competitive and rewarding industry. The qualications you gain will help you achieve a challenging career that offers variety
and the potential for excellent nancial rewards.
Our courses are designed by experienced teaching staff, providing a high level of expertise and support for your study.
We offer the following real estate qualications:
National Certicate in Real Estate (Salesperson) (Level 4)
National Certicate in Real Estate (Branch Manager) (Level 5)
National Diploma in Real Estate (Agent) (Level 5).
Although these qualications are stand alone, many of the courses are common to more than one of the qualications.
Once you have completed your qualication you can apply to the Real Estate Agents Authority (REAA) to gain the
appropriate licence. You will need to consent to a police check when you apply for your licence. Visit the REAA website
reaa.govt.nz for current requirements, including necessary industry experience.

NATIONAL CERTIFICATE IN REAL ESTATE (SALESPERSON)

Level: 4 Credits: 47
The National Certicate in Real Estate (Salesperson) is the entry level qualication to the real estate industry and meets the
educational requirements needed to become licensed as a real estate salesperson.

SKILLS YOU WILL LEARN


Once you have completed the qualication you will be able to:
describe the real estate industry in New Zealand and how it works
have an understanding of land ownership, transfer of ownership, titles and council zoning
carry out an inspection and demonstrate methods of appraisal, and complete agency authority agreements
design a marketing plan and budget, and develop promotional material
draft and negotiate sale and purchase agreements and facilitate the sale of real estate, including auction and tender
methods
understand property, contract and building law and the legal constraints of operating as a real estate salesperson
identify misleading and deceiving conduct and misrepresentation

REAL ESTATE SALESPERSONS LICENCE


Once you have received your National Certicate in Real Estate (Salesperson) you need to apply to REAA for your real estate
salespersons licence. The REAA website has detailed information regarding the licensing process and the current cost of

NATIONAL CERTIFICATE IN REAL ESTATE (BRANCH MANAGER)


Qualification code: NC128804
Level: 5 Credits: Minimum 103 credits. This qualification is made up of 21 compulsory unit standards and three
appraisal elective unit standards.
This qualication will give you the practical skills and knowledge to apply to be licensed as a branch manager in a
real estate ofce.

QUALIFICATION
Once you have completed all the units in the National Certicate in Real Estate (Branch Manager) Level 5 you can apply to
New Zealand Qualications Authority (NZQA) for your certicate. Visit nzqa.govt.nz for more information.

REAL ESTATE BRANCH MANAGERS LICENCE


This qualication completes the educational requirements to obtain a real estate branch managers licence. You also need to
have worked for three of the previous ten years in a real estate agency with a salespersons licence in order to obtain a real

This qualication meets the educational requirements that you need to become licensed as an agent in the real estate
industry.

QUALIFICATION
Once you have completed all units in the National Diploma in Real Estate (Agent) Level 5, you can apply to NZQA for your

All of the units of the branch manager qualication are included in the National Diploma in Real Estate (Agent).

REAL ESTATE AGENTS LICENCE


This qualication completes the educational requirements to obtain a real estate agents licence. You also need to have

QUALIFICATION STRUCTURE
To gain the National Diploma in Real Estate (Agent) Level 5, you must complete a total of at least 170 credits. The majority of
these credits will come from the 27 compulsory units. A minimum of three appraisal elective units, one each from business,
residential and rural appraisal is also required. In addition you must complete further units selected from the agent electives
listed below to achieve your 170 credits.

REAL ESTATE AGENTS AUTHORITY REQUIREMENTS


FOR CONTINUING EDUCATION 2015
The REAA has introduced compulsory continuing
education (CE) to ensure that all licensees meet the
highest professional standards.
During the 2015 calendar year, licensed real estate
practitioners will need to complete 10 hours of veriable
CE and 10 hours of non-veriable CE. You will need
evidence of completion of both when you re-license in
2016. The Open Polytechnic is one of the organisations
authorised to provide veriable CE.

EXEMPTION
If you have completed a National Certicate or National
Diploma you are exempt from CE requirements for the
year in which you completed, and the following calendar
year.
For example, if you completed the National Certicate
(Salesperson) or the Branch Manager or Agents
qualication in 2014, you are exempt from CE in 2014
and 2015.

NON-VERIFIABLE CE
Non-veriable CE requires you to complete 10 hours of
in-house or industry training, to attend relevant conferences
or to undergo personal professional development. You can
achieve your non-veriable CE with Open Polytechnic by
completing one real estate related unit standard.

REFRESHER TRAINING
If your real estate licence is suspended for 12 months or
more, you will need to do a refresher course and complete
CE during the calendar year that your licence is renewed.

RECORD-KEEPING
If you choose Open Polytechnic as your CE provider, we
will hold records of your veried CE that you complete
with us. You will need to submit this information to the
REAA when you re-license.

VERIFIABLE CE
Veriable CE requires you to complete a 10-hour online
course or attend a two-day workshop. If you are not able
to attend the full workshop, you may be able to complete
some of your training online.

Assessment
All units are internally assessed and there are no external
examinations. Assessments must be word processed and
submitted online and some assessments may include an
oral or contact (role play) component.

Course materials
As well as paper-based course material, some of our
courses include practical exercises, e-learning and
specially prepared DVDs. You will also need to access our
student website, Online Campus.

If you need to buy software, you can buy it at a special


academic price from most software retailers (generally
about a third of the normal retail cost).
You will need proof you have been accepted into a course.
You can use your letter conrming your enrolment. There is

Free tutor-led webinars


We are offering free tutor-led webinars from early 2015.

Study time

Our webinars will cover key topics to support your learning


and can be watched from the comfort of your own home
or ofce.

All units have a credit value. This helps you work out how
much study time you will need. Allow about 10 hours
of study for each credit. For example, a ve-credit unit
standard generally requires 50 hours of study.

You will hear from subject matter experts, get up-to-date


industry information, and get extra help from tutors when
you need it.

Admission requirements
To enter the real estate qualication you must have a
minimum of eight NCEA Level 2 credits in English, four
in writing and four in reading, or be able to demonstrate
equivalent knowledge or skills.

English language
English is the language of study at Open Polytechnic.
You will need to be able to read and write well in English
so that you can understand course materials and also
submit written assessments. There are criteria that must
be met if English is not your rst language. For more

Student loans and allowances are administered by
StudyLink. We recommend that you apply for a student
loan at least four weeks before the commencement of your
study. We cannot conrm your enrolment or send your
course materials until your fees have been paid. For more

Licensing restrictions
Criminal convictions, bankruptcy and previous loss of
licence may stop you from becoming a real estate licensee.
Before you enrol we recommend you check the licensing
rules and regulations in the Real Estate Agents Act 2008.

New Zealand Qualifications


Authority (NZQA)
RECORD OF ACHIEVEMENT
All our real estate qualications are registered on the
National Qualications Framework (NQF) administered
by NZQA. If you are already registered on the NZQA
database, please provide your National Student Number
when you apply to enrol online.
If you are not registered, we will arrange this when you
enrol. Any unit standards you gain during the year will be
added to your Record of Achievement.
You can access your Record of Achievement online or you
can phone NZQA and ask for a copy of it. You can nd out
more on their website nzqa.govt.nz or call them on
04 463 3000, or freephone 0800 697 296.
Note: The REAA does not keep a record of your
academic progress.

Applying for your qualification


Once you have completed your study you need to apply
to NZQA for your qualication. This qualication will
be required when you apply to REAA for your licence.

All credits from the branch


manager certificate will be
credited towards the real estate
agent diploma.

When you successfully complete
the certificate (47 credits), you
can credit 24 towards the branch
manager certificate.

Once you have gained the


salesperson certificate, you only
need to complete between 79 84
credits (instead of 103 108).

Once you have gained the branch


manager certificate, you only
