CONTRACT OF LEASE

KNOWN ALL MEN BY THESE PRESENTS:


This Contract is made and executed by and between:
_________________________, of legal age, and with residence and postal address at No.
________________________________________________________________,
hereinafter
called the LESSOR;
-AND_______________________, of legal age, Filipino Citizen, and with residence and postal
address
at
_______________________________________________________________,
hereinafter called the LESSEE;
WITNESSETH
WHEREAS, the LESSOR is registered owner of a residential 4 door apartment at
____________________________________________________________;
WHEREAS, the LESSOR is desirous of leasing the above-mentioned apartment that the
LESSEE is willing to lease the same for such rental and under such terms and conditions which
may be agreed upon the parties;
NOW THEREFORE, for in consideration of the above premises and of the monthly
rentals and the terms and conditions stipulated below, the LESSOR does hereby lease the abovementioned apartment, unto the LESSEE, subject to the following terms and conditions:
1. That this lease is for a period of one (1) year commencing on _______________, 2013
and ending on _______________________while may be renewed or another period.
Subject to new rate of rental, terms and conditions, as may be imposed by the LESSOR;
2. That the LESSEES shall pay to the LESSOR, without the necessity of any demand, a
monthly rental of Three Thousand Five Hundred Pesos (P3,500.00) Philippine Currency,
net of withholding tax, payable every first (1st) day of each month;
3. That the LESSEES shall give to the LESSORS, a one (1) month advance and one (1)
month deposit, and that the LESSEES shall answer for the payment of Electric, Water
and Telephone Bills;
4. The LESSEES shall not bring into or store in the leased premises anything of a highly
inflammable or explosive nature nor install therein any apparatus, machinery, appliances
or equipment which may cause obnoxious tremors or which may expose the leased
premises to fire;
5. That the LESSEES shall assume the cost of minor repairs in the leased units while the
LESSORS shall answer the cost of major repairs therein;
6. That the LESSEES shall allow the LESSORS or their duly authorized representative to
inspect the above-said house after notice and during reasonable hours;
7. That the LESSEES shall not make and introduce any alternations or improvements unto
the leased premises without the previous written consent of LESSOR and in case the
LESSEES introduced and improvements thereon, the same should become the LESSORS
property upon the termination of this contract;

8. That the LESSEES shall not sublet, assign, transfer, or otherwise encumber or dispose in
any manner or form its rights and interest as LESSEES in the leased premises;
9. Upon clear violation of any terms or conditions of this contract, the LESSOR shall have
the rights to terminate this contract earlier than its term, by giving written notice of
termination to the LESSEES;
10. In case the LESSEES shall choose to terminate this lease agreement earlier than the
agreed term, the LESSEES shall give a written notice of intention to terminate, six (6)
days in advance;
11. Upon expiration or earlier termination of this contract, the LESSEES shall leave and
vacate the leased premises without waiting for any demand from the LESSOR, and all
improvements introduced thereon by the LESSEES shall insure to the benefit of the
LESSOR, without paying its costs or value;
12. This lease agreement shall automatically cease or lapse upon the expiration of this term
and that any further occupancy of stay of the LESSEES in the leased premises shall be
considered unlawful or illegal with all penalties and effects of law, waiving any formal
notice or demand from the LESSOR as to the expiration of this lease and waiving any
formal demand to lease and vacate the leased premises;
13. The LESSOR and the LESSEES may stipulate and agrees on the terms and conditions not
provided therein, but the same must reduced into writing and to form the part of this
Contract of Lease;
14. All violation of the conditions stipulated in this Contract shall subject the guilty party to
the payment of damages, asides from costs of suits and attorneys fees;
15. The parties hereto do hereby agree to abide strictly by the terms and conditions above
stipulated.
