I belive that the best architecture comes from a synthesis of all the elements that separately comprise a building: the structure that holds it up;
the services that allow it to work; the ecology of the buildingwhether
it is naturally ventilated, whether you can open the windows, the quality
of light; the materials used, their mass or their lightness; the character
of the spaces; the symbolism of the form; the relationship of the building to the skyline or the streetscape; and the way in which the building
signals its presence in the city or the countryside. I think that holds true
whether you are creating a landmark or deferring to a historic setting.

The client demanded a project for luxury hotel on a narrow terrain near the Lia Manoliu Stadium, known
also as the Romanian National Stadium. The hotel was intended to be managed by an international hotel
chains like Sheraton. The sport vocation of the zone offers also an opportunity for a Heath Care Centre.
The terrain has only one car entrance from park that cannot be enlarged or modified due to local urban
regulations. The scheme of circulations inside the lot became very strict. The hotel building had to be
positioned above the pedestrian and auto circulation. Therefor one side of the building has only two
supporting points. This structural detail determines the form of the building and its exterior appearance.

The building was designed to have 6 levels and a basement for parking. This project had two major
challenges: the site, passed by electrical, water and gas networks and the mixed function of the building.
The terrain is narrow and two accesses are required: one for the parking and one for the storage
facilities. Because the basement was designed for 49 parking places hosted in Klaus Systems, it is
unusually high. The ground floor is also risen as a consequence of its storage function. The next four
levels were intended to be rented. The 5th floor had to host the Lee Cooper Offices. All these were
cornered in the backside of the lot not to affect the public utilities networks. The intended project proved
to be an architectural challenge not from the aesthetically point of view, but mainly from the functional
one. The last solution had no room for errors and exchanges.

will be reduced in half due to local public circulation development plans. The challenges of the project
became clear, because the developer had to follow the initial time planning and financial estimations
were messed up by this new information.
Because the underground water level was high, two basements of parking spaces were financially
justified. The proposal was changed and negotiated several times with the local authorities because of
the insufficient number of needed parking spaces. In the end we manage to achieve a balance between
the clients high demands and the inflexible requirements of the authorities.

URBAN PLANNING
The terrain (private propriety) has around 7 hectares and is situated 5 km away from the central zone
of Bucharest. Today it is occupied by an industrial zone. Most of the buildings are built for industrial
production and have no value, so they will be demolished. The program is mix: residential, offices and
commerce. At that stage the client wasnt sure about the proportion of every function. The mission
of the office was to conceive a master plan for the zone which was the starting point of a financial
evaluation and also which will establish the building regulations of the area. The residential zone will
have approximately 30.000 sqm, the offices, services and commerce around 100.000 sqm. .The
function of the third zone (around 60.000 sqm.) will be determined at the future. The intervention is
also scheduled in 3 stages.
The spatial idea of the project is to give to every zone its own identity. The residential zone will be
organized around a green public space and every building will have its own private green space. The
main building of the office zone, conceived as the main vertical accent of the zone will be a tower of
25 floors. The commercial area is organized around a commercial centre of five stories. Because the
project will be realized in 15 years, the last zone must be adaptable to an uncertain market.

ALTIMETRY STUDY

Galati is one of the greatest economical centers of Romania because of his positioning near the water
pathways of the country and of Europe. During the communist period some heavy industries were
developed here and they function also nowadays. The present study is a part of the urban strategy and
local regulatory plan of the city. The objective of the study was to establish possible scenarios of spatial
development of the city by taking into consideration the physical and socio-economical indicators. The
study was divided into 3 parts: a classical analyses, a DELPHI analyses and a proposal. The first part
highlighted some neglected aspects of the physical space of the city: the poor state of some zones,
the image discontinuity of different types of tissue, the sites with potential and buildings opportunities,
the lack of identity of the tissues, the different attractiveness of some zones etc. The DELPHI analyses
was applied for the first time in Romania and it consisted on some surveys with questions posed to the
most influential urban planners of the country to establish the development priorities. All the conclusions
of those analyses were implemented into the spatial strategy of development of the city.

HOUSING STUDY

preparation, conclusions
The global objective of that study was to identify some levels of intervention to ameliorate the quality
of housing in Galati based on an integrated method of diagnostic. The first part of the study treats the
typology of housing. The second part is about the housing production related to the socio-economical
context of the city. The third part treats the quality of living related to the proximity of public services.
To analyses all these aspects we have used various types of sources (visits and observation on the
terrain, gross statistical information, interpreted statistical information etc.). The conclusions of the study
were that there is an urgent need to rehabilitate the smaller units, there is a need to create quality urban
spaces. These measures have to be complemented with some programs which will facilitate the access
to funds for the acquisition of the proprieties and to their rehabilitation. For the new neighbourhoods we
emphasizes the need to make them more coherent.
ARCHITECTURE CONTEST
The project is situated 10 km. away from Strasbourg, near the international airport of Entzheim. The
project is composed of 67 apartments in buildings of a typology called in France intermediate housing:
apartments in medium density residential developments which are somewhere in between the collective
modernist housing and the individual houses. The ground floor apartments have a little garden and the
apartments situated on the first levels have big terraces. The whole neighborhood is organized around
a common green space.
From the stylistic point of view, the image is not very contemporary because of the historical regulations
that have to be respected in the area. Anyway, the image was carefully study to give the impression of
diversity and unity at the same time.
ARCHITECTURE
Concept
The building is situated near Brasov main train station. The neighborhood is very lively, mainly because
of the attractions nearby (a shopping mall, a park, a swimming pool, the rink of the city etc.) The project
is composed of 71 apartments with commercial spaces at the ground floor. The apartments are small
because they need to be financed from a governmental program for the youth. The form of the building
was dictated by the orientation of the site. The north-oust faade is not perpendicular to the axes of the
building because it tries to capture as much sun as possible. From the image point of view, we tried to
avoid any kind of monotony of the facades.

RETAIL DESIGN

Architects and with George Birsan Position: from drafting person to architect in charge of the project
Phase: from concept to execution
From 2007 I had the opportunity to work at more than 60 shops and other retail projects. For the
majority of these projects I was the architect responsible for the design. The first retail brand with whom
I collaborated was Lee Cooper. The design of the Lee Cooper shops implied many aspects: measuring
the site, designing and redesigning the concepts, adapting the concepts to the spaces, managing the
construction etc. The design evolved from 2007 to 2010. The first shops had a very limited budget. As
the brand became more important we could play a little more with the details and with the image of the
brand. Paradoxically, the shop and the concept which I like most was not made for Lee Cooper Romania,
but for Lee Cooper Ukraine. The concept was made as a case study for a transformation of a Lee Cooper
shop in Kiev and it took into consideration various aspects of the brand characteristics such as the tradition
of the brand and the link between the brand and the musical culture of Great Britain. Also, we had tried to
communicate these characteristics to the public with an almost direct instore communication.
Some others chains of shops with whom I collaborate were: Blue Bird, Denis, Anna Cory and Santa
Barbara. All these shops had a small scale, up to 150 sqm. I also designed more complex shops such
as Big Shop. Situated in the Unirea Shopping Center, the most well-known and visited shopping mall of
Romania, it had a surface of 2200 sqm. The main idea was to make it as much as a department store,
with affordable goods.
The latest collaboration in the retail design is with Intersport. On one hand the design is more elaborated,
but due to the existence of a brand book there also more restrictions. But luckily the client is opened and
even demands innovation and the Intersport team is very involved into the creation stages.
