Founded in 2000, Zenta is a world-class knowledge process outsourcing (KPO) and

business process outsourcing (BPO) company, offering a full range of back-office, voice and on-
site support solutions such as credit card servicing, consumer lending servicing, accounts
receivable management, mortgage servicing and real estate capital market analytics in the
following verticals: commercial and residential real estate, consumer credit, insurance and
financial services and diversified business services. The company currently employs more than
5,000 staff in New York; Los Angeles; London; Mumbai and Chennai, India; Philadelphia, PA and
Charlotte, NC.

Responsibilities:

• Analysis of the RMBS, CDO loans issued by top US banks and preparing a data tape of
critical factors such as prepayment history, foreclosure, delinquency, Bankruptcy to rate the loans
issued by the lending banks for a leading credit rating agency.
• Analysis of CDO loans in Pool level and Class level to provide a detailed report on the
performing, non-performing, impaired, delinquent collaterals both in asset and class level.
Analysis of impact of purchase and sales of made by a commercial borrower with CDO loans
on the loan prepayment.
• Analysis of the Commercial borrower’s profile across various property types such as Office,
Retail and Multi-family, analyzing financial statements, property leases, commitment letters and other
real estate and credit documents, Analysis of debt service coverage ratio of the borrower of the
lending bank..
• Analysis of various attributes for loan issuance such as Cash flow trends during the loan
term, borrower’s credit summary, Reserves and Escrows, Roll over risk, market rent, and termination
rights of the tenants in the borrower’s collateral for the lending bank.
• Underwriting the risk involved in the borrower’s cash flow during the loan term.
• Preparing Asset Summary report based on the market report, lease documents.
• Reviewing the analysis done by the analyst.
• Assumption underwriting of the loan where the loan is transferred to another borrower who is
creditworthy. Analysis of Liquidity, Net worth, Management ability of the proposed borrower. Analysis
of loan structure, Loan type, Lock out and Defeasance period and preparing a statement on 1031
exchange pooling.

Percentage Rent, Continuous Operating Covenant / Recapture Rights, Renewal Options, TI/LC

no one else has.
