Terms and Conditions – Midmac Palm Meadows

1. Premium: Corner plots carry a 5%. extra cost of Sale Consideration Amount.
2. The Project Midmac Palm Meadows will be approved by Hubli Dharwad Urban Development Authority (HDUDA).
3. PAYMENT TERMS:

2 Three months from the date of Booking 25%
3 Balance payable within six months from the date of booking 50%
or execution sale deed. whichever is earlier

4. IMPORTANT: The Purchaser/s shall ensure that the balance payment/s is/are made within the stipulated period mentioned
above, failing which, the penalties as per clause below shall be strictly applied without any exception.
5. If the Purchaser/s cancel/s the plot after 15 days from the date of booking, then 2% of the total sale consideration shall be
deducted and the balance refunded within 30 days of receiving the sale consideration from the new buyer.
6. The structures shown in the brochure perspective are conceptual designs and do not constitute a legal offering. It may vary at
the time of execution. The location of facilities like gardens, etc. are subject to change depending upon architect’s advice for
better planning.
7. The annual layout maintenance deposit shall be Rs.1/- per sqft per annum. The maintenance deposit shall be for the upkeep of
Security, roads, gardens, of the common areas and cleanliness of the layout etc.
8. To preserve aesthetic beauty of the layout and to ensure light and ventilation to all houses, the Purchaser/s are requested
to follow the guidelines stipulated by the concerned authorities with regard to setbacks while constructing the house
9. The borewell points are in the process of being identified and marked and if any of these points falls in any of the sites already
sold, then the Purchaser/s agree/s to shift his booking to a different site as allotted by the company. This eventuality is very
unlikely since best efforts are being made to have the borewells in parks and civic amenities. However, for the general good of
the layout and all residents, it has been found necessary to incorporate this clause
10. All payments are to be made favoring M/s. Midmac Developers Pvt. Ltd. against official receipts issued by the Company.
11. All payments towards maintenance to be made by a separate cheque favouring M/s. Midmac Palm Meadows Residents
Association against official receipts issued by the Association. However M/s.Midmac Developers would Maintain the layout till
handing over of the layout.
12. The Company shall not be responsible for any consequence due to Acts of Nature, State or Force Majeure.
13. Transfer of name, before registration, cannot be done without the approval of the Company, if agreed, then a transfer fee of
2% of the total sale consideration shall be charged. However, if the transfer is made to immediate family member/s, i.e.,
parents, spouse & children of the Purchaser/s then, only Rs.5, 000/- shall be charged towards administration expenses.
14. Bank charges at actuals will be borne by the Purchaser/s for any out station cheque/s.
15. The Company reserves the right to increase the number of plots for Midmac Palm Meadows.
16. The details of the Purchaser/s contained in this booking form may be used by the Company for its advertising purposes or make
available (for the benefit & ease of the Purchaser/s) to banks and other financial institutions for the purpose of obtaining loans.
17. All the disputes arising shall be restricted & subjected to the jurisdiction of the courts in Hubli City only.
18. Registration charges & other government charges are subject to change as per government regulations.
19. The Purchaser/s will have to execute a Sale Agreement immediately after payment of 25% of the plot cost.
20. For all other terms/conditions not mentioned or elaborated upon herein, the terms and conditions mentioned in the Sale
Agreement shall be binding on both the Company and Purchaser/s.
21. Any electrical & water supply provided by M/s Midmac Developers are within the jurisdiction of the respective
Board/Authorities and will attract necessary fees as applicable.
