Rental Agreement

The Tenants Covenant with the Landlord or Agent:

The tenant agrees to all the following terms:
Pay the rent on the 1
st
day of each month.
Pay all utility charges.
Keep said premises, including fixtures, in a good state of repair, allowing for reasonable
wear and tear.
To leave said premises in a clean state when giving up possession and to make good all
damage done to said premises or fixtures.
Repair any damage caused by negligence or lack of reasonable care by his/her guests,
or licenses.
Cut and water the lawn regularly.
Look after all minor repair and maintenance (including all appliances).
Vacate the premises on the expiration date of the lease.

The landlord or agent:
Shall not enter the premises without giving the tenant advanced notice and shall only
enter in the tenants presence.
Reserves the right to have monthly inspections (with advanced notice) of the premises for
any illegal activities.

Use of the Property and Premises:

The tenant agrees not to exhibit any trade, business, professional or other sign or notice
in, on or about the residential property. The tenant agrees not to list or advertise the
residential property as a business address of the tenant or of any other persons names
in the application without proper licensing from City hall and consent from the landlord.
The residential property shall not be used for any illegal purpose or activities.

Smoking:

THIS IS A NON-SMOKING PROPERTY. The smoking of any substance(s) by any
tenant or guest including cigarettes will not be tolerated anywhere on the property.
Should this term be violated, note to vacate the premises will be given after one warning.
Pets:

Pets are not permitted in or on the residential property.

Breaking the Fixed-Term Agreement:

Should the tenant break a fixed-term lease prematurely, the tenant agrees to pay all costs
associated with filling the vacancy.

The Tenant and Landlord or Agent Further Agree upon the Following:

The landlord or agent will not be responsible for any loss or damage to any possessions
belonging to the tenant.
The tenant will not be responsible for the loss or damage to the premises caused by
natural forces, by fire or by vandalism.
30 days written notice is required for the tenant to terminate this contract.
60 days written notice is required for the landlord or his agent to terminate his contract.
90 days written notice is required for either party to modify any terms of this agreement,
excluding to termination causes above.
Sub-lease is not permitted.
