps.
Throughout its history, the firm has demonstrated its commitment to
quality design in projects ranging from cutting edge office environments
to carefully researched historical restorations.
arquiteg provides full architectural and interior design services.
These include programming, cost estimates, material research and
construction management, among others. We assign our staff to
project teams that work with clients from the conceptual through the
construction phases of a project. This approach ensures continuity of
service for our clients, and informed project teams that have participated
in all the crucial decisions required for successful buildings that meet
program, budget, and clients expectations.

FIRM PROFILE

Major clients include multinational U.S. and European companies; local


government agencies such as the Institute of Puerto Rican Culture, the
Puerto Rico Tourism Co., the State Department, the Municipality of Ponce,
the P.R. Telephone Co., and the Departamento de Transportacin y Obras
Pblicas; as well as pharmaceutical companies, local small businesses and
private individuals.
Over the years, arquiteg has worked in partnership with firms in
Venezuela, Brazil, the Dominican Republic, Colombia, and the United
States to competitively pursue and develop local and international
projects. These strategic alliances have allowed the firm to reach clients
in new geographical areas, and to increase its expertise in diverse project
types.
Originally located in Old San Juan, arquiteg recently moved it office to
a renovated bungalow in the heart of the newly designated Miramar
Historic District in order to accommodate the firms growth, and to
provide a more comfortable environment for client interaction.

Our approach to project development is twofold. Workshop sessions


kick start the design process, fostering the kind of experimentation and
evaluation needed to understand the program at hand. In these meetings
our designers and clients jointly explore the projects challenges and
opportunities in order to create the conceptual framework required for
APPROACH & METHODOLOGY a successful design.
Secondly, we implement a system of project management and delivery
that ensures clear communication channels between end-users, clients,
consultants, and our project team. At the core of this system are regular
meetings between all involved parties, with separate meetings for
owners, architects, and project managers to reach strategic decisions
about scope, budget, and schedule.

TECHNICAL ASPECTS

Our firm works with PC and Mac platforms, as well as with AutoCAD,
3D Studio, Revit, Goggle Sketch Up Pro, Sketch Up Podium, Photoshop,
Illustrator, Indesign, Accurender, Fast Track and other powerful graphic
software. By using AutoCAD, an industry standard, we ensure a seamless
transfer of electronic files to our consultants in all phases of the project.
We are able to produce interior and exterior colorized renderings, and
to generate movement-film sequences for client and community/public
presentations.

Today, we are working to provide our clients the option to revise and
follow the progress of their projects via internet.

To establish a project budget, we go through a three step process as


follows:
We analyze the project scope to identify the building and/or project
type, locality, schedule and any special considerations. Step two involves
analyzing local cost guides for historical data. We then determine whether
the project scope meets the building budget.

COST CONTROL METHODS

If the budget is inadequate we return to step one--project scope- and


reanalyze our basic premise if the basic concept is acceptable. If the
basic concept is not acceptable to our client or to the project team, we
then reassess our basic premise by considering alternate assumptions,
and revisit the entire process starting with step one. If the basic concept
is acceptable we proceed to step four--schematic design.
Our estimating system is predicated on four reliable sources of building
costs:
(1) project quantities, which constitute a detailed estimate of quantities;
(2) unit costs, which constitute project unit cost and labor; (3) project
factors, such as escalation rates, location of the project, and type of
development, i.e., offices, schools, hospitals, recreational facilities etc.;
(4) a historical estimate file, which provides us with costs of similar
structures throughout the region and state.

Capability for designing on a very tight schedule and on a fast-track


constructions chedule, our projects will work with you to be on time.

Over the last ten years arquiteg has developed the skills and capabilities

TIME MANAGEMENT

We prepared plans for the remodeling and space planning of 50,000


s.f. in the D.A. TEAM TOWER, located at 70 Ponce de Len, Hato Rey, P.R.,
(including as-built plans), in four weeks. We designed various projects
totaling 100,000 s.f. for the Municipality of Ponce, P.R. in ninety (90) days.
We also helped Telefnica International to develop various projects on a
very tight schedule.

THE INTERCONTINENTAL HOTEL RENOVATION

The Intercontinental Hotel renovation located in the tourist area


of Isla Verde is an elegant project designed with the intent of
increasing the experience and pleasure of its visitors.
This 31,871 square feet remodeling project gathers works that
included the Porte Cochere, the lobby, terrace spaces with a
new canopy in shape of an eyebrow, the relocation of the bar
with a more contemporary design, multiple ballroom spaces
with pre-function areas, and the public restrooms.
One of the main challenges in the project included a new bar
that served two spaces, the lobby and the exterior terrace space.
After the completion of the concrete designed bar, the owners
revealed that sales had doubled since its opening.
This beautiful architectural project was developed in
conjunction with EoA, an architectural and interior design firm
from Miami, Florida.

DIVENTI BELLA IN THE MALL OF SAN JUAN

The perfume and cosmetic store Diventi Bella is located


at the recently inaugurated The Mall of San Juan in
Puerto Rico, owned by the well-known mall landlord
Taubman Company LLC.
This 900sf store is located in the first floor of the mall
and fully opened to the malls main corridor. The store
is divided in two areas; main sales area and the storage
space at the back. It was an excited and challenging
project. We followed all of the mall standards and design
regulations, but still delivering a high-end design and
finish selection.

Located in American International Plaza on the 5th &


6th floors in Hato Rey. This office remodeling consisted
of an area of 11,265 s.f. (aprox.) with an open space
concept which created a more efficient and pleasant
environment.
The project incorporated modern modular furniture
with an open space concept that gives the flexibility
of rearranging and adapt the personalized spaces as
per the clients needs and also overcoming technical
requirements.
Some of the innovative materials that are integrated in
todays office environment are glass walls and doors, dry
wall partitions, sophisticated cabling systems organized
inside plenum, illumination systems, and metals, among
many others.

INTACO CORP.

Intaco is located on an industrial park in the City of Carolina


P.R., this new building intent to provide a modern ambience
to a Costa Rican multinational firm oriented to rentals of
construction forms and scaffoldings.
As a company deeply immersed in the construction industry
we were selected to provide full architectural, engineering
and interior design services after a rigorous RFP process.
The building solution is a hybrid structural system with the
capability for growth without affecting work or productivity
of employees operations. It also has the flexibility to adapt
working areas to the constant company restacking and
steady growth.
The buildings envelope integrates a series of prefabricated
concrete elements that serve as shading devices for the
office area while providing a contemporary appeal.
The program of this project includes 62 parking spaces,
entry security and control point, reception area, offices,
various conference rooms, and kitchenette area.

Located in the heart of the newly designated Historic


District of Miramar, arquitegs new office is an open, airy
space designed to accommodate the firms growth and to
provide a comfortable environment for client interaction.
The projects scope called for the complete rehabilitation
of an existing bungalow style home, including the
replacement of the roof, and the creation of an open work
area, a pantry, and a conference room.
The incorporation of additional windows combined with
the open space plan and the high pitch roof provides
for a great amount of natural lighting. The abundance of
natural light contributes to a better work environment for
the office staff and also helps control energy consumption
from artificial illumination.
The use of modular office furniture and partitioning
systems provides a contemporary yet comfortable
sense to the office interior. The furniture arrangement
conveniently accommodates its staff while offering a
more effective interaction space for the development of
projects.

COOPERATIVA DE AGUADILLA
Aguadilla, Puerto Rico

The project site is located on PR-2 in Aguadilla, Puerto Rico on a 10,000


sm lot. The project consists of new facilities for the Cooperativa de
Ahorro y Crditos de Aguadilla.
The 21,000 s.f. building was placed in the center of the lot in order
to provide a continuous vehicular access all around including dropoff areas and a drive-thru area for the tellers. It was placed on a 45
degree angle for a direct view of the building from the road. There is
a plaza located in front of the buildings main entrance. The project
also includes 60 parking spaces and a jogging track around the
parking surrounded by trees.
As part of the project scope, there was a plan for the conservation and
mitigation of existing native plants and trees located in the project
site in order to provide a more ecological design and development.
This modern building has 4 floors with an open floor plan design
which allows for a dynamic arrangement of the offices. The atrium
in the center is visually connecting all floors. A double green glass
envelope surrounds the building providing the entrance of natural
illumination and views of all of its surroundings without sacrificing
the interior environmental control.

DELIZ PHARMACEUTICAL

The concept about this project was to remodel and to


create a new, modern and innovative image for an existing
warehouse located between old industrial buildings.
This office building for pharmaceutical products distribution
was designed using many different soft curves reflected
through its interior ceiling lines and its main exterior red
wall.
The use of interior colors was used to make a high modern
look that was further emphasized by playing with the use
of direct and indirect lighting. In the exterior, vibrant colors
were use to create a contrast effect between the building
and its existing context in the exterior accentuating the
main curved wall while maintaining the main building block
with a neutral color. The program of this project included
a welcoming reception area, two conference rooms, stock
area, offices, a kitchenette and a courtyard open to the sky
but closed to the exterior streets to provide a private and
warming area for exhibitions and parties.

Antiguo Casino de Puerto Rico

A full restoration to one of the most beautiful buildings in Old San Juan.
Originally built in 1918, this building is an extraordinary example of the
influence from neo-renaissance architecture from XIX century. It was
restored to serve as Official Reception Center for the Department of
State. The building was constructed near the modern main entrance of
Old San Juan, in a lot of 5,150 sq. mts.
The historical research process as well as laboratory tests for existing
materials, was intensive to assure correct decisions in the design phase.
The restoration involves the white plaster ornamental restoration and
restitution in walls, columns, ceilings and cornices.
The floors and interior columns were finished with marble from Carrara,
Italy and Juana Daz, P.R. A large mirror was installed at the end of the
main stair landing that announces what is waiting for the visitor in
the second level. Al the modern systems as electrical, mechanical, and
lighting were decided to be in accordance with the interior design of the
building.
A formal oval garden was designed at the east side of the building
facades. There is no doubt that the results in this project were according
to the nobility of this magnificent building.

CASA GRANDE RESTORATION


MENDEZ VIGO STREET
Mayagez, Puerto Rico

Built over 120 years ago in the Mndez Vigo Street in Mayagez, this
beautiful residence has well served the municipality by providing
valuable cultural resources, as well as representing the history of its
town.
Currently a museum, this old residence constructed in the 1890 is
considered one of the most valuable cultural heritages pertaining to
the historic district of Mayagez. The house serves as a representative
model of the typical residence in its neighborhood, containing a
masonry basement with an elevated first floor and roofed with wood
trusses and zinc.
The restoration seeks to preserve its neoclassical creole
characteristics. During the design, the architect carefully considered
contemporary materials in order to create a clear contrast between
the new and the old.
The building is composed of a central interior patio that connects the
museum offices with the kitchen, the public restrooms, conference
room, and an activity area. The house also contains bedrooms,
closets, private bathrooms, and an interior parking, which was added
after the original construction. In the basement we can find a new
lounge rea, storage, and warehousing.

TEATRO BALBOA RESTORATION


MENDEZ VIGO STREET
Mayagez, Puerto Rico

The proposed restoration of the famous Teatro Balboa


located in the Mendez Vigo street of Mayagez was
originally designed and built by ingenious the architect
and contractor Luis Perocier in 1921.
According to the historic archives, the theater has
undergone numerous remodelings during the beginning
of the cinematographic era, to the point that the community
started calling it Cinema Balboa as they started playing
more movies than performances.
Although the amount of remodelings that the building has
undergone are unknown due to lack of recorded information,
we are still able to determine which architectural elements
have been added after its construction because of original
images as well as the common use of materials during
the 1920s. Some examples include an added gallery to
the original faade, an interior skin to cover the windows
in order for it to work as a cinema, and the location of the
projection room.

PONCE CITY HALL


Ponce, Puerto Rico

This project consists in the restoration for four (4) historical


buildings, which includes the existing City Hall for the Municipality
of Ponce, P.R. These buildings constitute an important urban
block in the heart of the Historic District of the city dating from
the early 1900s, decorated with French architectural ornamental
details.
All buildings to be restored will be used to accommodate
municipality government offices. The main work will be done in
the buildings located at each side of the existing City Hall, which
includes a new auditorium that will be included in the first level
of the building at the northeast corner of the block.
The two (2) buildings at the east side will be completely restored,
including floors, wall, arcades, and ceilings that will be provided
with new mezzanines that have been designed to harmonize
with the existing structures and its context. All the facades will
be carefully cleaned, restored and painted. All wood doors and
windows will be replaced with new ones that will retain the
traditional character of the existing ones.

MOSCOSO BUILDING
Ponce, Puerto Rico

Built in the early 1900s, Moscoso Building is located at the heart of the
City of Ponces Historic District, next to the City Hall.
This Building combines neoclassical elements with Spanish Colonial
architecture in a total of 22,630 sq.ft. that were originally used as
a pharmacy and that has undergo deterioration and additions
throughout time.
The Building now holds the municipal offices and its adaptive reuse
were accomplished by restoring the buildings exterior faades and
interior spaces preserving and restoring the original materials and
character of the building.
Additions made with time were demolished and new walls were built
to accommodate the spatial needs of the different departmental
offices. New spaces were carefully designed using materials that
could be easily removed in the future without attempting against the
structure of the building.
The scope of this project included restoration, planning, interior design
and supervision thorough construction.

The Villegas Residence, located in the Historic District of Miramar, was


designed by the famous Pedro de Castro and was built in 1928. This
beautiful home still enjoys many of the original architecture elements
such as its clay tiles, wodden windows, medio-punto (divisory
element between the living and dinning room), mosaics, door handles,
and much more.

MR. & MRS. MASSANET RESIDENCE


Trujillo Alto, Puerto Rico

Located in a hilly area in Trujillo alto P.R., the main idea for this
design was to create a house that could easily integrate with its
site and its spectacular views. To the South it has mountainous
view and to the North, the house has a clear and uninterrupted
view of the Atlantic Ocean down below and of the City along with
the main airports Control Tower.
With these views in mind, the house was designed with high
ceilings and floor to ceiling windows in a curved faade that
tampers outwards to the North. Inside the spaces of the living
room and the master room the glass tampering wall gives the
feeling of being inside another Control Tower.
Since the house has a view of the forest to the south, the
integration of the nature into the house was a main concern.
We implemented nature in the house adding a garden and a
fountain at a central location in the house. Since its main road
access is from the front, we created a more closed facade with a
great exterior frontal plaza to enjoy the views.
This residence was provided with the latest available technologies
in matters of communications, lighting, satellite, internet and
security standards.

The project consists on the renovation of a 1400 squared


foot apartment located on the exclusive neighborhood
of Isla Verde, Puerto Rico.
The plan was initially started with the renovation of
the apartments kitchen but ended up in a complete
remodeling. The main intention in the process was
maximizing the space and at the same time making it
modern. Hi-technology devices+ like electric hurricane
shutters, camera surveillance, intercom system, and
internet availability on all interconnected flat screen
displays were some of the innovations added to the
apartment.
Custom made furnishings with high end finishes
provide an enhanced composition of space and superior
circulation. A combination of natural illumination and
the efficient use of artificial lighting contribute to the
dwellings comfortable ambiance.

VANDEPLAS RESIDENCE
Cabo Rojo, Puerto Rico

This residence will be a second home to a European family, located


close to beaches in Cabo Rojo, the southeast corner of Puerto
Rico. It was design with the intention of orienting the house to the
south in order to have ocean views, which is strongly emphasized
through an architectural element framing the ocean.
Since the residence is not proximate to the ocean and in order to
have ocean views, the house was elevated one level leaving the
ground floor as an open area for a terrace and parking space. The
house main entrance is located on the north side of the residence
giving direct access to staircase, although the staircase can also be
accessed through the ground floor terrace.
The principal amenities are located on the second floor, which are
the bedrooms, bathrooms, kitchen, living room, dining room, an
office, and a spacious terrace overlooking the ocean. The roof was
also design so it can be used as a terrace.
Its modern architecture incorporates materials like exposed
concrete walls located on the staircase, hurricane proof glass
windows, aluminum pergolas and louvers, among others. Also,
this intelligent home integrates the use of solar panels for energy
conservation.

MIRAMAR 665 APARTMENT BUILDING

With the initiative of Arch. Villegas this


luxury building was projected on a 515
s.m. lot. The project is located in the heart
of Miramar Historic District on the corner
of Fernndez Juncos Avenue with the
Miramar. Its location is next to the new
Convention Center District and the new
Sheraton Hotel.
With 15,000 s.f. and seven floors, this
apartment building will have 10 spacious
apartments of two types and 16 parking
spaces. All the apartments have picture
windows providing views to both
avenues.

views all around the property, the design of the Morales-Ruiz Residence
is envisioned and developed incorporating views to its context in every
space. In fulfilling the clients desire that the residence be designed in a
style reflecting Spanish Revival architecture, the use of low-pitched tile
roof tops, balusters, arches, moldings and trellis throughout add to the
style of the project.
With a Spanish Revival style and looking to meet the clients expectations
the house is framed with a two story entrance gallery with arcaded
balconies that connect the spaces of the residence. An interior patio
facilitates a visual communication between all the areas of the house
and provides an open space for enhanced ventilation, and illumination.
Vegetation and a water fountain soften the patios atmosphere and
contribute to its ambiance for the family to gather.
Contributing to the world with environmentally friendly features, a
photovoltaic panel system for energy consumption is integrated as part
of the design of the Residence. It is capable to feed sufficient energy to be
off the grid 24 hours a day, 7 days a week. Insulated Concrete Form walls
as part of the construction system provide uniform air temperatures
and reduce energy consumption for cooling inside the residence. Also, a
pluvial water collection system is provided as another way to contribute
to the environment and consume less potable water.

UPR - COMPREHENSIVE CANCER CENTER


San Juan, Puerto Rico

With the growing necessity for Health Care in Puerto Rico,


the UPR, in conjunction with the Municipality of San Juan,
decided to create a Hospital with cancer patients in mind.
The Comprehensive Cancer Center consists of a
280,000 square feet project that encompasses research
facilities, hospital beds, surgical areas, outpatient clinics,
chemotherapy spaces, and high-tech equipment among
other facilities. This project was designed to be a LEED
Certified Building.
One of the more interesting design decisions was the
use of a prefabricated faade. The idea being that by
developing a prefabricated concrete curtain wall system,
the cost would diminish due to minimized on-site labor,
the repetitive formwork use, and the shorter construction
schedule, while at the same time achieving higher quality
construction.
This beautiful architectural project was developed in
conjunction with Hillier, an architectural firm from New
York City.

NEW PUBLIC SCHOOL

Program for the 21st Century, the new
school for Arecibo consists of two
buildings, one for each school level. Even
though they are physically one building,
the school program is divided in two, the
west side containing the elementary level
and the east side containing the middle
school level with a total of 77,885 sf.
Both, the pedestrian and vehicular access,
are located next to the secondary street
including a drop-off area and a security
guard house. There are 31 parking spaces
including 3 carpool spaces, two for
alternative transportation, and two for
handicapped.

The buildings morphology is composed


by a quad containing an interior patio for
the elementary level (6,532 sf ), an interior
patio for the middle school level (6,532
sf ), and a Community Pavilion located in
the center which is shared between the
two school levels. In the elementary patio
there is a playground area, a gazebo, and
an existing tree to be preserved. In the
middle school patio there is a gazebo
and a BBQ with sitting areas. The main
design criteria used for creating a quad
surrounding these patios was mainly for
safety and security reasons since the quad
layout allows for exterior spaces but still
enclosed by the same building.

ARCHERY RANGE

Cabo Rojo, Puerto Rico

The Archery facility, located in Reparto Saman in Cabo Rojo,


Puerto Rico, is one of many facilities being developed to serve
as hosts for the Juegos Centroamericanos y del Caribe 2010.
The facility is being developed in a large clear site used by the
Archery Federation of Puerto Rico as a practice range.
The project consists in the construction of three buildings
for offices, bathrooms and storage spaces. It also includes
a shooting directors station and a shooting range to
accommodate 42 archers. Temporary bleachers will be placed
in site to accommodate spectators in competitions. Electrical
and plumbing installations will be accomodated throughout
the site to serve a variety of concession stands, temporary press
rooms and medical offices. Clean edges and a combination
of intersecting volumes and planes make the contemporary
design for this architectural project.

DEL CARMEN PARK


Ro Grande, Puerto Rico

The municipality of Ro Grande seeks to rehabilitate the


facilities of the exiting recreational park at Urb. Del Carmen
into a childrens recreational park.
This includes the rehabilitation of the exiting basketball court
and the construction of new bleachers, an activities gazebo, a
snack and refreshments gazebo, public bathrooms, a walking
trail, and a playground area for children with special needs.
Different grade levels throughout the parks walking areas
provide a dynamic way for children to perceive space and
exercise by having fun. The alterations in levels integrate
slides into a circuit of diversified playground components.
ADA compliancy is met in all areas of the park giving equal
opportunities to children with disabilities to enjoy this vibrant
space.
Environment friendly materials are used for walking surfaces,
pervious concrete sidewalks allow proper water percolation
and avoid unwanted water run-off, and recycled rubber is used
both for the walking trail and the playground area. Green areas
and abundant trees bring comfort and shade to the park for
the commodity and well being of its users.

RIO GRANDE ESTATES RECREATIONAL PARK


Ro Grande, Puerto Rico

The Municipality of Ro Grande wanted to contribute with the


community development through the rehabilitation of the recreational
park facilities inside the residential area of Ro Grande Estates.
The Project consisted of the reconstruction of the baseball park, new
bleachers, remodelings for the areas of dugouts, bathrooms and
cantina area for the benefit of the spectators.
The existing tennis courts were also refurbished and two were added
as well. Two new gazebos with benches were also included as a resting
area for visitors and destination for small recreational activities.
There were also some improvements for the sidewalks to make them
wider and in better conditions. At the same time, new sidewalks and
walking paths were added.
As part of the rehabilitation of the recreational park facilities, new
playing areas were created for kids with playground equipment.
This Project considered the use of recycled materials in order to
minimize the environmental impact, as well as the use of energy
efficient lighting systems and strong emphasis on the landscape
including planting new trees.

MALPICA RECREATIONAL PARK


Rio Grande, Puerto Rico

Con la necesidad de crear zonas de recreacin y deporte, el


municipio de Ro Grande busca rehabilitar las facilidades del
parque existente en la Urbanizacin de Malpica.
El proyecto cuenta con un rea de aprox. 120.000 sf. el cual
consiste en mejoras a la cancha de pelota, la construccin de
nuevo edificio que cuenta con bleachers los cuales incluyen
cantina, dugouts y baos y rea de estacionamiento para sus
visitantes.
El mismo cuenta con el diseo de gazebos para la creacin
de diferentes actividades, una amplia pista de caminar, y zona
de juegos infantiles que buscan integrar la dinmica de la
comunidad.
Como parte del diseo se manejan amplias zonas verdes,
preservando la existente y utilizando la vegetacin propia del
lugar, como una forma de mejorar la calidad de vida urbana del
sector.
Igualmente como caracterstica principal de este proyecto se
busca trabajar materiales que sean eco-amigables y que no
afecten el ecosistema para crear un equilibrio y armona con la
naturaleza del sector.

The churchs circular plan approach comes from the theaterlike arrangement of the sanctuary seating. The design concept
approach following this condition was to access the structure
from a path that comes from the parking lot and wraps around
the structure entering the sanctuary through the second floor.
This approach later developed into the idea of a sea shell
structure. The joints of the sea shell will evolve into prefabricated
fins that allow natural lighting to enter the sancturays interior.
The project consists of the construction of a 36,685 square foot
church complex located in the Canovanas Municpality of Puerto
Rico. The Church complex is located on a 17,796 sm site with
a capacity to accomodate 529 parking spaces. The building
is divided into 5 main areas of use: the Altar, the Santuary,
Classrooms, Administrative offices, and Capacitation area. The
Sanctuary area offers a seating arrangement that serves 1,500
church members. The complex includes in its facilities spaces
such as classrooms, nursery, library, conference room, recording
rooms, administrative offices, cafeteria, and multipurpose room,
among others.
