O r homes cannot maintain themselves; it is p to s to protect them "rom the 'ear and tear o" the 'eather, time and o r "amilies. For years the only time 'e 'o ld ta&e care o" o r homes 'as 'hen 'e 'ere cleaning. !hat cleaning didn(t happen ntil the mess 'as so $ad that 'e co ld not stand it any longer. %hen 'e 'ere in o r crisis cleaning mode, 'e co ldn(t ta&e the time to do the little things to &eep o r homes "rom "alling into disrepair. !he same is tr e "or the general repairs o" o r home. !he only time 'e even thin& a$o t "i)ing anything is 'hen the rain is po ring thro gh o r ceilings. *y grandmother sed to tell s a$o t a stitch in time saves nine and a penny saved is a penny earned. A little maintenance done each 'ee& 'ill save more than a penny and add val e to yo r greatest asset. In the past, the only time 'e 'o ld ever spend any money or time on o r home 'as 'hen it 'as time to move and 'e needed to sell o r home in order to $ y another one. I am not a pro"essional pl m$er, carpenter, electrician, heating and air conditioning repairman or a painter. %hat I am is a person 'ho ta&es pride in her home and ses a little common sense to see 'hat needs done. !his is not roc&et science and yes even yo can do these things. !he reason 'e have never loo&ed at maintaining o r home is $eca se 'e have $een so over'helmed 'ith # st cleaning that 'e co ldn(t even thin& or didn(t have time to loo& at these other little things that needed to $e done to &eep o r home in good shape. !he only time 'e did address an iss e 'as 'hen the toilet 'as a$o t to "all thro gh the "loor or the $athroom 'as "looding. ,ere 'e go p tting o t "ires again. I am going to teach yo to &eep these things "rom happening $y doing ro tine chec&s. >Did yo catch that+? 5o tines 'ill save the day again. %e have already loo&ed at o r home thro gh the eyes o" a 5ealtor6. 9e"ore 'e have "inished o r ,ome *aintenance Control -o rnal, 'e 'ill $e p tting on many other pro"essional hats. !here is no per"ect place to $egin. Let(s # st # mp in and get started.

<B Putting on a Plumber2$ Hat %e are going to chec& the "a cets inside yo r home "or constant drips and lea&s seeping aro nd the mo ntings. %hen 'e do the o tside s rvey o" o r home 'e 'ill loo& at those "a cets "or no' lets 'or& inside. A steady drip can drive s cra8y as 'ell as ma&e o r 'ater $ills higher than they need to $e. !hese #o$s are not hard, $ t yo 'ill need to read another one o" those instr ction man als or loo& it p online. I" yo are a"raid to tac&le this, then have yo r pl m$er(s phone n m$er handy in yo r Control -o rnal. 2o may 'ant to p t it in yo r ,ome *aintenance Control -o rnal too. %hile yo are chec&ing the sin& "a cets, also chec& the toilets to see i" they are r nning all the time and the sho'er "a cets. 9e s re to loo& nderneath the sin& "or 'ater stains or 'etness. I" yo "ind some, this co ld mean that there is a drain that is lea&ing or a 'ater connection that is not tight or a pin hole in a pipe or the sin& itsel". 5 n some 'ater in the sin& and then "eel the drain pipe, s pply lines and the $ottom o" the sin& to "ind 'here the 'ater is coming "rom. 0 t one o" those n sed "lat plastic t $s nder it to catch this 'ater. A constant lea& li&e this can ca se yo r "loor and s $ "loor to rot as 'ell as the $ottom o" the ca$inet. 1ometimes the pro$lem is very simple to "i) 'ith # st a t'ist o" a connector $y hand. It doesn(t ta&e a lot o" m scle to t rn these connections. Over time they 'ill loosen 'ith s'elling and shrin&ing d e to hot and cold 'ater. Chec&ing these seasonally 'ill avert any potential pro$lems. In "act, each time I open the ca$inet door I # st r n my hand over the drain to chec& "or 'etness. Another good thing a$o t decl ttering in these areas is that yo can see 'hen there is 'ater p ddling p. Another place that can get a lea& is the s pply lines to the toilet. !hey $ecome loose "rom sitting do'n on the toilet and $eing 'iggled 'hen 'e clean. %hen yo are doing yo r .1'ish and 1'ipe/ each morning yo can loo& "or 'ater lea&s and "eel "or drips. One time a"ter 'e remodeled, the hot and cold lines got mi)ed p and 'e 'ere "illing the toilet 'ith hot 'ater. !he tan& 'as s'eating; 'e &ne' something 'as 'rong $eca se 'ater 'as on the "loor. %e had chec&ed the s pply lines, the tan& 'here it attached to the $o'l, and to ma&e s re the toilet 'as sec rely

I" this had not $een the pro$lem o r ne)t "i) 'o ld have $een to chec& the 'a) ring that the toilet sits on. !his is another one o" those seals that &eeps 'ater "rom going 'here 'e don(t 'ant it to go. !hey can $ecome damaged 'hen the toilet is p t $ac& in position. It is $est to replace this ring each time yo remove the toilet. I" yo have replaced a "loor then yo may have to get a taller 'a) ring. Another pl m$ing pro$lem 'e can have is 'ith o r disposals. !hey can $ecome clogged 'ith "i$ro s veggies. !his is not " n especially 'hen yo are trying to "i) a holiday dinner "or <0 people. I" yo do not r n eno gh 'ater 'hile the disposal is 'or&ing then yo may "ind yo r drain all $ac&ed p. !he $est remedy is not to p t these things do'n yo r disposal; green $eans, asparag s and potato peelings. I have had to ta&e the drain all the 'ay apart in order to dig this mess o t o" the pipe 'ith a coat hanger. I didn(t have a pl m$er(s sna&e; 'hich is a marvelo s tool to have in emergencies; the cost 'ill pay "or itsel" in one pl m$ers visit on a holiday. Another thing that happens to o r disposals is they get stin&y. !his is $eca se the "ood resid e ca&es p on the sides $eca se 'e are not r nning eno gh 'ater to " lly "l sh the organic resid e do'n the drain. %e are going to need to scrape it o"" and never do that again. Once 'e get it clean, 'e can &eep it that 'ay $y sing the disposal to clean itsel". Fill the sin& 'ith hot soapy 'ater a"ter yo r n the disposal then release the 'ater as the disposal is r nning. One o" o r ,ey !om >'''.,ey!om.net? readers has a toilet $o'l $r sh # st "or her disposal and as part o" her &itchen clean p ro tine she give her disposal a s'ish to remove the resid e $e"ore it dries and hardens. Another pl m$ing pro$lem 'e have is 'ith the ca l& aro nd o r t $s, sho'ers and sin&s. !his ca l& provides a seal to &eep 'ater "rom lea&ing onto the 'ood "loor nderneath o r t $s. I" the ca l& is crac&ed or missing, it 'ill allo' this 'ater to seep into the nreacha$le places and ca se the "loor and s $ "loor to rot. !o &eep this "rom happening, 'e need to vis ally inspect this ca l& 'hen 'e are in the t $ or at least 'hen 'e are in this room 'ith o r 8ones. I" the ca l& needs to $e replaced, it is not hard to p ll o t or dig o t the old and s7 ee8e in the ne' and r $ it in 'ith yo r "inger tip. 2o have to $e genero s in order to "ill p all the crac&s. *issing gro t can also ca se the 'ater to lea& nderneath the t $.

<E 4o' here is a pro$lem that doesn(t happen o"ten $ t it 'ill ta&e an e)perienced pl m$er to "i); yo r sho'er pan 'ill get a lea& in it or yo r t $ 'ill develop a crac&. !he t $ crac& yo can s ally see easily. !he pan lea& is m ch harder to detect. 2o r "irst sign co ld $e a 'ater mar& on the ceiling o" the room $elo' the sho'er. It co ld even $e the ne)t room $eca se the 'ater can "ollo' a "loor #oist or a pipe ntil gravity ca ses it to drip. Other pl m$ing pro$lem signs co ld $e slo' drains. !hese can $e as simple as ta&ing the cover o"" the sho'er drain and removing the hair $ ild p or it co ld $e the main se'er drain "rom the ho se to the street or septic tan&. It may need to $e sna&ed o t i" yo are on a city se'er. I" yo have a septic tan&, 'hen 'as the last time yo had it p mped o t+ %e do o rs every "ive years, $ t 'e only have t'o people in o r ho sehold. %e also give o r septic tan& a dose o" $acteria t'ice a year. !his &eeps the $acteria replenished that $rea& do'n the se'age. %ith yo r septic tan& yo also have "ield drain lines coming o"" o" the tan&. I" the tan& $ecomes "illed over the years 'ith the inorganic sl dge that is not eaten $y the aero$ic activity, this sl dge 'ill $egin to "lo' into yo r "ield lines clogging them and &eeping the 'ater "rom dispersing. Another thing that can happen is these "ield lines can $ecome clogged $y tree roots. !he roots search o t the 'ater and over a period o" years 'ill clog p the drain system. I" yo are e)periencing these pro$lems yo may need a pl m$er to chec& this o t. Do not 'ait thin&ing it is going to get $etter. According to the si8e o" yo r "amily and the si8e o" yo r septic tan&, it may need to $e p mped once a year to prevent damage to septic "ield drain lines. !his ann al maintenance co ld save yo tho sands o" dollars. I" yo have a $asement, then there are a co ple o" things that can go 'rong. I" the $asement is $elo' street level, then the 'aste 'ill have to $e p mped p to the street. !hese are called sl rry p mps and i" the po'er is o"" they may not 'or& ca sing the toilet to over"lo'. Also in the $asement there is s ally a s mp p mp to drain 'ater o t. ,ave yo seen that drain hole in the $asement "loor+ 2o can chec& this to see i" it 'or&s # st $y po ring a $ c&et o" 'ater do'n the hole. %hile yo are in the $asement p ttering aro nd, chec& the 'alls to see i" 'ater is seeping in. !his is not a pl m$ing pro$lem $ t a drainage pro$lem aro nd the
