The office building and future residential building at Pier 4 have been purchased
by Tishman Speyer.
This booklet represents design modifications from the April 2014 BCDC
submission.
These modifications include the following:
The four story podium on the West side has been removed allowing the
building to come to the ground. As a result, the public realm has expanded by
2,500 sf., and Pier 4 Place has been reconfigured and substantially improved.
The extent of the South West corner has been cut back to align with the
Phase 1 building. This gesture has allowed a wider view corridor to the harbor
and has widened the side walk.
The street alignment has been regularized to achieve a better transition from
Seaport Boulevard.
The massing manipulations have been made to simplify and accentuate even
further our conceptual intention of a building composed of two major elements.
The detailing of the curtain wall system has improved the precision of the
building envelope so that the movements of the massing components are the
main characters in the story. These movements are seen on the West faade
where we have inserted a covered outdoor terrace. The facets grouped every two
stories on the East faade have been deepened creating more movement that
changes along the course of the day through the sun exposure and the reflection
of the harbor.
These changes have slightly reduced the overall area of the building.
The height of the building has not changed.
The height of the screen has been reduced by approximately 10 feet.
