The concept of condo resort/hotel is relatively old in India, allowing buyers to own an room/apartment in a resort or a hotel. The
owner is entitled to an average of 21 to 30 days use of the apartment in a year, and the resort management uses the rest of the time to
generate revenues from tenants. The rental proceeds are split between the apartment owner and the resort operator. Many condo
hotels across the world are managed by luxury hotel brands. They offer a host of amenities and buyers share the cost of upkeep by way
of annual maintenance fees.
The condo resort concept is different from a vacation timeshare, where you dont own a room/apartment and you are not entitled to
a share of the profits. Also, in a vacation timeshare, you are only entitled to use any of the rooms in the hotel chain for typically a week.
This property will be managed by M/s Hitesh Motels Pvt Ltd. They are managing and operating Poonam Hotel, Deccan, JM Road, Pune
since 1997.
GO1 Resort Goa is with freehold hotel room in a 3* resort, located at Badem, North Goa near Anjuna/Vagator Beach with a lovely view.
The hotel room are designed with contemporary architecture and the resort structure itself is artistically inspired by Portuguese
architecture.

GO1 Resort, Badem, Goa offers you an option to own a luxurious holiday home of outstanding quality whilst minimising the costs and
worries linked to owning and maintaining an apartment/room all year round. Your room will be yours in perpetuity and can be willed to
family members or sold in open market (operator lease will however continue).
Your luxury room will be furnished, serviced and managed on your behalf by the Resort Management Company and earn an annual
rental on the cost, while also enjoying 21 days free stay at your room every year.
The developers Bhoomi Developers are a newly established registered partnership firm, registered in Pune. This is their first
development. They are backed by Engineers who have more than 30 years experience in construction industry in India and abroad.

Booking Process
Buying a hotel apartment in GO1 Resorts at Badem, Assagoa, Goa, is simple and straightforward.
Make your enquiry and learn more about the concept and do visit the project site.
Once you choose your room, please deposit a reservation fee of 20% of the total property cost to book your
apartment. Payment shall be made to Bhoomi Developers payable to Acc # 00072560004591, HDFC Bank,
Bhandarkar Road Branch, Pune.
70% payments during progress of work (stages as under).
10% on completion of slab of lower basement.
10% on completion of slab of upper basement.
10% on completion of slab of First floor.
10% on completion of slab of second floor.
10% on completion of slab of Third floor/roof.
10% for FFE as advance, 30 days notice will be given.
10% on completion of all internal & external finishing of the room.
OPTION 2:
15 year (5+5+5) Lease back agreement where you lease the hotel room for
the first five years and subsequently with five years intervals.
Property is commercial and not residential.
Rentals paid quarterly 6 % per annum of the invested amount for the first five years
9% per annum of invested amount for the next five years and
12% per annum of invested amount for the subsequent five years.
21 days free stay in a Calendar Year (2 weeks during June/July/Aug/Sept and
one week during peak period except 23rd Dec to 4th Jan) with lodging and
boarding for 2 adults plus 2 kids.
Zero Maintenance Charges on FFE and structure.
No electricity, water charges and Property taxes.
You can terminate the lease back agreement by giving 2 (two) months notice
to (Resort Operator) Lessee if decided by the Owners to change the operator.
This agreement is transferable, in case you intend to sell your apartment.
Every five years, furniture will be replaced or renovated depending on
condition.
Your hotel room will be refurbished at the end of each lease period.
Buy Back Option after the end of first five year lease period @ 25%
appreciation.
Insurance of property is covered by the operator during the lease period.
Car park is free for the owners during their stay.

The price of a room East facing is Rs. 40 lakhs and West Facing (Sea side) is Rs. 45 Lakhs
inclusive of land cost.
