You are required to identify the professional services of a consulting quantity


surveyor in pre-contract and post-contract stage.

Basic professional services from the Quantity Surveyor (Pre-Contract )

Quantity Surveyor prepares of preliminary cost and comprehensive estimates of

construction cost for the employer.


Cost advice and planning on alternative design solutions, structural forms, choice
of materials, construction sequence and maintenance cost in order to minimize the

costs of the project and protect welfare of the clients.


Preparation of necessary document including bill of quantities, tender reports and
contract document when calling of tenders. It will examine the bids together with
alternative prices and various unit prices, analyze the particulars and report to the
employer with a recommendation as to the most satisfactory tender if there are

competitively tendered price.


The Quantity Surveyor may also assist the client in the negotiations and
recommend an equitable price in the event that the tendered prices are
unacceptable. After that, QS will prepare contract documents to the successful
tendered. The construction project will be officially started after the contract was
signed by the both parties, the client and successful contractor.

Basic professional services from the QS (Post-Contract):

Visit the site and valuate the completed work, prepare interim valuation
certificate in order to let the Architect to issue interim certificate and
arrange the payments or claims. In some construction projects, the
contractor is paid monthly. The QS will visit to the site and assess the work
progress that done by the contractor. Then, QS values the work carried
out each month on the project including measurement of variations and
prepares the interim valuation certificate to the Architect. The Architect will
then issue the interim certificate based on the assessment of works
(interim valuation certificate) for payment which is done by the QS and the
payment will be made by the employer.

Settlement of final account. On completion of the work a full and detailed


final account incorporating all change orders and adjustments may be
prepared.
