FRIGORFICA PARA 6 CMARAS DE CONSERVACIN DE CONGELADOS Y ESTUDIO DE VIABILIDAD Autor: Isidro Ajona Gonzlez Director de proyecto: Enrique Lpez de Coca Coordinador de proyecto: Susana Ortiz Marcos RESUMEN Introduccin El proyecto de fin de carrera realizado consiste en el diseo termodinmico de 6 cmaras frigorficas para almacenar productos perecederos y en el anlisis de la viabilidad econmica de las mismas. Est dividido en dos partes: la parte tcnica, donde se seleccionan todos los elementos de la instalacin de fro; y la parte econmica, donde se analizan todos los factores econmicos del proyecto para evaluar su rentabilidad. El principal objetivo de este proyecto es econmico y hace referencia a las seis cmaras de fro que est construyendo la empresa Herpi Logstica S.L en el polgono de Torrijos, en Toledo. Un factor importante a evaluar en el proyecto han sido los ingresos, ya que a primera vista regentar cmaras de fro puede parecer un mal negocio debido a que parece ms razonable que las empresas agroalimentarias, supermercados e hipermercados tengan sus propias cmaras de fro para almacenar productos perecederos. Sin embargo como se mostrar en los resultados, el negocio es bastante rentable, ya que empresas de alimentarias como Campofro, Nestl, Danone, etc. o distribucin como el Corte Ingls o DIA siempre tienen necesidad de recurrir a terceros para cubrir picos de demanda o simplemente porque no les merece la pena tener su propia cmara de fro. Esto es lo que se conoce como estrategia de subcontratacin dentro de la planificacin agregada y es muy comnmente utilizada para los fines descritos anteriormente.
Resumen
Figura a: Ejemplo de planificacin agregada de una empresa con horas dedicadas a la subcontratacin (Apuntes de Planificacin Agregada de ICAI) En la Figura a se puede observar la planificacin agregada de una empresa de neumticos que recurre a la subcontratacin para cubrir las horas que no puede cubrir con la mano de obra normal. Las cmaras de fro jugaran el rol de empresa subcontratada para cubrir las necesidades de almacenamiento que las empresas de alimentaria o de distribucin no pudiesen cubrir. Metodologa Como se ha expuesto brevemente en el apartado anterior, el proyecto se divide en dos fases: la tcnica, que es el diseo termodinmico; y la econmica, que es el anlisis de inversin. El diseo termodinmico se trata en los captulos primero segundo y tercero. La primera parte del mismo se trata en el captulo segundo, a travs del clculo de las cargas trmicas que afectan a las cmaras. Esto se consigue adicionando todas las posibles fuentes de calor que hay en las 6 cmaras para poder saber la potencia de refrigeracin necesaria de la instalacin. En el caso de este proyecto se han considerado las siguientes fuentes de calor:
- Entrada de calor por trasmisin - Entrada de calor por infiltracin - Calor emitido por las personas dentro de la cmara - Calor emitido por las renovaciones del producto - Otras fuentes de calor
Con esta potencia frigorfica se obtienen los valores necesarios para poder determinar todos los elementos necesarios del ciclo Rankine modificado en el captulo cuarto y poder ser capaces seleccionar toda la maquinaria de la instalacin de fro. Una vez diseado el ciclo se calcular el valor de la inversin y los costes anuales en el captulo quinto. La inversin incluir toda la maquinaria calculada en los anteriores captulos, el terreno, la obra civil, los paneles, la instalacin elctrica y la instalacin contra incendios. Los costes anuales sern los salarios, el mantenimiento de la instalacin, el coste de la luz y el agua, los seguros de responsabilidad civil, el renting del coche del director y los impuestos. A partir de los costes se formularn varias hiptesis, las cuales tendrn en cuenta el cambio de los costes de la luz y el agua. En el captulo sexto se proceder al clculo de los ingresos. Como se explic brevemente en la introduccin, estos vendran de la subcontratacin por parte de empresas como Campofro, Nestl, Danone, DIA, El Corte Ingls etc. La fuente de los ingresos ser el alquiler de la cmara para estos clientes. Se les cobrar un coste de entrada y salida, as como un coste de mantenimiento de sus productos en la cmara. Esto se modelar a travs de rotaciones diarias de producto que sern del 0, 5, 10,15 y Resumen
20%. A efectos del modelo se asumir que la cantidad rotada es un pedido y se le aplicarn los costes de entrada y salida. Los costes de mantenimiento se cobrarn sobre la cantidad de kilos que haya en la cmara, que ser siempre constante. Gracias al clculo de los ingresos, la inversin y los costes anuales, se podr evaluar la rentabilidad de la empresa. Esto se realizar a travs de cuatro indicadores econmicos de rentabilidad: el VAN, el ndice de rentabilidad, el payback y la TIR. En lo que respecta al clculo del VAN, se utilizar la tasa de descuento WACC y se tendr en cuenta la inflacin. Para hacer el clculo lo ms realista posible se formularn 25 hiptesis distintas para tener en cuenta todos los factores que puedan influir en los cuatro indicadores. Como se dijo anteriormente, estas hiptesis se formularn a partir de los costes, y para cada coste se contemplarn las cinco posibles rotaciones expuestas anteriormente. Con este se tendr una hiptesis optimista, una menos optimista, una neutral, una moderada y una conservadora. Como se dijo anteriormente, cada una de ellas tendr en cuenta las 5 posibles rotaciones. A partir de los 25 hiptesis se obtendr un VAN esperado asignando pesos a cada una de las hiptesis en funcin de su probabilidad. Finalmente se har un anlisis de sensibilidad sobre el VAN esperado para poder ver los efectos del cambio de capital escriturado y de las tasas de inters. Con todo esto se podr ver el proyecto es rentable. Resultados El proyecto es claramente rentable, ya que como se ve en la tabla siguiente con los 25 VANs de las 25 hiptesis, el VAN esperado es positivo. Tambin se puede ver que el resto de indicadores son buenos, ya que el payback no es muy alto y la TIR es bastante alta. Lo nico que es ms normal es el ndice de rentabilidad, ya que 1 es el valor lmite para aceptar un proyecto.

Figura b: Tabla de resultados En lo que respecta al anlisis de sensibilidades, se puede ver que el VAN disminuye conforme aumentan las tasas de inters 1 y que aumenta conforme se aumenta el porcentaje de deuda, puesto que esta es ms barata que el capital aportado por los accionistas debido a que los acreedores son los primeros en cobrar.

THERMODINAMIC DESIGN FOR 6 COOLING CHAMBERS AND FEASIBILITY STUDY Author: Isidro Ajona Gonzlez Project director: Enrique Lpez de Coca Project coordinator: Susana Ortiz Marcos EXECUTIVE SUMMARY Introduction The main aims of this project are the thermodynamic design of six cooling chambers for grocery storage and the feasibility analysis of those same cooling chambers. This thesis is divided into two parts: the technical part, where all the facilitys machinery will be selected; and the economic part, where all the economic factors will be analysed in order to determine whether project is feasible or not. The emphasis of this work lies on the economic side. The six cooling chambers it refers to are currently being built by Herpi Logstica LLC in Torrijos industrial area (Toledo). One of the key factors that has had to be taken into account in this project are the revenues, since the sources of income for independently owned chambers are not obvious at first glance. At first, it might look more reasonable for supermarkets or hypermarkets to have these chambers themselves to store their own groceries, so that they can achieve economies of scale. However, as it will be proven in the projects results, the business is rather profitable, as big food companies such as Campofro, Nestl, Danone or supermarket chains like El Corte Ingls or DIA do normally resort to third parties in order to deal with high demand or simply because it is not worth it for them to have their own cooling chambers. This is referred to as outsourcing, and it is very commonly used by companies to tackle the problems described above.

Picture a represents the aggregate planning of a tyre company, which outsources some its production because it cannot be covered with its own workforce. These cooling chambers would be the ones supermarkets or hypermarkets would outsource their storing to if they had no cooling chambers or no spare capacity. Methodology As previously stated, the project is divided into two parts: the technical part, which is the thermodynamic design; and the economic part, which is the investment analysis. The thermodynamic is design is thoroughly explained in chapters one, two and three. The first chapter deals with the calculation of the heat flux the six cooling chambers will have to cool. This is done by adding all the possible heat sources that the chamber might have so as to find out the how much power the cooling system will have to refrigerate. In this case, the following sources have been considered: - Heat by conduction - Heat by infiltration - Heat caused by staff inside the chambers - Heat caused by product rotation - Other heat sources
After obtaining the total power, it is possible to calculate all the necessary data through the modified Rankine cycle and to proceed to the selection of the necessary equipment for the refrigeration process. This is dealt with in chapter four. Once the cycle has been designed, the projects initial investment and annual operating expenses will be calculated in chapter 5. Initial investment will include all previously calculated machinery, land, panels, building work, electrical work as well as fire protection. Annual operating expenses will take into account salaries, electricity bills, water cost, liability insurance, director cars renting and taxes. Both the cost of electricity and water will be used to build hypothesis for the investment analysis. The chambers revenues will be calculated in chapter six. As it was previously explained in the introduction, these will come from outsourcing from companies such as DIA or el Corte Ingls. All six cooling chambers will be rented out to these clients. Herpi will charge them both a single entry/exit fee and a daily maintenance fee. This will be modelled by taking into account daily product rotation, which will range from 0 2
to 20 % in increases of 5%. The rotated quantities will be assumed to be an order and both entry and exit fees will be applied to them. Maintenance fees will be charged according the number of produce available in all six chambers, which will be constant. Upon completion of all these calculations, it will be possible to assess the feasibility of the project by means of four economic indicators: NPV, Profitability

index, IRR and payback period 3 . The NPV will use the WACC discount rate and the CPI will be taken into account. In order to make the project as realistic as possible, several hypothesis will be formulated so as to account for the all the factors that could influence the aforementioned economic indicators. Consequently, 25 hypotheses, ranging from optimistic to conservative, will contemplate all the possible scenarios that could arise if certain data were changed. In this case, both the cost of electricity and water will build five hypotheses. In addition to that, each of those five hypotheses will include the possible rotations mentioned before (0, 5, 10, 15 and 20%). With all 25 hypotheses, an expected NPV will be computed. This will be achieved by assigning weights to each hypothesis according to the probability of its happening. Finally, the expected NPV will be subject to a sensitivity analysis so as to assess all the possible implications that an interest rate hike or a change of amount of debt employed might have on the project. Results The project is clearly feasible, since the expected NPV obtained from all 25 hypotheses is positive. It can also be observed that all other indicators yield good results because the payback period is relatively low and the IRR sufficiently high. The only indicator that gives a mediocre result is the profitability index due to the fact that 1 is the absolute minimum value to accept a project.

Picture b: Results table As far as the sensitivity analysis is concerned, it can be observed in the graphics bellow that the expected NPV decreases if there is an interest rate hike and that it increases if the percentage of debt goes up. The reason behind this increase is that the cost of debt is much less than the cost of equity because bondholders are the first to get their money back in case of a default.

The only index that doesnt change at all is the IRR, which is always compared against the risk free rate, which would increase if there were an interest rate hike, leading to the same result as with the other indicators.
