Dear Camilla, I want to pur-

investment but I am reading
conflicting forecasts about the
London property market. How can I
feel confident with what the market
is going to do next year?

A.
There is certainly a great deal of
disparity among forecasters and
there is no doubt that the predic-
tions are very confusing at the moment.
Some are expecting a 10 per cent rise in
the housing market while others are
expecting a 10 per cent fall in prices.
We at BlackBrick – although we don’t
make forecasts ourselves – would certain-
ly side with the more cautious of the fore-
casts, given the uncertainties surrounding
next year such as unemployment and of
course the general election.
But while you might be confused about

where people will want to buy property,
then a long-term investment can still be
justified.
And not only are prices still around 18
per cent below their peak on average,
rents have now stabilised, which is good
news for the buy-to-let market.
