This Community Consultation event is designed to inform you of David Wilson Homes intention to build new homes at:

This event is designed to provide you with the opportunity to review our plans and to give us your ideas on how the scheme can help meet the needs of the local community. This event will also provide the opportunity to meet the team who will be happy to answer any questions that you may have.

Existing permissions and UDP


The site does not have the benefit of any existing permissions for development. The site is unallocated land in the Leeds Unitary Development Plan Review (2006) and lies within the development limit of the major settlement of Guiseley/ Yeadon/Rawdon. The site lies within the Aireborough Housing Market Characteristic Area. The site is included within the Councils Strategic Housing Land Availability Assessment 2012 (Site No. 1308) where it has been identified that the site has an overall capacity of126 dwellings. This is based on a gross site area of 4.24 hectares and does not include the vacant commercial buildings. The Councils Draft Site Allocations Plan identifies the site in the category of sites which have greatest potential to be allocated for housing. The description states that this is a brownfield site in the urban area. There are restraints on site (large ponds mn ju8and trees) but these could be mitigated against and would not prevent the site coming forward. In recent years the site has been considered for retail but ruled out as a result of its location and harm to town centre retailing in Yeadon and Guiseley.

Proposed new vehicular access into the site which has been detailed designed by I-Transport to ensure the required visibility is achieved to meet the requirements of Leeds City Council. The existing building faade is going to be retained and sensitively converted to create a small block of new apartments. The existing stone chimney will be retained and set in an attractive new area of public open space. The majority of existing mature trees are going to be retained and respected. Only the trees that will be affected by the remediation works and the new access will need to be removed.

An attractive green and ecological corridor has been created that wraps around the perimeter of the site. The green corridor allows safe pedestrian connectivity between green spaces and to existing public footpaths. Dwellings have been designed to provide natural surveillance of the new green corridors while been set back some 45m existing neighbouring dwellings so there are no overlooking issues. New dwellings to the Green Lane frontage will be designed sympathetically and to relate to the existing properties adjacent.

Benefits
The following are the social, economic and environmental benefits of the proposal: Remediation of a derelict brownfield site Provision of new public open space and an ecological corridor 12M of construction investment 60 direct jobs and 100 indirect jobs 2.2M spending power from new residents into the local economy 170K per annum in Council Tax receipts helping to sustain existing Council services 1.1M from the Governments New Homes Bonus to help fund local projects and sustain Council services Provision of an element of affordable housing for local people in housing need New market homes to deliver housing choice to enable people to move within or to an area where they are from or close to family and friends A mix of new homes to meet housing needs from first time buyers to families
